THE SETUP Client Background: Our clients, a couple who have transitioned into the empty nest phase, have cherished their home for over three decades without undergoing any significant renovations. With a newfound desire to adapt their living space to better suit their current lifestyle, they’ve embarked on a journey to reimagine their kitchen — the heart of their home. Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. This approach aims to foster a sense of warmth and tranquility throughout. Design Objectives: Harmonize the kitchen with the family room by adopting a soothing, neutral color scheme, ensuring a seamless flow across the first floor. Enhance kitchen functionality with thoughtfully designed cabinetry, providing a designated place for every item and maximizing storage efficiency. Cultivate an inviting and comfortable atmosphere that reflects the homeowners’ desire for a calm and relaxing space. Design Challenges: The homeowners wish to retain the existing kitchen tile flooring and integrate it into a refreshed, modern design. Accommodating a dining area spacious enough for family visits without compromising the kitchen’s open feel or functional layout. Despite liking the current placement of plumbing and appliances, the homeowners aspire for a more open floor plan to facilitate better movement and interaction. The need to amplify natural light in the kitchen, especially around the sink area, where existing lighting is insufficient. Preserving the half-wall between the kitchen and family room, a feature the homeowners want to keep, while ensuring it complements the new design. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors. The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements. The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. Hosting a wedding shower and a birthday party, they have shared their renewed space with friends and family, who have been equally enamored. This remodel has not only met their functional and aesthetic desires but has also enriched their home with a fresh sense of serenity and joy. The upstairs part of the home is shaping up nicely. Here’s their newly remodeled primary bathroom.

The custom made vessels and the accent tiles were the inspiration for this bathroom. These pieces were custom made by the artist, Samuel L. Hoffman, a potter, based on our specifications, color and inspiration. The detail on the front of the vessels represents the perfect wave to be out in the ocean surfing! My client wanted an ocean/sea feel for his master bathroom and blue was his color of choice. The crystals in the accent tiles, makes the perfect representation of the deep sea with a beautiful perfect dark blue to match the outside of the vessels. The rest of the materials were carefully chosen to help bring the sea feel to it - the rocks, the wood planks and the "sea salt" wall tile. Each accent tile was specifically placed to balance the bathroom. The sink wall was carefully tailored - we remove some of the white liners and inserted glass blue liners strategically to bring the blue to the wall without taking over the vessels. The shower has a trench drain and is curbless to allow for a clean smooth shower floor. Bathroom has all the contemporary amenities my client was looking for! Inspiration for a large transitional l-shaped medium tone wood floor eat-in kitchen remodel in Detroit with a single-bowl sink, white cabinets, white backsplash, stainless steel appliances, an island, beaded inset cabinets, granite countertops and subway tile backsplash

Inspired by the Louisiana architecture of A. Hays Town, this client set out to replicate a Louisiana courtyard in the midst of this creekside estate. A pool was the centerpiece of the design, and it was anchored by an antique brick clad spa. The spa, strategically placed on the home's main axis, was specifically purposed to replicate a courtyard fountain. The vegetation includes a mixture of trimmed boxwood hedges, ferns, and azaleas, as well as a variety of other broad leafed plants. The potted plants add seasonal interest and year-round decor. This project also features the best in outdoor living. A copper screened cabana house includes an outdoor kitchen, fireplace, and temperature controls for year round comfort. There is an outdoor firepit and seating area, sheltered by a vine covered trellis.

The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Offering 5200 sq. ft., this beautiful residence was thoughtfully laid out for privacy and comfort. The spacious and functional single level floorplan includes four bedroom suites and a fifth full bath that are strategically located in separate wings of the home.

Inspiration for a large farmhouse white two-story brick exterior home remodel in Nashville with a shingle roof

Originally built in 1859 by Justice William J. Robertson and listed on the National Register of Historic Places in 1999, this home has elements of both the Italianate and Gothic Revival styles which were taken into consideration during the design process. The project consisted of three main components: a basement renovation, a new screened in porch and a new two car garage. For the basement renovation we removed the original brick floor which was causing moisture issues and replaced them with an insulated, colored concrete slab. The end result: a previously unusable space was transformed into a family room with a complete guest suite and an exercise room. In the guest bedroom, low ceilings due to existing duct work were strategically wrapped with stained pine tongue and groove creating a cozy sleeping nook. In the bathroom, subway tiles and lightly stained wood are the background to a livelier tile accent in the shower and around the vanity. The family room features floor to ceiling millwork piece that has several storage cubbies; some with doors to conceal and others open for display. The screened porch is located at the back of the house overlooking a new stone patio at the lower level yard. The new porch takes cues from the existing sun room by matching materials, colors, and proportion. The new porch off the living room allows the clients to sit and relax while staying close to their children when inside or playing in the yard. The garage was built using the same material palette and style of the house but set back so as to not to detract from the main house. With large sliding barn doors on the back, it opens up to a manicured lawn allowing the garage to double as a pavilion for outdoor entertaining and yard parties. Lisa Konz Photography This was such a fun project working with these clients who wanted to take an old school, traditional lake house and update it. We moved the kitchen from the previous location to the breakfast area to create a more open space floor plan. We also added ship lap strategically to some feature walls and columns. The color palette we went with was navy, black, tan and cream. The decorative and central feature of the kitchen tile and family room rug really drove the direction of this project. With plenty of light once we moved the kitchen and white walls, we were able to go with dramatic black cabinets. The solid brass pulls added a little drama, but the light reclaimed open shelves and cross detail on the island kept it from getting too fussy and clean white Quartz countertops keep the kitchen from feeling too dark. There previously wasn't a fireplace so added one for cozy winter lake days with a herringbone tile surround and reclaimed beam mantle. To ensure this family friendly lake house can withstand the traffic, we added sunbrella slipcovers to all the upholstery in the family room. The back screened porch overlooks the lake and dock and is ready for an abundance of extended family and friends to enjoy this beautiful updated and classic lake home.

Rounding out this plans key features is the attached garage, which has its own separate staircase connecting it to the lower level as well as the bonus room above.

This beautiful brick walkway leads visitors through the property. Outdoor Lighting Perspectives installed path lights strategically throughout the space to provide friends and family with sure footing as they explore the property.

This lower level space started off as a storage space for inherited household furniture and miscellaneous infrequently used items. Pierre Jean-Baptiste Interiors reimagined the space as it now exists using some of our clients few requirements including a stage for the family comedians at the rear of the lower level, a movie screening area, a serving table for frequent soiree’s, and cozy resilient furnishings. We infused style into this lower level changing the paint colors, adding new carpet to absorb sound and provide style. We also were sure to include color in the space strategically. Inspiration for an eclectic living room remodel in Singapore

The light filled space has large windows and four doors, but works well in the strategically configured floor plan. Generous wall trim, exquisite light fixtures and modern stools create a warm ambiance. In the words of the homeowner, “it is beyond our dreams”.

The Jarvie Project started out as a pool and spa remodel and turned into an entire backyard redesign. A baja step and water scupper features were added to the pool as well as beautiful waterline tile. The spa was rebuilt and raised and covered with gorgeous glass tile. Travertine paver patios throughout the entire backyard. Incredible fireplace underneath the pergola. The pergola alone is a work of art with Cantera Stone columns. The landscape was redesigned with artificial grass and desert plants and cactus and lush trees strategically placed around the backyard. There is also an amazing low voltage lighting system that lights up the entire backyard in the evening. And last but not least the amazing new BBQ island made with Saltillo tile.
