A handy, empty-nester couple, nearing retirement, sold their mansion, and purchased a fixer-upper on a sunlit hillside that features the spectacular ocean view of the Channel Islands. ENRarchitects was hired to assist with making minor enhancements to the plan, integrating the lower level parking court, and adding a patio deck. The owner, a retiring engineer, took on the responsibilities of general contracting during construction.
Our collaboration included opening the kitchen to the Living-Dining space, so all can enjoy the ocean view. A balcony was added to second floor Master Study, with a new laundry room below it. Both bathrooms were modestly enlarged to provide more spacious showers. Lastly, the Entry Foyer was opened to ceiling height into the Living Room.
In California, ocean views inherently include relentless west sunshine, and formidable interior heat gain. Multiple design studies explored various means to incorporate shading and solar screening measures to permit the view, and to reduce heat gain. Additional studies featured more substantial proposed additions, including a lower level guest suite, and a detached office.
A key feature, is the addition of a raised, covered entry porch, where passengers and goods can be offloaded, prior to parking on the lower level. The new porch also provides a secondary transition around the structure to the ocean view, split-level patio.
A 2nd phase included the suggestion of rebuilding the lower covered parking to include a roof deck, rooftop guest suite, and solar electricity, which was successfully completed. The property is now mildly reminiscent of the Sea Ranch community.
With the blessing of year-round comfortable weather, and ever-changing, dynamic views, the successfully remodeled home takes full advantage for a new generation of colorful living. (photo by owner)

A light gray kitchen island and subway tile backsplash paired with the bright white countertops and cabinets gave the space a refreshing contemporary look. Darker gray contrasts with the lighter color palette through the stainless steel appliances and unique pendant lights.
To the corner of the kitchen, you'll find a discreet built-in study. Fully equipped for those who work from home or for the children to finish school projects. This small office-kitchen space duo is perfect for bringing the whole family together, for meals and throughout the day.

This 2-story home with inviting front porch and 9’ ceilings includes a 3-car garage gains entry to the laundry room that includes built-in lockers. Stylish hardwood flooring flows from the foyer to the breakfast area, kitchen, and family room. The kitchen, with stainless steel appliances and quartz countertops with tile backsplash, opens to the sunny breakfast area with access to the screened-in porch. Adjacent to the breakfast area is the vaulted family room, warmed by a gas fireplace featuring stone surround and stylish shiplap detail above the mantel. The spacious owner’s suite on the first floor includes a private bathroom with double bowl vanity, tile shower, and an expansive closet. To the front of the home sits the private study and formal dining room with ceiling trim detail. The 2nd floor boasts the secondary bedrooms, 1 full bathroom, and a versatile loft.

This project was for a family who needed more interior living space and wanted to improve their kitchen but didn't want to lose their entire rear yard. The ultimate design for their home was to add an addition to the rear of the house that would serve as their new custom kitchen space. In doing so, we were able to dramatically increase the family room size by expanding into the dining room space and moving the dining room to the old kitchen location. The wall between the old kitchen and dining room was also removed allowing for a more open feel and a better transfer of light between rooms. This interior layout change resulted in improved functionality and flow through the house while preserving as much of the rear year yard and patio area as possible.
The new kitchen design includes a feature island in walnut and a highly custom backsplash with an inlay at the range. If you study the images closely, you will see that the feature glass door cabinet has a walnut interior to compliment the island. Add to this an efficient cabinet layout, quartz countertops, and ample lighting and you have a space that this family is proud to call home!

Situated on the west slope of Mt. Baker Ridge, this remodel takes a contemporary view on traditional elements to maximize space, lightness and spectacular views of downtown Seattle and Puget Sound. We were approached by Vertical Construction Group to help a client bring their 1906 craftsman into the 21st century. The original home had many redeeming qualities that were unfortunately compromised by an early 2000’s renovation. This left the new homeowners with awkward and unusable spaces. After studying numerous space plans and roofline modifications, we were able to create quality interior and exterior spaces that reflected our client’s needs and design sensibilities. The resulting master suite, living space, roof deck(s) and re-invented kitchen are great examples of a successful collaboration between homeowner and design and build teams.

This luxurious contemporary home was completely renovated and updated in 2014 boosts spectacular panoramic views views of San Francisco skyline and the Bay.
The home’s top level features a stunning master suite, state of the art bathroom with soaking tub and an immense shower, study, viewing decks, along with an additional en suite.
The main level offers a gourmet kitchen featuring top of the line appliances with bay windows to showcase the views of Angel Island, Alcatraz and San Francisco. Additionally the main level includes a formal dining room, spacious living room with fire place, full bar and family room, 1 en suite, powder room and 2 large decks to enjoy breathtaking views.

A diamond in the rough was polished to a new brilliance in this remodel. Moving the kitchen to be front and center of everything was the key to this remodel. Carrying the motif of less is more, this remodel emphasized the qualities this Parisian-styled home had with a modern open floor plan. Working through different design studies with the client, we identified the optimum layout and created space for an additional bedroom. Fusing old world details with contemporary living, we ensured the rehabilitation pays homage to its original detailing while expressing a bold narrative, delicately balanced within the original structural framework. Careful detailing of the structural elements ensured the work could proceed without affecting the unit below. Completed in 2014, this home now offers its young family the full urban experience of stylish San Francisco living.
