When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. For this project, our Boston design-build team worked closely with a pair of keen-eyed clients to bring their unique vision to life. The main challenge throughout was deciding how to make the most out of the relatively small 990 ft² we had to work with.

Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

When these homeowners first approached me to help them update their kitchen, the first thing that came to mind was to open it up. The house was over 70 years old and the kitchen was a small boxed in area, that did not connect well to the large addition on the back of the house. Removing the former exterior, load bearinig, wall opened the space up dramatically. Then, I relocated the sink to the new peninsula and the range to the outside wall. New windows were added to flank the range. The homeowner is an architect and designed the stunning hood that is truly the focal point of the room. The shiplap island is a complex work that hides 3 drawers and spice storage. The original slate floors have radiant heat under them and needed to remain. The new greige cabinet color, with the accent of the dark grayish green on the custom furnuture piece and hutch, truly compiment the floor tones. Added features such as the wood beam that hides the support over the peninsula and doorway helped warm up the space. There is also a feature wall of stained shiplap that ties in the wood beam and ship lap details on the island.

Meet Meridith: a super-mom who’s as busy as she is badass  — and easily my favorite overachiever. She slays her office job and comes home to an equally high-octane family life. We share a love for city living with farmhouse aspirations. There’s a vegetable garden in the backyard, a black cat, and a floppy eared rabbit named Rocky. There has been a mobile chicken coop and a colony of bees in the backyard. At one point they even had a pregnant hedgehog on their hands! Between gardening, entertaining, and helping with homework, Meridith has zero time for interior design. Spending several days a week in New York for work, she has limited amount of time at home with her family. My goal was to let her make the most of it by taking her design projects off her to do list and let her get back to her family (and rabbit). I wanted her to spend her weekends at her son's baseball games, not shopping for sofas. That’s my cue! Meridith is wonderful. She is one of the kindest people I know. We had so much fun, it doesn’t seem fair to call this “work”. She is loving, and smart, and funny. She’s one of those girlfriends everyone wants to call their own best friend. I wanted her house to reflect that: to feel cozy and inviting, and encourage guests to stay a while. Meridith is not your average beige person, and she has excellent taste. Plus, she was totally hands-on with design choices. It was a true collaboration. We played up her quirky side and built usable, inspiring spaces one lightbulb moment at a time. I took her love for color (sacré blue!) and immediately started creating a plan for her space and thinking about her design wish list. I set out hunting for vibrant hues and intriguing patterns that spoke to her color palette and taste for pattern. I focused on creating the right vibe in each space: a bit of drama in the dining room, a bit more refined and quiet atmosphere for the living room, and a neutral zen tone in their master bedroom. Her stuff. My eye. Meridith’s impeccable taste comes through in her art collection. The perfect placement of her beautiful paintings served as the design model for color and mood. We had a bit of a chair graveyard on our hands, but we worked with some key pieces of her existing furniture and incorporated other traditional pieces, which struck a pleasant balance. French chairs, Asian-influenced footstools, turned legs, gilded finishes, glass hurricanes – a wonderful mash-up of traditional and contemporary. Some special touches were custom-made (the marble backsplash in the powder room, the kitchen banquette) and others were happy accidents (a wallpaper we spotted via Pinterest). They all came together in a design aesthetic that feels warm, inviting, and vibrant — just like Meridith! We built her space based on function. We asked ourselves, “how will her family use each room on any given day?” Meridith throws legendary dinner parties, so we needed curated seating arrangements that could easily switch from family meals to elegant entertaining. We sought a cozy eat-in kitchen and decongested entryways that still made a statement. Above all, we wanted Meredith’s style and panache to shine through every detail. Our design studio worked magic on this dated '90s home, turning it into a stylish haven for our delighted clients. Through meticulous design and planning, we executed a refreshing modern transformation, breathing new life into the space. We used soft blue cabinetry in the kitchen, and a stunning backsplash provides just the perfect amount of glamor. Perched on a hillside in Southern Highlands, The Bluffs is a private gated community overlooking the Las Vegas Valley with unparalleled views of the mountains and the Las Vegas Strip. Indoor-outdoor living concepts, sustainable designs and distinctive floorplans create a modern lifestyle that makes coming home feel like a getaway. To give potential residents a sense for what their custom home could look like at The Bluffs, Blue Heron partnered with Cantoni to furnish a model home and create interiors that would complement the Vegas Modern™ architectural style. “We were really trying to introduce something that hadn’t been seen before in our area. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. I hope this inspired you to think about being creative with your design projects, determining what works best in keeping with the architecture of your space, and carefully assessing how you can have the best life in your home.

I was honored to work with these homeowners again, now to fully furnish this new magnificent architectural marvel made especially for them by Lake Flato Architects. Creating custom furnishings for this entire home is a project that spanned over a year in careful planning, designing and sourcing while the home was being built and then installing soon thereafter. I embarked on this design challenge with three clear goals in mind. First, create a complete furnished environment that complimented not competed with the architecture. Second, elevate the client’s quality of life by providing beautiful, finely-made, comfortable, easy-care furnishings. Third, provide a visually stunning aesthetic that is minimalist, well-edited, natural, luxurious and certainly one of kind. Ultimately, I feel we succeeded in creating a visual symphony accompaniment to the architecture of this room, enhancing the warmth and livability of the space while keeping high design as the principal focus. The centerpiece of this modern sectional is the collection of aged bronze and wood faceted cocktail tables to create a sculptural dynamic focal point to this otherwise very linear space. From this room there is a view of the solar panels installed on a glass ceiling at the breezeway. Also there is a 1 ton sliding wood door that shades this wall of windows when needed for privacy and shade.
