This galley style San Diego kitchen is located in Chula Vista, California. The kitchen was designed with a modern theme. The cappuccino finish Starmark cabinets compliments the white granite countertops with a smooth waterfall edge that wraps around the kitchen. Also, the cappuccino finish, floor-to-ceiling cabinets provide abundant storage space above the counter and surrounding the refrigerator, microwave, and oven. Additionally, the blue/gray toned brick pattern backsplash behind the hood range and stove provides a beautiful accent for the floating shelves. The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!

The living room gathers several seating pieces around a reflective oval coffee table, creating an intimate arrangement within a long, carefully proportioned space. A cream sofa lines one wall, while curved pale settees give the central group a softer outline. A strongly patterned blue-gray rug unifies the furniture beneath broad ceiling drops and continuous white trim. At the far end, paired windows, gray curtains, and a flowering arrangement provide a luminous backdrop. A dark cabinet, white fireplace surround, and framed artwork add contrasting vertical elements around the room. Daylight and shaded lamps give the pale upholstery gentle definition. The layered furnishings suggest a refined traditional character, offering several comfortable places for conversation around the shared table.

Bathing was important, and adding a luxurious freestanding tub was a must. We kept the tub in the same location - saving plumbing costs. To save additional costs by NOT having to install a Roman Tub Filler mounted from the floor - I suggested we create a platform to add a standard tub filler. We used leftover wood from the vanity top to cap this off and used the wall and tile floor to wrap the post. This provides an economical way to add the plumbing fixture while also adding a subtle design element.

There was just one major problem…a single load-bearing post. The post was surrounded by cabinets and provided a very open pass-through to the kitchen from the small breakfast nook, but it all took up lots of room and made the space feel cramped and disconnected. It was time for a drastic change, so the family contacted Burgin Construction to see what could be done. After taking a look with designer, Tamara Stratton, we suggested removing the load-bearing post, adding new elements to ensure that the structure was adequately supported, opening up the kitchen to accommodate a larger island, larger workstation and even a buffet area. Brand new painted finish Dewils Cabinets with contrasting stained island cabinetry turned this ho-hum kitchen into a family space filled with natural light and love for years to come.
