Stripped of its original charm with sagging floors and water leaks, this 1900 row house was prime for a full renovation. While the staircase and marble fireplace are original, everything from the white oak flooring, crown, applied, and base moldings, to the archways and brass door hardware is new; yet they all feel original to the house. Other projects included removing soffits and tucking away randomly placed support beams and posts, relocating and expanding the kitchen, renovating each bathroom – and adding a new one, upgrading all the mechanical, electric and plumbing systems, removing a fireplace, and regrading the back patio for proper drainage and added greenery. This 1600+ square foot basement was a diamond in the rough. We were tasked with keeping farmhouse elements in the design plan while implementing industrial elements. The client requested the space include a gym, ample seating and viewing area for movies, a full bar , banquette seating as well as area for their gaming tables - shuffleboard, pool table and ping pong. By shifting two support columns we were able to bury one in the powder room wall and implement two in the custom design of the bar. Custom finishes are provided throughout the space to complete this entertainers dream.

2010 REGIONAL AWARD WINNER Built in 2000, this center hall colonial in Fairfax Station, Virginia had a kitchen that was neither functional nor aesthetically pleasing. First, the floor plan was poorly rationalized. The work triangle was inefficient, a large pantry took up too much floor space, and a series of railings between the kitchen and family room obstructed traffic flow. Aesthetically, the space was dated. Dutch cabinetry, floral wallpaper and a faux Victorian chandelier all cried for an update. Additionally, the homeowners wanted to incorporate high-end appliances and other amenities like a wine cooler and steam cooker. Overall, the owners were seeking to replace worn out-of-style kitchen with a substantially upgraded “open” facility that combines traditional and contemporary features configured to support multiple social and culinary needs. Working with Michael Nash Design, Build & Homes, they decided to implement a series of strategic revisions that would support their new use goals. First, they removed an obstructive bearing wall between the existing kitchen and mudroom, creating a recessed niche for a new 48” gas range with custom hood. An unused desk taken out provided a spot for the new 48” two-drawer refrigerator/freezer. A custom-designed L-shaped granite-surfaced island with bar sink, icemaker and mini-drawer refrigerator takes center stage in the space and offers seating for six. Now the chef can entertain guests while preparing the meal. From an aesthetic point of view, the interior features are nothing less than stunning. Softly painted walls, decorative ceramic tile backsplashes and granite surfaces combine with custom made cabinets to create an elegant space. Antiqued soft-opaque cabinet facings, wood panel refrigerator door inserts, glass-facing display cabinets and a custom mantle range hood are true works of craftsmanship. Fine detail is expressed with flutes and corbels. Beauty is truly in the details of this award-winning kitchen.

This custom fireplace design was client's vision that came to life and accomplished what the client desired, which was to provide a focal point in the room and add warmth to the space. The fireplace features dramatic and vibrant real fire flame and is especially enjoable because of its location in the room and because there is no glass installed around it. This custom fireplace is designed with three open sides and two linear ribbon flame fires about thirty six inches long, covered with crushed black glass to enhance flame pattern. Collection hood was installed and suspended at the top, which connected to proper-sized vent system and power vent fan to ensure proper draft. This appliance is a custom built decorative gas fireplace. The custom outdoor fireplace is rated for use with propane only and exhausts through a power vented 14” B-vent flue. The fireplace controls are designed to ensure that the exhaust fan has established an adequate draft via a pressure switch prior to initiating the pilot gas ignition sequence. This custom fireplace was approved by to the requirements contained in ANSI Z21.50-2014 “Vented Gas Fireplaces” standard. The investigation began on April 19, 2016 and concluded on April 29, 2016. The following non-destructive tests required by the applicable product standard were conducted with satisfactory results. Interlock systems Input manifold pressures Temperature Functionality The main burner tray is made of 16 gauge low carbon steel. Burners are easily removable, without the use of special tools, for repair and cleaning. The burner tray is readily accessible and designed so that one person can perform the removal and replacement unassisted. The burner is installed in a granite surround which is capable of supporting more than 300 lbs. The fireplace has an induced draft and the design is such as to prevent gas flow to the main burners and pilot burners in the event the blower providing the draft becomes inoperative. A pressure switch is used to achieve this. All controls are accessible for normal servicing and functional adjustment in position and are replaceable during normal servicing. Removal of an access panel to secure access to the control compartment is employed. Each appliance is equipped with an automatic gas ignition system which provides for ignition of main burner gas by means of proved pilot. If the presence of the pilot is not proved, automatic shut-off of pilot and main burner gas. The design of the custom fireplace is such that the flue gases from all burners are carried out of the appliance through a single flue outlet. The fireplace is equipped with a vent safety shut-off system designed to shut off main burner gas in the event the appliance venting system is blocked. The pressure switch device complies with a nationally recognized standard. The design of an electrically operated vent damper device and the control system are such that the damper is in the open position at all times that gas is flowing to the main burner. The firepalce is equipped with an automatic valve which controls both the pilot burner and the main gas.

Faced with a new construction project for this growing family of six, LiLu Interiors combined new home amenities with old world character to bring about efficient charm. The result is a fabulously functional redesign of the kitchen with adjoining mudroom and kids’ powder room that support their on-the-go lifestyle. The new master bath upstairs provides a tranquil getaway for mom and dad to unwind after a hectic day. Project designed by Minneapolis interior design studio LiLu Interiors.
