This laundry room was tight and non-functional. The door opened in and was quickly replaced with a pocket door. Space was taken from the attic behind this space to create the niche for the laundry sorter and a countertop for folding. The tree wallpaper is Thibaut T35110 Russell Square in Green. The countertop is Silestone by Cosentino - Yukon Leather. The overhead light is from Shades of Light. The green geometric indoor/outdoor rug is from Loloi Rugs. White Box – Kitchen and Living spaces We were asked by our client to remove two walls in order to open the small space that measures 17’ wide by 31’ long. Two simple ideas drove the design; Light and duality of space. Guided by both we started with what we believe is critical to every project – process of discovery. The proposed design uses white and dominating color for walls, cabinets and the built in bench. Light colored wood floor will add to the light appearance of space shell. As all dividing walls were removed, perimeter walls were charged with functions; linear kitchen, bench next to dining table, and pantry closet. Avoiding upper cabinets allow the design to be open and make use of the wall as a dynamic element –otherwise a monochromatic space. The newly created functional void connects both ends of space and creates what appears to be a larger and brighter spatial experience.

We worked around the placement of a window to position a built-in bench and double vanity along one wall, while the glass shower sits opposite. To make the layout work, we carved out space from an adjacent closet—creating a more functional footprint without sacrificing flow.

Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes. Regan Baker Design was responsible for the overall schematics, design development, construction documentation, construction administration, as well as the selection and procurement of all fixtures, cabinets, equipment, furniture,and accessories. This beautiful French Provincial home is set on 10 acres, nestled perfectly in the oak trees. The original home was built in 1974 and had two large additions added; a great room in 1990 and a main floor master suite in 2001. This was my dream project: a full gut renovation of the entire 4,300 square foot home! I contracted the project myself, and we finished the interior remodel in just six months. The exterior received complete attention as well. The 1970s mottled brown brick went white to completely transform the look from dated to classic French. Inside, walls were removed and doorways widened to create an open floor plan that functions so well for everyday living as well as entertaining. The white walls and white trim make everything new, fresh and bright. It is so rewarding to see something old transformed into something new, more beautiful and more functional.

The small eat - in kitchen was designed with functionality in mind. The clients needed as much counter space as possible for cooking and prepping, as well as a dedicated spot for their many cookbooks. Soda Glass panels were used for the backsplash. The clients are able to write down recipes, weekly meal schedules and notes on the glass backsplash - making for a truly functional and personal kitchen. The addition of the kitchenette on the rooftop transformed the patio into a fully-functioning entertainment space. The retractable awning provides shade on the hottest days, or it can be opened up to party under the stars. Welcoming guests into their home is a way of life for the Novogratzes, and in turn was the primary focus of this renovation. "We like to have a lot people over on the day-to-day as well as holiday family gatherings and parties with our friends", Cortney explains. With both Robert and Cortney hailing from the South; Virginia and Georgia respectively, the couple have it in their blood to open their home those around them. "We always believe that the most important thing in your home is those you share it with", she says, "so we love to keep up our southern hospitality and are constantly welcoming guests into our home." Built in 1907 and nestled into the beating heart of San Fran’s Bernal Heights neighbourhood, this adorable abode was an unpolished gem ready to be turned into our clients’ dream home. Our mission was to gift Bonview with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be the pet-friendly, kid-friendly and entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted whites, blacks and wood tones with texture and personality. Oh, and that spunky wine fridge? Yep, that was a non-negotiable. ? “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! Our clients also enjoyed cooking and baking casually, so we created an organized, intuitive and functional kitchen and pantry that made whipping up homemade dips and snacks for their game nights a breeze.

A large, less restrictive space can sometimes be a challenge to remodel as the possibilities are truly unlimited. The goal was to create a functional and warm space that still felt open, clean and utilized the large space well. Custom glass panel cabinetry with sliding doors and a central drawer bank features ample storage and even multiple standard outlets inside. Vessel sinks sit atop the custom quartz counters that compliment the stone resin free standing bath. On the back side of the central wall is a walk in, from both sides, his and hers shower. Custom tile through out ties both sides of this large bath together. The shower features multiple niches.

This modern custom home is a beautiful blend of thoughtful design and comfortable living. No detail was left untouched during the design and build process. Taking inspiration from the Pacific Northwest, this home in the Washington D.C suburbs features a black exterior with warm natural woods. The home combines natural elements with modern architecture and features clean lines, open floor plans with a focus on functional living.

With respect to the notion of old-meets-new, the kitchen strikes a comfortable balance between materials. For the center island, Franklin repurposed original barn siding into cladding for the unit, painting it grey. The Corian counter top and stainless steel backsplash provide a cool contrast. A set of antique barstools was a fortunate find for the homeowner. Sourced from a local bar that had closed, all they needed was a little elbow grease to realize their full potential. It took days to remove years worth of nicotine stains from them, but as Franklin exclaims, "It was worth it because the old stools found a new home in an old barn!" The partial wall was designed to address a number of functional and aesthetic concerns. Dividing the workspace from the storage space, it keeps the pantry area out of view, and allows light to carry through this area of the home. Franklin also uses the wall as a means to display his growing teapot collection. "It’s funny," he confesses, "but I think they can entice people to sit down, have a cup of tea and converse (Imagine that in this world of technology!)" Adrienne DeRosa Photography
