Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities. The project consists of three primary additions, one a workshop and garage, the second a basement expansion that juts out over the lake, and a third, which expands the existing living areas with a wall of glass. This third addition, originally not part of the project, was a recommendation by Architecture Office well received by the client because of how it transformed the existing living areas. The existing architecture consists of a historic neo-classical house with a less purist addition that attempts to mimic the original. We took the approach of contrasting the existing to avoid having two additions lacking the craft and integrity of the original. This contrast is a welcoming change to previously dark interiors. The concept opens up opportunities for capturing lake views, creating modern living areas that flow from one to the next. The rear garage and second floor workshop compliment the owners entrepreneurial spirit, a person who enjoys the act of a making. The form is simple but clearly delineates itself form the brick construction with black metal siding and a glass walkway connecting the two. The structure draws from old factory buildings that gather daylight from above, synthesized through a milky polycarbonate portion of roof. The basement addition expands on an existing subterranean space used for storage and utilities. This room is converted into a living space with sleeping quarters, wet bar, and restroom facilities. This living room is a mini oasis from the rest of the house with views secluded to the water and sky. The openness of the balcony expand the view in all directions, with the sun blocked under a cantilevered shade cover.

We approached this new build as a seamless, full-service collaboration between architecture and interiors. Every decision—structural, spatial, and aesthetic—was shaped with intention, not to mention collaboration, since our contractor was also our client. Our contractor said, “make the rooflines simple and direct the water away.” His wife said, “I like color.” Check, and check. The bold exterior lines of the home both contrast with and recede into the woods around it, and the interiors are layered with cheerful hues, custom details, and playful patterns. Each room carries its own moment of cheer, while the overall palette ties together into a cohesive, uplifting whole, not unlike its namesake rainbow.

From this central orientation point, one begins to perceive the magic and mystery yet to be revealed in the undulating spatial volumes, spiraling out in several directions. Ahead is the kitchen and breakfast room, to the right are the Children's Bedroom Wing and the 'ocotillo stairs' to Master Bedroom upstairs. Venture left down the gentle ramp that follows along the gurgling water stream and meander past the bar and billiards, or on towards the main living room. The entire ceiling areas are a brilliant series of overlapping smoothly curved plaster and steel framed layers, separated by translucent poly-carbonate panels. Our clients came to us with a house that did not inspire them but which they knew had the potential to give them everything that they dreamed of. They trusted in our approach and process and over the course of the year we designed and gut renovated the first floor of their home to address the seen items and unseen structural needs including: a new custom kitchen with walk-in pantry and functional island, new living room space and full master bathroom with large custom shower, updated living room and dining, re-facing and redesign of their fireplace and stairs to the second floor, new wide-plank white oaks floors throughout, interior painting, new trim and mouldings throughout.

Saturday July 18, 10:00 to 11:30am | Dedham Lowder Brook by Keith LeBlanc and John Haven of Keith LeBlanc Landscape Architecture A series of structured gardens and terraces were designed in conjunction with a new Greek Revival home set on twelve acres within a residential neighborhood in suburban Boston. The unusual scale of the property conveys the feel of secluded New England woodland, highlighting the dramatic beauty of the existing mature trees, which were carefully cultivated and catalogued by a previous owner with ties to the Arnold Arboretum. The gardens provide spaces both grand, as in the front approach, and intimate, as the walled rear garden, and mediate between the architecture and the woodland setting. Pathways surrounded by rhododendrons and viburnums lead visitors to a hedged pool garden and orchard meadow. The result of this close collaboration among owner, architect, and landscape architect is a subtly crafted landscape at harmony with its formal and naturalistic cues. Our client wanted a multi-functional space that would allow for different entertaining situations. Faced with tricky access and stringent building requirements, the design team needed to create a plan that followed the rules and delighted the client. We approached this project by designing multiple outdoor “rooms.” Custom-built structures were combined with beautiful plantings, which softened the clean architectural lines and added visual separation. An Ipe-clad outdoor kitchen with grill, refrigerator, and wine cooler was built on site, as was the impressive custom dining table with concrete top. The smaller lounging area provides a more intimate place to gather, and the raised Ipe deck includes more lounge space, a fire pit, and city views. The rooftop golf green adds a playful and unexpected element. This special outdoor space is sure to be a favorite for the homeowner, and an unforgettable social spot for guests.

Our clients Bill and Tammy approached us to construct a bonus room above the garage for their exercise equipment with an additional bedroom and bathroom for guests. This project has a few unique challenges including installing a 2 hour fire rated wall so that their home can be considered two separate structures for the Philomath fire marshal (so we don’t need to install a residential sprinkler system). We are also keeping their existing home operational during construction including their furnace and electrical panel which are directly underneath the new addition!

Located in the Houston Heights, the Waverly Residence is a modern home on an established street of two story homes boasting front porch typologies. The family’s desire for privacy resulted in a porch that rotates to internalize most of its function while still addressing the street. For this active family, yard activity and it’s visibility from within the home emerged as a priority for approaching the building’s relationship to the lot. Justifying the building mass to the Northern half of the site reinforces the scale of the design to the surrounding buildings and creates a large southern yard dedicated to play and brisket (is a Texas house a house without a barbeque?). The ground floor is clad in metal panel and a wood rainscreen that peels away from the structure to become both a fence and an entry threshold, blending the registration between the yard's privacy enclosure and the building skin. Variable width fiber-cement siding clads the second floor as a nod to the neighborhood vernacular. The pool and outdoor kitchen sit at the center of the yard, forming an island that divides the open play from private vehicular access at the alley. Shifted volumes delineate private space from the open public areas. The second floor extends over the public entryway to create a covered procession with cascading steps into the southern yard that traverses the length of the living spaces. The public program expands beyond the building enclosure to encompass the yard and living spaces. A horizontal shift in the ground floor volume produces both a private courtyard away from the lively public spaces and exterior delineation between private vehicular access and public entry. Within the open, ground floor plan, a change in elevation indicates the boundary between private and public space. Custom millwork provides ample storage for the young family. Playful patterns of enclosed storage with contrasting display boxes creates a cohesive millwork language throughout the home.

The design strategy is straightforward: a gabled roof covers a central “spine” corridor that terminates with cathedral ceilinged spaces at both ends. The relocated approach and entry deposit visitors into the front hall with its curvilinear, cantilevered stair.
