This new 7,200 SF Custom Designed (Rustic/Elegant Farmhouse Ranch) Home was built on part of the foundation of the previous home which was a split level. Our architectural strategy required a continuous first floor (10ft) and the home remained aligned with the existing circle driveway. The rustic metal roof front entrance porch (gas lanterns) leads into a massive 2 story center hall (home of a large, centered gathering table) to a large centered outdoor back yard courtyard (kitchen to the right and sports bar to the left) which centers on the new swimming pool and wide outdoor stairs of the retaining wall required for the extensive stormwater management system. That establishes the center of the home stretching over 100 ft from the front step to the back yard stairs flanked by 2 fire features highlighting the pool. The locations of other rooms listed below are to the right and left of this centered home line. Kitchen, kitchen fireplace, pantry, and guest suite are to the right. Entrance to the finished basement theater room are to the right along with a bar to support events in the center hall. To the left of the center 2 story hall are the exercise room with sauna (with glass garage type door to the front porch), sport bar with theater and see through fireplace, game room, mudroom, laundry, 4 car conditioned garage, and pool changing rooms. From the centered 2 story hall to the right is the glass stairwell and curved stairs made of white oak and wrought iron. These beautiful stairs lead to the library balcony overlooking the massive center hall and large gathering dining table. From the right of the balcony are the primary suite with a private 2nd floor porch and a bedroom suite. From the left of the balcony are 2 more suites with a laundry room, kitchenette, and a large EZ Breeze, closed in porch that overlooks the pool and provides coverage over the pool patio next to the see through fireplace in the sports bar theater room.
The exterior is James Hardie fibercement and limestone veneer. Fascia and frieze boards are capped with heavy roof metal materials. The front porch roof is standing metal seam and columns and ceiling are rustic, reclaimed wood.
Power Luxury Residence GroupThis 4,000 sf interior buildout project includes demolition of two units to create one spacious residence with 4 bedrooms, 3 bathrooms, new kitchen, dining and living space. Once demolition was complete, the team was tasked with creating a new master bath in a space that was previously the kitchen. Through collaboration and careful coordination, the space that only housed plumbing for one sink, now features a new shower, tub and toliet. The unit features custom millwork throughout including cabinetry and fireplace mantles along with custom tile, vanities and countertops. New Wolf/SubZero appliances and a new AV systems were installed. After unit completion, the team provided unique solutions for complex art installations that includes modifying the wood base at a column in the master bedroom to support paintings on two sides and the design, fabrication and installation of in-wall steel leg supports to hold a custom framed mirror from France.

Tom Bassett-Dilley Architect, Ltd.The West Town GreenStar Retrofit is a historic landmarked two-flat in Ukranian Village that was converted to an efficient, healthy, and modern single-family home, while keeping interior and exterior historic character details. Special emphasis was put on indoor air quality and indoor-outdoor connections. The design focuses on non-toxic materials, good ventilation, low energy and water use, and the biophilic health advantages of light and views of nature. The kitchen, work, and family zones have views of the sun-filled south garden, an oasis in the urban environment containing native plants and fruit trees, rain garden, vegetable garden, chicken coop, apiary, and a patio. Outdoor connection and daylighting are also optimized through the skylight on the top level which spills light down the staircase. The energy strategy began with thorough retrofit insulation and air sealing, and included high performance windows and doors, solar thermal (hot water) and solar photovoltaic (electricity production) systems which support electric vehicle (EV) charging and high-efficiency smart lighting and appliances. HVAC is supplied by a combination of radiant heat, mini-split heat pumps, and a conditioning energy recovery ventilation system (CERV).

