This project included a whole first floor and basement remodel. With the first floor, the space where the laundry room was originally located was converted and instead utilized for the kitchen area. A new floor system was framed to provide a new laundry room in the garage. Several walls were removed to open up the space of the kitchen to the rest of the first floor. Granite counter tops, custom glazed cabinetry, and hand scraped wood floors were included in this kitchen. For aesthetics and style, the island in the middle of the kitchen was stained to provide a contrast to the cream-colored cabinets throughout the kitchen. The material over the fireplace was removed, new tile was installed, and the walls, ceiling, and woodwork were repainted. Like the kitchen, the basement included a new hand scraped wood floor. The basement was completely gutted, framed, drywalled, and finished like the first floor as well. A new bar with custom cabinetry was installed. Along the foot of the cabinets of the bar a new metal bar was installed to provide a commercial feel. Pendant lights were installed to hang just above those seated at the bar. This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above.
