The living / dining space of this bluff residence has multiple bi-folding doors opening the entire interior space to the back yard and Puget Sound. One of these doors strategically placed creates a floating corner allowing for the interior space to flow directly into its surrounding environment. At the same time these doors allow the owner's to expand and contract their home to meet the needs of a small cozy get together or a larger family gathering.

This 1963 architect designed home needed some careful design work to make it livable for a more modern couple, without forgoing its Mid-Century aesthetic. SALA Architects designed a slat wall with strategic pockets and doors to both be wall treatment and storage. Designed by David Wagner, AIA with Marta Snow, AIA.

The owners of this stately 1903 Victorian home worked closely with Colleen Knowles Interior Design and Prestige Residential Construction to elevate each of the home’s four bathrooms. The master bathroom echoes the curve of the large bow window, with the tub positioned in the window’s arch and surrounded by tree top vistas. The laser cut mosaic shower wall is a beautiful focal point that showcases a successful merging of style and craftsmanship. The dignified furniture-like walnut double vanity features white marble countertops, strategic storage, and elegant mirror-mounted sconce lighting. Period-correct details were carried throughout the bathrooms on all three floors of the home. The jewelbox nature of the powder bath includes Brunschwig & Fils wallcovering, Phylrich Maison faucets, and a unique Calacatta Tucci polished counter and with metal console frame. The second floor guest bath includes additional period detailing, classic materials, and a soft color palate. Special Construction Note: This project required a particularly high level of care to protect the home during construction. The new bathrooms spanned three floors and all were connected by a narrow, millwork-wrapped staircase. Prestige also managed a thoughtful sequencing to allow homeowner occupancy with at least one functional bath at all times.

Set amongst a splendid display of forty-one oaks, the design for this family residence demanded an intimate knowledge and respectful acceptance of the trees as the indigenous inhabitants of the space. Crafted from this symbiotic relationship, the architecture found natural placement in the beautiful spaces between the forty-one, acknowledging their presence and pedagogy. Conceived as a series of interconnected pavilions, the home hovers slightly above the native grasslands as it settles down amongst the oaks. Broad overhanging flat plate roofs cantilever out, connecting indoor living space to the nature beyond. Large windows are strategically placed to capture views of particularly well-sculptured trees, and enhance the connection of the grove and the home to the valley surround.

Our team of Austin architects transformed a 1950s home into a mid-century modern retreat for this renovation and addition project. The retired couple who owns the house came to us seeking a design that would bring in natural light and accommodate their many hobbies while offering a modern and streamlined design. The original structure featured an awkward floor plan of choppy spaces divided by various step-downs and a central living area that felt dark and closed off from the outside. Our main goal was to bring in natural light and take advantage of the property’s fantastic backyard views of a peaceful creek. We raised interior floors to the same level, eliminating sunken rooms and step-downs to allow for a more open, free-flowing floor plan. To increase natural light, we changed the traditional hip roofline to a more modern single slope with clerestory windows that take advantage of treetop views. Additionally, we added all new windows strategically positioned to frame views of the backyard. A new open-concept kitchen and living area occupy the central home where previously underutilized rooms once sat. The kitchen features an oversized island, quartzite counters, and upper glass cabinets that mirror the clerestory windows of the room. Large sliding doors spill out to a new covered and raised deck that overlooks Shoal Creek and new backyard amenities, like a bocce ball court and paved walkways. Finally, we finished the home's exterior with durable and low-maintenance cement plank siding and a metal roof in a palette of neutral grays and whites. A bright red door creates a warm welcome to this newly renovated Austin home.

The custom made vessels and the accent tiles were the inspiration for this bathroom. These pieces were custom made by the artist, Samuel L. Hoffman, a potter, based on our specifications, color and inspiration. The detail on the front of the vessels represents the perfect wave to be out in the ocean surfing! My client wanted an ocean/sea feel for his master bathroom and blue was his color of choice. The crystals in the accent tiles, makes the perfect representation of the deep sea with a beautiful perfect dark blue to match the outside of the vessels. The rest of the materials were carefully chosen to help bring the sea feel to it - the rocks, the wood planks and the "sea salt" wall tile. Each accent tile was specifically placed to balance the bathroom. The sink wall was carefully tailored - we remove some of the white liners and inserted glass blue liners strategically to bring the blue to the wall without taking over the vessels. The shower has a trench drain and is curbless to allow for a clean smooth shower floor. Bathroom has all the contemporary amenities my client was looking for! Set in a wildflower-filled mountain meadow, this Tuscan-inspired home is given a few design twists, incorporating the local mountain home flavor with modern design elements. The plan of the home is roughly 4500 square feet, and settled on the site in a single level. A series of ‘pods’ break the home into separate zones of use, as well as creating interesting exterior spaces. Clean, contemporary lines work seamlessly with the heavy timbers throughout the interior spaces. An open concept plan for the great room, kitchen, and dining acts as the focus, and all other spaces radiate off that point. Bedrooms are designed to be cozy, with lots of storage with cubbies and built-ins. Natural lighting has been strategically designed to allow diffused light to filter into circulation spaces. Exterior materials of historic planking, stone, slate roofing and stucco, along with accents of copper add a rich texture to the home. Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Inspired by the Louisiana architecture of A. Hays Town, this client set out to replicate a Louisiana courtyard in the midst of this creekside estate. A pool was the centerpiece of the design, and it was anchored by an antique brick clad spa. The spa, strategically placed on the home's main axis, was specifically purposed to replicate a courtyard fountain. The vegetation includes a mixture of trimmed boxwood hedges, ferns, and azaleas, as well as a variety of other broad leafed plants. The potted plants add seasonal interest and year-round decor. This project also features the best in outdoor living. A copper screened cabana house includes an outdoor kitchen, fireplace, and temperature controls for year round comfort. There is an outdoor firepit and seating area, sheltered by a vine covered trellis.

This homeowner is a local shop keeper and interior designer in Geneva, who exudes style and a has a great eye for interiors. There was no doubt that we had to create a space that showcased her favorite decorative accents and heirlooms. A myriad of display cabinets were artfully fitted into the design which delightfully boasts her family’s keepsakes. The refrigerator, strategically hidden within the wall, is a millwork backdrop – Not standing in the way, like refrigerators are famous for. The finished product is a beautiful, modern bathroom, with a show-stopping shower! From the outside, you can see the strategically placed can lighting, floor-to-ceiling tile, and matching tiled pony walls specifically sized to fit the chrome towel warmer. Heated flooring is also a great feature to include in a luxury bathroom remodel, as it warms the room consistently at a controlled temperature – perfect for those chilly evenings when walking across tile flooring can send a chill up your spine! Just as designed, the new shower fills the entirety of the wall space that was previously occupied by the soaking tub.