HQ ArchitectsInspired by the iconic American farmhouse, this transitional home blends a modern sense of space and living with traditional form and materials. Details are streamlined and modernized, while the overall form echoes American nastolgia. Past the expansive and welcoming front patio, one enters through the element of glass tying together the two main brick masses.
The airiness of the entry glass wall is carried throughout the home with vaulted ceilings, generous views to the outside and an open tread stair with a metal rail system. The modern openness is balanced by the traditional warmth of interior details, including fireplaces, wood ceiling beams and transitional light fixtures, and the restrained proportion of windows.
The home takes advantage of the Colorado sun by maximizing the southern light into the family spaces and Master Bedroom, orienting the Kitchen, Great Room and informal dining around the outdoor living space through views and multi-slide doors, the formal Dining Room spills out to the front patio through a wall of French doors, and the 2nd floor is dominated by a glass wall to the front and a balcony to the rear.

Sabouri InteriorsWhen our client approached us with a budget of $1,000 and a two-month timeline, she was looking to revive her outdated walk-in closet. The old setup was literally falling apart and so cramped that it hardly lived up to the name "walk-in." Our mission was to breathe new life into this space, transforming it into a functional and inviting retreat.
We kicked off the transformation by applying fresh paint and crafting custom storage solutions that precisely matched our client's needs. She had been struggling with locating her shoes, hidden away in old shoe boxes, and her handbags scattered throughout. Our solution was a wallet-friendly, adaptable shoe storage system that keeps everything in sight and easily accessible, evolving right along with her collection.
One of our client's priorities was ensuring comfort for her adorable, cuddly dogs who love spending time in the closet. We chose a washable rug that not only complements the decor but also withstands the occasional mess, maintaining a cozy vibe.
Adding a personal touch, we showcased her cherished wedding shoes and incorporated vintage knobs from her daughter's nursery into the design, making the closet feel uniquely hers.
To streamline her daily routine, we introduced a practical, stylish hamper on wheels, enabling easy transport of laundry from the closet to the laundry room.
The decluttering process was initially overwhelming for our client. With patience and a fresh perspective, we helped her let go of five bags of high-quality clothes and shoes. This not only cleared up physical space but also made room for new beginnings and experiences in her life.
This project was much more than a simple renovation; it was about creating a space that reflects and supports our client's lifestyle, complete with thoughtful touches that make it truly special.

That is the case for this beautiful backyard that began with a 4' slope that the client believed to be unusable. Now, this backyard has everything! A cabana with restroom, storage room, and swim up bar. An automated Bobe Water & Fire Features fire bar. A Dolphin Waterslides, Inc. custom 32 foot long slide. Stone Avenue-Stone and Tile Distribution-Dallas Tx custom painted ceramic tile on the spa across an ipe wood deck with a custom metal support bridge. In-Floor Cleaning system by A&A Manufacturing. Pool equipment by Zodiac Pool Systems LLC and interior finish by Pebble Technology International. If that's not enough, the full court in pool basketball keeps the kids entertained while the client cooks on their new custom grill and kitchen area.

Natural Stone InstituteThis private residence boasts of old-world masonry with Classic Italian Palladian Architecture. The architect designed this 6-14 acre creekside property around the 29,000 square-foot home. The estate incorporates a four-car garage inclusive of servants quarters, and a pool cabana/pavilion. Expansive areas of hardscape connect buildings on the property.
The main exterior cladding is Texas Lueders Limestone. It was used for wall panels as well as plinths, window surrounds, balustrade assemblies, solid columns, and cornices. In a method of old-world construction, the limestone was fabricated to plus zero in tolerance to accomodate 1/8" lime-mortar joints. "Border Stones" were utilized with the lime-mortar joints system to interlock the stone facade to the CMU wall behind.
Large stone column and window assemblies make up th east and west facades. These load-bearing elements support the pediment assemblies and structure above. The arches at the Pavilion were also designed as load-bearing, where pediment kneelers were cut from two separate carved pieces and epoxied together. Weighing 7,200 lbs each, the kneelers had to be set with a 180 ton crane in order to reach over two very large existing oak trees. The garage and pool cabana were constructed with the same stone cladding system, and with similar load-bearing elements.

Matarozzi Pelsinger Builders
The steep hillside lot had been developed with a single-family residence (1965), which was at the maximum area for local zoning; therefore, the only way to enlarge the residence was to add a basement. During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely.
Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US.
The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.
