Often times, the smallest of spaces prove to be the largest design challenge. Clients desire functional spaces which exude the lush, organic beauty they glimpse at spaces which tend to garner more of the press attention, which usually suggests they are greater in scale. In order for form and function to be joined in spiritual union, we can look to the context of the space in order to garner inspiration. Introducing curved containers into the garden not only minimizes the angular impact of the space and its surrounding vertical neighbors, but borrows from the ebb and flow of the river passing by to the west. The containers vary in height so as to provide an accented and unimpeded view from the inside to the outside. The lush plantings reflect some of the leafy residents of nearby Riverside Park as well as reinforcing the movement of the Hudson as the grasses sway in the breezes high above the street.

Designing a completely round home is challenging! Add to that the two tubes are merely 8' wide. We commissioned an artist to paint a beautiful wall mural inspired by the Hawaiian Islands providing color, texture, visual interest and most important... visual perspective. Rather than feel trapped by the limits of the metal walls, our homeowners a surrounded by the illusion of depth and a view beyond... thus creating a relaxing master retreat for this couple. Luxury bedding and accent pillows suggest a tropical escape, even though the room is located 20' underground.

Our client wanted an outdoor living space for her Border Collies and rescued cats. We used her existing patio and gave it a good power washing, fresh paint and we brought in Rough Sawn Redwood to create the fence and cat walks. Kitchen - craftsman kitchen idea in Houston

We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. The proposed design would optimize the house for current use while respecting the original integrity of the house. This three bedroom duplex apartment is uniquely located at the corner of Gramercy Park. The project involved the renovation of one apartment and expansion into the unit above. The one bedroom apartment upstairs was converted into a Master Suite, while the original Master Bedroom was absorbed into the living room, creating a larger entertainment space to accommodate a piano and a custom bar with a cantilevered counter. A new staircase connecting the existing apartment with the Master Suite is tucked away to maximize open social area. The dark wood floors were continued through the stair to suggest that this had always been part of the original design. Upstairs, the new Master Bedroom faces south overlooking the park with integrated millwork on either side of the fireplace. A built-in bed floats off the floor and adjacent wall. Her closet used space flanking the fireplace for built-in shoe storage, providing a functional yet colorful display when lit. Cove lighting, stretched fabric and frosted glass were employed to provide a warm glow for the spaces when not illuminated by the abundant daylight on both levels. Clean, modern lines and high ceilings mix with graceful arches, re-sawn heart pine rafters and a large masonry fireplace. Chic is a French word associated with stylishness, while Rustic means related to, or suitable for the country.Together, Rustic Chic is an interior design alchemy, the chic suggesting culture, fashion and trendiness, while the Rustic element idealizes a natural pastoral charm. This style tends to reclaim the old, and reinvent materials characterized by imperfect finishes. Rough-hewn finishes, marks, divots, scratches and imperfections are purposeful. The materials themselves often provide historical reference (either real or imagined) and are incorporated to balance hardness (think steel, iron and brick) with the softness of modern furniture and softgoods. Exposed brick walls can be a key component of this look, but wallpapers can do the job if you aren’t fortunate enough to have the real thing. Scaffold planks, exposed conduit, timber and fencing can be added to create a depth of character; and when paired with modern styled furnishings and accoutrements – this is a fresh, nostalgic minded trend that we’ll be seeing well through 2020.

Tidal Marsh Overlook Our client asked Flavin Architects to envision a modern house on a steeply sloped site overlooking the Annisquam River in Cape Ann, MA. The home’s linear layout is oriented parallel to the contours of the hillside, minimizing site disturbance. The stacked massing and galvanized steel detailing of the home recall the industrial vernacular of the Gloucester waterfront, and the dark color helps the house settle into its wooded site. To integrate the house more fully with its natural surroundings, we took our client’s suggestion to plant a tree that extends up through the second-floor deck. An exterior steel stair adjacent to the tree leads from the parking area to a second-floor deck and the home’s front door. The first-floor bedrooms enjoy the privacy provided by black painted wood screens that extend from the concrete pad to the second-floor deck. The screens also soften the view of the adjacent road, and visually connects the second-floor deck to the land. Because the view of the tidal river and wetlands is improved by a higher vantage point, the open plan kitchen, living, and dining areas look over the deck to a view of the river. The master suite is situated even higher, tucked into the rear on the third floor. There, the client enjoys private views of the steep woodland bank behind the house. A generous screen porch occupies the front of the house, facing the marsh, providing space for family gatherings and a sleeping porch to enjoy the breezes on hot summer nights.

My Client loved her existing fun colorful floor but we needed to match the colors with her current decor. We replaced the old tile with new Linoleum tile in a more soothing color palette of blue, green and yellow. I suggested that the cabinets, counter top and wall paint become a neutral palate so we can add a pop of color with out being too busy. In the background, I designed a wall cabinet to display her collection and a base cabinet with deep and wide drawers which provided more storage than the wood hutch she had.

Butterfly Milkweed / Asclepias tuberosa

The prior owners of this home had very modest windows installed in the master bathroom since the room was located on the entry side of the house. When the new owners moved in, they wanted to let more natural light into the bathroom. Privacy was still a concern so, with a more modern and Asian design aesthetic, we suggested an expanded wall of glass behind a stained wooden screen to filter light and views. The result is a dramatic space with generous daylight from both the new glass wall, as well as a skylight. The new “wet zone” of the tub and shower is separated from the dressing and vanity area by a frameless glass wall and door. An added bonus is the indoor/outdoor connection through the new screened outdoor enclosure directly adjacent to the bath’s glass wall. This area is a great plant habitat, allows for a small outdoor sculpture and, with creative landscaping, has a small creek element running at grade providing the sound of water throughout the master bath.
