Traditional in design but there is nothing traditional about this office. Tons of natural light pours in from the windows and complements that gorgeous hardwood storage and brings out the little pops of color strategically placed on the shelves. The client came with the huge antique desk that had been passed down form generation to generation and we just had to use it! A great starting point of course but the room needed a little bit of umpiring up with a colorful rug and the divided mirror to make the room feel larger. Who doesn't love the rich colors of the molding too?!

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. A master bedroom design for a lovely home in Toronto Beaches. I wanted to make our client feel relaxed with soft tones in the bedding, walls, and the overall decor. We used two decorative mirror styles and placed them strategically to create a focal point on the headboard wall. What's great about the mirrors is they are beautiful and a cost-effective. The winding walkway (complete with stone stairways) from the house down to the lake is decorated with large boulders and perennial plants for both beauty and erosion control. Showcased in this project is a “Lakeside Landscape” created for a homeowner who purchased an old vacant lot on the banks of Lake Erie on the near west side of Cleveland. The lot was attractive given its location and potential for lakeside access, yet it presented some major challenges. First and foremost, the lay of the land was unfavorable, dropping 50 feet from the front of the house to the lake in just 175 linear feet. Erosion wasn’t the only concern in this case, as the space also needed to be functional. The result was over 1300 tons of locally-mined sandstone top rock and a strategic placement of each boulder to create a winding grass path to the lake and tiered entertaining spaces. One such space serves as a natural bluestone patio for unparalleled views of the lake, complimented by a decorative fountain sculpted by a local artist. The lower space is used as a secluded fire pit carved into the hillside with a bench overlooking the western horizon to catch the spectacular Lake Erie sunsets. The addition of 34 natural sandstone steps from the top patio to a reinforced concrete break wall meanders through a landscape with over 625 flowering trees, shrubs and perennials. Below the surface is a series of drains, tile, low-voltage lighting, and irrigation, all designed to maximize every square foot of usable space. What began as a cliff ended as a unique lakeside living space used for recreation, entertaining, and more importantly, as a retreat for family and friends alike.

Prominent in the center of the space is an abstract painting acquired by the client. It is bright and full of color. Up close, the painting has a two dimensional medium. The accessories are strategic and emphasize the black and orange hues. A more modern buffet anchors the painting. The contrast of the white lacquer offsets the rich walnut dining table. As a rental unit, this apartment came with peachy yellow walls and tan carpeting. We started this project with a fresh coat of paint throughout, giving the space a more modern color palette. Next up was to define the different spaces (dining, living, and work areas) within a large open floorplan. We achieved this through the use of rugs and strategic furniture placements to keep the different spaces open but separate.

These particular clients are from San Francisco and hired us to decorate their second home in Mission Beach. The goal of this project was to decorate in such a way that accommodated the family for their uses, and also renters while they are away. Window treatments, decor, bedding and furniture were strategically procured with both users in mind. Enjoy the pictures!

A leaky tub and some cracked tiles convinced our returning clients that an update to their primary suite was long overdue. The old bathroom’s traditional travertine tiles, stained wood cabinets, and bulky tub deck made the space feel heavy and dated. Our goal was to create a sophisticated, light, and serene space that was more aligned with their evolving style. Replacing the sizeable tub deck with a freestanding bathtub opened up the room and allowed us to expand the walk-in shower. A slim niche was strategically tucked into the corner ensuring products are within easy reach. Separate his and hers vanities provide ample storage with an abundance of drawers.. The dramatic veining in the marble-look porcelain provides the perfect backdrop for the minimalist tub and modern plumbing fixtures while the natural marble in the shower plays off the warm golds and grays. With thoughtful design choices and striking finishes, we transformed a dark and drab bathroom into a refined and refreshing retreat.

A kitchen traditional for today. This beautiful, bright kitchen is nestled within a colonial style home located in Manchester, NH. Created to blend the traditional style of the home with the contemporary entertaining style of the home’s newest owners, transforming the kitchen into a functional cooking and entertaining space did not come without a few challenges. The dated kitchen lacked counter, storage and pantry space. As with many older homes, there were sloping floors, chimney chases, and a lack of wall space. Rising to the challenge, I created three unique designs, each one designed to manage these challenges while offering the homeowners their choice of WOW factors. Indeed, the final design includes plenty of necessary counter space, amazing deep drawer storage, and wonderful pantry space. To make cooking easier and far more efficient, I accessorized with complements of oil pullouts, tray dividers, dual waste pull outs, and utensil dividers. The layout is also perfect for two cooking at the same time, and the additional counter seating makes this island the hot spot for all gatherings. To keep the “HOT” out of the hotspot however, guests remain comfortable with the pop up down draft installed alongside the 6 burner range efficiently drawing in that heat. Additionally, the raised bar behind the range top not only covers the down draft when in its raised position, but shields guests from any cooking splatter. 
AND, it’s the perfect bar height for leaning on or standing around those trays of yummy appetizers set upon it during a party! The final transformation of space into the perfect entertaining spot is the bar. The kitchen is open to the dining room so placing a small bar between the two spaces creates an easy bridge for guests to grab a drink without crossing the entire kitchen to the fridge. Lighting from the bar’s mullion wall cabinet softly cascades into the kitchen/seating area, illuminating the homeowner’s fine crystal wine and champagne glasses as it reflects the warmth and style of the new kitchen. Next to the bar is the creative addition of an oversized but streamlined chalk board where the signature drink of the night can be whimsically showcased restaurant style. Or, if they choose, guests may leave a note… White painted cabinets wrap around the perimeter of the kitchen while grey glazed cabinets ground the island. A traditional raised panel door and drawer style suit the home perfectly. Both are topped with polished black pearl granite countertops. The stainless steel double ovens, refrigerator, and dishwasher coordinate beautifully with the grey glazed island and rustic iron cabinet hardware. Large windows on two walls open to scenic views and let in lots of natural light. Smokey glass pendants and recessed lighting strategically light work stations while artfully illuminating the entire kitchen. Day and night, this now organized, streamlined kitchen embraces the home with a sense of light and warmth; an inviting space perfect for cooking or enjoying time with friends and family.
