This 4,000 sf interior buildout project includes demolition of two units to create one spacious residence with 4 bedrooms, 3 bathrooms, new kitchen, dining and living space. Once demolition was complete, the team was tasked with creating a new master bath in a space that was previously the kitchen. Through collaboration and careful coordination, the space that only housed plumbing for one sink, now features a new shower, tub and toliet. The unit features custom millwork throughout including cabinetry and fireplace mantles along with custom tile, vanities and countertops. New Wolf/SubZero appliances and a new AV systems were installed. After unit completion, the team provided unique solutions for complex art installations that includes modifying the wood base at a column in the master bedroom to support paintings on two sides and the design, fabrication and installation of in-wall steel leg supports to hold a custom framed mirror from France.

This Lawrenceville, GA project included a deck resurface and underdeck ceiling system install.
For the deck resurface, we used Deckorators Summit Series Decking in the color Boulder to resurface the main level deck and lower level landing. The railing was replaced with new Trex Select Aluminum Railing in black with square balusters. We also installed Trex Signature LED Post Cap Lights and re-wrapped all of the support posts using PVC.
The aluminum flat panel under-deck ceiling system was custom made and installed. This installation included electrical as well.

Inspired by the iconic American farmhouse, this transitional home blends a modern sense of space and living with traditional form and materials. Details are streamlined and modernized, while the overall form echoes American nastolgia. Past the expansive and welcoming front patio, one enters through the element of glass tying together the two main brick masses.
The airiness of the entry glass wall is carried throughout the home with vaulted ceilings, generous views to the outside and an open tread stair with a metal rail system. The modern openness is balanced by the traditional warmth of interior details, including fireplaces, wood ceiling beams and transitional light fixtures, and the restrained proportion of windows.
The home takes advantage of the Colorado sun by maximizing the southern light into the family spaces and Master Bedroom, orienting the Kitchen, Great Room and informal dining around the outdoor living space through views and multi-slide doors, the formal Dining Room spills out to the front patio through a wall of French doors, and the 2nd floor is dominated by a glass wall to the front and a balcony to the rear.
As a home for the modern family, it seeks to balance expansive gathering spaces throughout all three levels, both indoors and out, while also providing quiet respites such as the 5-piece Master Suite flooded with southern light, the 2nd floor Reading Nook overlooking the street, nestled between the Master and secondary bedrooms, and the Home Office projecting out into the private rear yard. This construction progress photo showcases the installation of the concrete footings and foundation that support the new adjustable dock landing and waterfront stair system. Careful site preparation and structural concrete work ensure a stable, long-lasting base capable of withstanding changing water levels and the demanding conditions of a lakeside environment. This critical phase provides the strength and durability needed for the completed Fortress steel stair system and composite dock access.

A complete desert landscape renovation — from demo through final planting — designed to honor the Sonoran Desert character of the property while adding structure, drama, and year-round visual interest.
The scope opened with full site demolition: removal of approximately 20 existing plants, regrading for a new curved pony wall and mounded terrain, and excavation for a new river run. Existing granite was preserved and redistributed rather than removed, reducing waste and maintaining the site's established material palette.
Hardscape & Structure
A 20-linear-foot curved retention wall built from standard block with a stucco cap defines a planting border along the property edge. The facing side is clad in 45 square feet of stone veneer matched precisely to the home's exterior — a detail that ties the landscape directly to the architecture. Five 500-pound surface boulders are placed throughout the mounded areas, grounding the composition with natural scale and weight.
River Run & Materials
Three tons of 3"x6" rip rap create a dry river run that flows through the redesigned grade, channeling storm water naturally while adding texture and movement. Three tons of fill dirt support the contouring and mounding work, and approximately 17 tons of the site's original granite was respread across the finished landscape.
Planting Design
The plant palette is entirely desert-adapted. Twenty-six five-gallon desert shrubs and ground covers layer the mounded areas. Sixteen five-gallon cacti and succulents — including Mexican Fence Post, Gopher Plant, assorted agaves, Argentine Giants, and Golden Barrels — provide sculptural structure. A six-foot bare root ocotillo serves as a dramatic vertical accent.
Irrigation
A new two-zone drip irrigation system — including a Febco backflow preventer, pressure regulator, timer, valve box, and poly line with emitters — was installed to maintain separate watering schedules for the plant and cactus zones.
Lighting
Five commercial-grade antique brass landscape spotlights were integrated throughout the space, wired with 500 feet of cable tied into the home's existing transformer. The result is a fully illuminated evening landscape that highlights boulder groupings, the river run, and key specimen plants.

The steep hillside lot had been developed with a single-family residence (1965), which was at the maximum area for local zoning; therefore, the only way to enlarge the residence was to add a basement. During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely.
Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US.
The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.
