With the pending arrival of a beautiful baby girl, the homeowners of this 1928 Minneapolis Tudor wanted a basement that was conducive to a young child, but would still allow a place for family to gather and the occasional house guest. The original basement was typical; cold, lacking natural light with tiny, uncomfortably confined rooms and that “unique” basement smell. The goal was to reverse all of the ill effects of a rarely unappreciated space while increasing the performance of the older home.
The frigid temperatures and wet, mildew odor was remedied by demolishing the entire slab floor and excavating to gain an extra six inches in ceiling height. It also allowed us to insulate to R-15, moisture proof under the new slab, install a drain tile and sump pump. Within the concrete slab is a hydronic, in-floor radiant heating system which further helps to add comfort to the space. Lastly, we also sprayed a closed-cell, expanding urethane foam on the inside of the foundation walls all the way to the first floor.
To help bring more light down to the basement, we started by opening up the staircase on both sides. A curved wall bends light into the lower level while a countertop and cubbies below provide storage space for odds and ends. On the opposite wall, creatively placed cubbies provide places for paintings, ceramics and plants. We also removed the tiny 18” x 34” window on the south wall and installed a full-sized, high-efficiency, triple pane Pella egress window. To let lots of natural light into the window, we expanded the size of the cedar-lined egress well and included a built-in planter at the base to help bring life into an otherwise empty cavity.
Small, unspecified spaces that became storage areas now have purpose. The areas are defined, yet open. Upon descending down the stairs, one is greeted by a large living room with curved walls, custom design media center, built-in daybed and bookshelves. Use of paint was important in the design. Naturally in older homes basements are going to have exposed beams, soffits and a whole gambit of nooks and crannies. Instead of disguising them, we played them up, which created a layer effect with the color. The color also adds a touch of playfulness which anyone, regardless of age, can enjoy.
We scavenged the client’s garage and discovered that the previous homeowner kept the old, full-view glass front entry door in the garage. We re-installed the original glass knob and attached the door to sliding barn door hardware which was attached to the main structural beam of the lower level. On the other side of the door was the homeowners’ combined office and small fitness area. The office floor is a blend of thin strips of different colored cork. A built-in storage cabinet sits across from a site-built desk which forms to the curve of the dividing wall. A small, square hole in the curved wall provides a view to see who is coming down the stairs. Opposite of the office area and directly at the base of the stairs is a place for the homeowner’s treadmill.
Hidden is the mechanical room, which is home to many green and energy efficient products. The washing machine is a low-water consumption unit while the dryer requires less energy to operate than most standard units. Both sit atop a checkerboard pattern of different colored VCT tiles. We also replaced the aging boiler, which only heated the first and second level, with a 95% efficient heat source for the entire house—including the basement.
Behind the curved wall, the bathroom is conveniently located. A large, custom built no-formaldehyde added vanity supports the slab of remnant granite countertop. A piece of eco-resin wall panel, embedded with organic material, contains water in the shower and blends beautifully with the updated colors. Tucked under the stairs, we installed a dual-flush, low-water consumption toilet.
Through creative space planning, we packed a lot of into a rather small space. As a result, we have three very happy homeowners who are enjoying their light, clean and safe lower level of their home—however, they’ve been hard pressed to think of it as a “basement”.

This shows how to integrate a full kitchen and laundry room with 12 appliances and 2 sinks. Sleek Neff Kitchens cabinets with horizontal grain laminte accented by #55 sculpted wall cabinets doors finished with a poured-metallic finish. The walls are angled leaving a galley space wider at one end than the other. Cooking, refrigerator, laundry, and a little seating area on one side, clean-up with microwave and coffee system, under counter refrigerator and support for the laundry on the other. LED lighting in all, including up lighting from the tops of cabinets.

The butler's area is of direct service to the formal dining area. It features Macedonia Limestone tiles laid in a diagonal pattern. The six Macedonia Limestone Tuscan style columns viewable from this perspective are load bearing and support the upper stories of this home. This area is surrounded by our wainscot system designed by Bella Dura Architectural Stone. The wainscot is used extensively throughout the home with a double stacked wainscot system moving up the stairs to the second story.

No detail was overlooked in this mid-century modern home in Colleyville, Texas. The walnut-paneled wine room serves as a focal point surrounded by the kitchen, dining and living rooms. The custom wine racking system connects horizontal metal storage rods with vertical supports mounted to the floor and ceiling. The system accommodates individual bottles, bulk storage and large formats bottles. The custom insulated glass windows and door complete the enclosure.

