Hours of construction and design building led the Gappsi group to create a Thursday Goliath 16x37 fiberglass swimming pool with a 3/8 bluestone gravel base that was installed for the under layer of the pool shell for stabilization. Once the pool was adjusted and numerous factors were considered, the pool was then lifted and dropped in place. After installation, Gappsi associates placed solar tubes around the perimeter of the pool to increase support for the concrete slab of the patio base. This fiberglass swimming pool was installed by Gappsi in Lawrence NY 11559, located on the south shore of Nassau County Long Island. Due to the areas high water table the pool needed to be elevated, and many yards of fill were delivered to raise the grade of the property. We faced many challenges installing this fiberglass pool because of its size and weight. The delivery was the main obstacle because due to the size of this pool, 16x37, it was very costly to cross bridges and drive on highways. Due to the size of this magnificent pool we needed 2 police car escorts to the job site. The patio pavers used for this job were the Melfi Limestone. This unique stone is an earthy, multi-toned masterpiece; shades of beige, green, brown. and gray bring natural tones to the design. The stones are strategically placed in a Vincenza pattern along with a 2 inch thick random coping for the pool edge. The Melfi Limestone, and many other stones, are exclusively available at Gappsi. The stones are a beautiful contrast to the sapphire blue liner inside the pool. Plus assorted flowers and trees bring in pops of color and interest to the backyard area. To enhance the aesthetic of the Thursday Goliath fiberglass swimming pool a safety auto cover was installed. The sleek blue auto cover allows customers to easily protect the pool by simply turning a key. The Goliath, 16x37 is 3.8” to 6’8”deep which makes this fiberglass pool a non-diving pool, however, the pool can be used for a plethora of reasons. It's Olympic inspired shape is perfect for a morning workout swim, play water activities/sports with the kids, and allows family and friends to lounge on the extended benches and steps that are molded in the pool shell by the manufacture. Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.

This pool’s Moonlight Grey Pebble Tec exposed aggregate interior is framed beautifully by the natural stone coping and the slate texture architectural stamped concrete deck. After dark the array of LED garden lights and the custom stone fire feature, strategically placed between the outdoor living room and spa, add the final dramatic touch.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

The French Villa showcases old-world architecture set against the Arizona landscape. The front exterior features custom masonry with stone and brick detailing, navy shutter windows, and blue painted accents that highlight its European charm. A dramatic roofline with roof tiles, wood corbels, and overhang eaves enhances the rustic elegance. Brick & masonry elements are complemented by curated hedges, flower beds, grass, and trimmed topiary accents, all bordered by a low garden wall. Iron lantern sconces and strategic uplighting illuminate the exteriors, completing the refined, timeless look.

Inspiration for a country white exterior home remodel in Cincinnati

Located at the heart of South Seas Resort on Captiva Island, this beautiful Bali inspired island residence blends lush tropical plantings with contemporary architecture and hardscape elements to create an opulent island paradise. The entry is framed with tropical Florida palms and bamboo and opens up to reveal a circular drive with a stunning specimen palm courtyard featuring multi-stem foxtails, winin palms, thrinax palms and specimen old-man palm. A serene rectilinear reflecting pool flanks both sides of the slate walk and connects the drive to the front entry. Decorative modern planters with specimen palms frame and compliment the architectural character and design of this Bali inspired residence. A breezeway at the ground level of the residence connects the front entry to the clean, modern, resort-like pool and spa at the Gulf side of the residence. Coconut palms rise from strategically placed pool deck planters offer light shade and a tropical view from the main living level above. Outdoor living is fully realized with many seating areas on the expansive pool deck and patios above, outdoor kitchen, pool and spa and island themed furniture. The landscape at the Gulf side of the property was designed to complement the creative design of the pool with low colorful bougainvillea and plumbago plantings between the pool and open lawn. A beach path through the manicured seagrape hedge connects the pool and lawn to the expansive beach beyond in just a few short steps.

All windows were re-positioned strategically to take full advantage of the view, for example, the living room new windows were positioned to take full advantage of the beautiful views of the property. The linear layout of the new windows in the living room was designed to frame and echo the panoramic view of the beautiful pond, farm fields, tree lines and the Adirondack mountains seen beyond As part of architectural and interiors design, here Mitra paid careful attention to use green building products as much as possible, which was done by selecting and using environmentally friendly and low VOC emission products, as well as sing salvaged products where possible, and using as much local products as possible. Aside from using green building products as much as possible, another very important goal of this project was to dramatically improve and maximize the energy efficiency of this home. To meet the specific and mechanical needs, a team of independent expert energy efficient consultants was assembled at the early phase of the design, so that energy solutions were studied and evaluated to the fullest. After extensive energy audits and study of the existing conditions and after extensive evaluation and brainstorming between all parties, Mitra compiled all the information and findings and incorporated them in her design solutions. In short, during construction, extensive energy upgrading measures were achieved by constructing a tight insulating envelope on the interior sides of all exterior walls and roofs, installing the most efficient heating and cooling system along with the introduction of a geothermal system installation. All windows and doors were replaced by state of the art and modern design energy efficient product available in the market which also visually modernized the design and maximized the beautiful westerly view of the landscape outside. To further address the energy efficiency of this project Mitra designed a concrete and steel and concrete fireplace box for it so that it can act as a chase for the mechanical needs of this new super energy efficient fireplace unit. - Photo credit: Susan Teare

The 48" Sub-Zero refrigerator and the adjacent 24” Sub-Zero undercounter wine refrigerator offer ample storage for beverages. A farm-style white sink and the Studio Snow Cap Arabesque glossy beveled tile backsplash, paired with a grey stone accent tile behind the range, add layers of aesthetic texture. Polished quartz slabs provide a gleaming finish to the countertops.

Continuing with the contemporary art theme seen throughout the home, this luxe master bathroom remodel was the second phase in a full condo remodel in NW Portland. Features such as colorful wallpaper, wall-mounted washlet toilet and sink faucet, floating vanity with strip lighting underneath, marble-look quartz counters, and large-format porcelain tile all make this small space feel much larger. For a touch of flair and function, the bathroom features a fun, hot pink sink faucet, strategically placed art niche, and custom cabinetry for optimal storage. It was also important to our client to create a home where she could have accessibility while aging. We added features like a curb-less shower, shower seat, grab bars, and ample lighting so the space will continue to meet her needs for many years to come.

Our clients can entertain guests and family members in this modern space by getting behind the beautiful two-level full bar with shaker style front panels and create any drink recipe - both new and the old favorites - secretly. Guests can climb into the comfortable leather bar-stool-style chairs at the bar's 42" height and clearly see the stone accent wall with mounted cabinets and open thick-glass shelving but not the drinks being prepared by the host. They can relax and lean on the glossy white and gray quartz counter top while casually enjoying the present company.
