The West Town GreenStar Retrofit is a historic landmarked two-flat in Ukranian Village that was converted to an efficient, healthy, and modern single-family home, while keeping interior and exterior historic character details. Special emphasis was put on indoor air quality and indoor-outdoor connections. The design focuses on non-toxic materials, good ventilation, low energy and water use, and the biophilic health advantages of light and views of nature. The kitchen, work, and family zones have views of the sun-filled south garden, an oasis in the urban environment containing native plants and fruit trees, rain garden, vegetable garden, chicken coop, apiary, and a patio. Outdoor connection and daylighting are also optimized through the skylight on the top level which spills light down the staircase. The energy strategy began with thorough retrofit insulation and air sealing, and included high performance windows and doors, solar thermal (hot water) and solar photovoltaic (electricity production) systems which support electric vehicle (EV) charging and high-efficiency smart lighting and appliances. HVAC is supplied by a combination of radiant heat, mini-split heat pumps, and a conditioning energy recovery ventilation system (CERV).

Dog water bowl filler is convenient. The rustic/elegant kitchen (right) custom cabinets are white oak and charcoal black with a large island and an island banquette. To the left of a coffee bar, flanked by 2 sub zero built in units is a hidden cabinet door that leads to a large pantry with a dog bath, dog pot filler, and a doggie door to the outside. The traditional curved stove vent hood is accented by white oak. Two large, crystal chandeliers hang of the island. Adjacent to the kitchen is a cozy seating area in front of a large gas log set fireplace flanked by black mullion Pella life style windows. This new 7,200 SF Custom Designed (Rustic/Elegant Farmhouse Ranch) Home was built on part of the foundation of the previous home which was a split level. Our architectural strategy required a continuous first floor (10ft) and the home remained aligned with the existing circle driveway. The rustic metal roof front entrance porch (gas lanterns) leads into a massive 2 story center hall (home of a large, centered gathering table) to a large centered outdoor back yard courtyard (kitchen to the right and sports bar to the left) which centers on the new swimming pool and wide outdoor stairs of the retaining wall required for the extensive stormwater management system. That establishes the center of the home stretching over 100 ft from the front step to the back yard stairs flanked by 2 fire features highlighting the pool. The locations of other rooms listed below are to the right and left of this centered home line. Kitchen, kitchen fireplace, pantry, and guest suite are to the right. Entrance to the finished basement theater room are to the right along with a bar to support events in the center hall. To the left of the center 2 story hall are the exercise room with sauna (with glass garage type door to the front porch), sport bar with theater and see through fireplace, game room, mudroom, laundry, 4 car conditioned garage, and pool changing rooms. From the centered 2 story hall to the right is the glass stairwell and curved stairs made of white oak and wrought iron. These beautiful stairs lead to the library balcony overlooking the massive center hall and large gathering dining table. From the right of the balcony are the primary suite with a private 2nd floor porch and a bedroom suite. From the left of the balcony are 2 more suites with a laundry room, kitchenette, and a large EZ Breeze, closed in porch that overlooks the pool and provides coverage over the pool patio next to the see through fireplace in the sports bar theater room. The exterior is James Hardie fibercement and limestone veneer. Fascia and frieze boards are capped with heavy roof metal materials. The front porch roof is standing metal seam and columns and ceiling are rustic, reclaimed wood.

A wine cellar that literally takes your breath away when you walk through the door. The Barrel ceiling with custom forged staves takes you inside the barrel. The Waterfall racking on both sides gives dimension to the room with a wine barrel as the focal point. The lighting valance around the room supports the lighting which illuminates that warm glow. A cork floor provides a unique look as well as protection for those bottles that may accidentally fall. The back of the custom door was completely covered by corks. This Lawrenceville, GA project included a deck resurface and underdeck ceiling system install. For the deck resurface, we used Deckorators Summit Series Decking in the color Boulder to resurface the main level deck and lower level landing. The railing was replaced with new Trex Select Aluminum Railing in black with square balusters. We also installed Trex Signature LED Post Cap Lights and re-wrapped all of the support posts using PVC. The aluminum flat panel under-deck ceiling system was custom made and installed. This installation included electrical as well.

In this remodel, we gutted out the interior log truss supports and replaced them with steel channels, giving the house a more modern look. The Pergola was added to enhance the modern feel of the exterior. It features a sleek design and a cantilever support post on the end. The outside wood storage area was made to look like it continued through the wall to the inside. The trim around the wood storage, gas fireplace, and TV mounting area was spaced out from the rock for back lighting. Then, the project was left with a natural steel finish. Keeping with the modern theme, the electronic gate system was designed to have a very simple look.

Complete Hillside Backyard Renovation, El Paso – by GoDesigns This breathtaking backyard transformation in the historic area of El Paso, Texas, is a shining example of GoDesigns’ vision, expertise, and resilience. Situated on a challenging hillside property, the original backyard installed in 2005 was plagued by critical design flaws that led to a complete failure of the outdoor space. The existing negative edge pool, improperly installed with insufficient grade, drainage, and support, caused massive water loss and structural issues. The consequences were severe — the side rock wall broke in half, the backyard destabilized, and even a portion of the house was compromised. GoDesigns was brought in to turn crisis into opportunity. During the height of COVID-19, they launched Phase 1 of a multi-phase master plan to restore and reinvent the space. The entire backyard was demolished, including the compromised pool shell. The broken negative edge section was filled in, making way for a reimagined pool design. A new, reinforced pool structure was shot, finished with 5cm tumbled travertine coping, oversized mossrock boulders, new waterline tile, and a premium PebbleTec interior. Beneath the beauty lies smart engineering: GoDesigns replaced all plumbing and regraded the property, applying subsurface remediation and compaction techniques to ensure long-term stability. A new rocksalt steel reinforced concrete deck was poured, replacing the narrow wraparound layout with a spacious, functional outdoor living area. Now, the family enjoys ample room for chaise lounges, alfresco dining, and relaxing by the existing outdoor fireplace — luxuries they never had before. GoDesigns didn’t stop there. Advanced drainage systems — including underground piping, box drains, and planter drains — were installed to protect the integrity of the hillside. These systems are integrated into leveled planters that not only beautify the space but also reinforce the structure of the pool and surrounding terrain. Phase 2 focused on upgrading the patio directly outside the main house, while Phase 3 was the final touch — a lush landscape planting plan paired with elegant outdoor lighting to enhance ambiance and curb appeal. What was once a scene of despair is now a luxurious retreat — completed in thoughtfully timed phases over four years. Thanks to GoDesigns’ master planning and unwavering commitment, this hillside haven is a true testament to transformation. The clients are now looking forward to their next chapter: the front yard.

The Fisher-Bliss House is a unique historic home overlooking Edgartown harbor. Working with Historic New England, the project was designed by Patrick Ahearn, Architects Inc. The project combined extensive renovation with careful historic preservation and restoration of original detail. The skillfully designed and integrated architectural plan supports new bathrooms, a state of the art kitchen, updated mechanical systems, and new landscaping that blends seamlessly with the architecture and character of the area and homes of this period. TBI managed the project as the Owners' Representative.