A view of the home from a mile away, across a deep valley park. The original decks on this house were cantilevered out over a 20' drop down a steep hillside. The inherent weakness of that design is that water sits on top of the cantilevered joists and rots them from the outside and into the house. The solution is to support the decks from the outside and make sure that water has no way in. That is what we did here, supporting the decks on 25' tall steep posts that anchor the decks to the ground and make them impervious to the elements.
And with the deep green retrofit, the parents didn't have to worry about toxic chemical off-gassing or large utility bills for as long as the live in the home.
Originally built on a 35 degree hillside the deep green retrofit and rebuild because of massive water leaks and mold damage make this one of the greenest homes in California. The home scored 272pts. on the Build it Green Green Point Rated system. and would have placed it at the Platinum level of LEED for Homes, had the homeowners wanted to spend the significant cost to get it LEED rated. With Solar Electric and Solar Thermal and a super insulated shell, the house is close to Net-Zero energy.

By placing the TV up high across from the bed, the viewing angle is very comfortable and the TV height allows a 6'8" person to walk underneath. To support the 4K video distribution, we incorporated a full 5.1 surround sound audio system for this room. The wood fireplace was hand built with a small 4" x 5" picture as reference for the craftsman. This master suites lighting and A/V are all controlled via a handheld remote, iOS or Android devices and have simple commands like watch TV or goodnight to manage the lights and the A/V with the touch of a single button.

A wine cellar that literally takes your breath away when you walk through the door. The Barrel ceiling with custom forged staves takes you inside the barrel. The Waterfall racking on both sides gives dimension to the room with a wine barrel as the focal point. The lighting valance around the room supports the lighting which illuminates that warm glow. A cork floor provides a unique look as well as protection for those bottles that may accidentally fall. The back of the custom door was completely covered by corks. This Lawrenceville, GA project included a deck resurface and underdeck ceiling system install.
For the deck resurface, we used Deckorators Summit Series Decking in the color Boulder to resurface the main level deck and lower level landing. The railing was replaced with new Trex Select Aluminum Railing in black with square balusters. We also installed Trex Signature LED Post Cap Lights and re-wrapped all of the support posts using PVC.
The aluminum flat panel under-deck ceiling system was custom made and installed. This installation included electrical as well.

Elegant 2 level bar (dishwasher & ice maker) with custom tower and base wall cabinets, supports the hang out area just off the 2 story center hall.

This new 7,200 SF Custom Designed (Rustic/Elegant Farmhouse Ranch) Home was built on part of the foundation of the previous home which was a split level. Our architectural strategy required a continuous first floor (10ft) and the home remained aligned with the existing circle driveway. The rustic metal roof front entrance porch (gas lanterns) leads into a massive 2 story center hall (home of a large, centered gathering table) to a large centered outdoor back yard courtyard (kitchen to the right and sports bar to the left) which centers on the new swimming pool and wide outdoor stairs of the retaining wall required for the extensive stormwater management system. That establishes the center of the home stretching over 100 ft from the front step to the back yard stairs flanked by 2 fire features highlighting the pool. The locations of other rooms listed below are to the right and left of this centered home line. Kitchen, kitchen fireplace, pantry, and guest suite are to the right. Entrance to the finished basement theater room are to the right along with a bar to support events in the center hall. To the left of the center 2 story hall are the exercise room with sauna (with glass garage type door to the front porch), sport bar with theater and see through fireplace, game room, mudroom, laundry, 4 car conditioned garage, and pool changing rooms. From the centered 2 story hall to the right is the glass stairwell and curved stairs made of white oak and wrought iron. These beautiful stairs lead to the library balcony overlooking the massive center hall and large gathering dining table. From the right of the balcony are the primary suite with a private 2nd floor porch and a bedroom suite. From the left of the balcony are 2 more suites with a laundry room, kitchenette, and a large EZ Breeze, closed in porch that overlooks the pool and provides coverage over the pool patio next to the see through fireplace in the sports bar theater room.
The exterior is James Hardie fibercement and limestone veneer. Fascia and frieze boards are capped with heavy roof metal materials. The front porch roof is standing metal seam and columns and ceiling are rustic, reclaimed wood.

This Mill Valley project features a groundbreaking prefabricated bamboo panel structural wall system that eliminates traditional wood framing. The clients sought a design that complemented not only their environmental ethic but also their need for a healthy home. 361 Architecture assembled a collaborative team that worked together to develop a solution that met the clients’ needs. The result is a highly sustainable, super energy efficient and healthy home with net zero energy goals. The project concept focused on wrapping the buildings and gardens around the central patio and pool, with views from each room. At the north end of the patio sits a detached studio comprised of two parts: an artist studio and a writing studio, supporting the respective professions of the clients.
