Since the laundry originates primarily on the second floor and the area above this space was acceptable to a Laundry Shoot, careful placement of the cabinets allows the flow of laundry into a center cabinet on the back wall with a stationary top door. All cabinets on that rear wall were made 28” Deep for the Stackables and to house more laundry. Detergents and Laundry Items are stored on Pull Outs below. The sink cabinet had to be narrower than most drop sink requirements but the clients were able to find the perfect smaller version to enhance the area and provide the ability for the occasional hand washables with a rod above for drip drying. This freestanding covered patio with an outdoor kitchen and fireplace is the perfect retreat! Just a few steps away from the home, this covered patio is about 500 square feet. The homeowner had an existing structure they wanted replaced. This new one has a custom built wood burning fireplace with an outdoor kitchen and is a great area for entertaining. The flooring is a travertine tile in a Versailles pattern over a concrete patio. The outdoor kitchen has an L-shaped counter with plenty of space for prepping and serving meals as well as space for dining. The fascia is stone and the countertops are granite. The wood-burning fireplace is constructed of the same stone and has a ledgestone hearth and cedar mantle. What a perfect place to cozy up and enjoy a cool evening outside. The structure has cedar columns and beams. The vaulted ceiling is stained tongue and groove and really gives the space a very open feel. This family’s basement had become a catch-all space and was sorely underutilized. Although it was spacious, the current layout wasn’t working. The homeowners wanted to transform this space from closed and dreary to open and inviting. Specific requirements of the design included: - Opening up the area to create an awesome family hang out space game room for kids and adults - A bar and eating area - A theater room that the parents could enjoy without disturbing the kids at night - An industrial design aesthetic The transformation of this basement is amazing. Walls were opened to create flow between the game room, eating space and theater rooms. One end of a staircase was closed off, enabling the soundproofing of the theater. A light neutral palette and gorgeous lighting fixtures make you forget that you are in the basement. Unique materials such as galvanized piping, corrugated metal and cool light fixtures give the space an industrial feel. Now, this basement functions as the great family hang out space the homeowners envisioned.

A lower level patio allows a lot of flexibility because railing is not required. When an HOA limits a deck size, it can be challenging to come up with a creative design. We fabricated custom benches and flowerboxes to add function and beauty while staying within the confines of the space allowed. Our thanks to D & L Photography for the wonderful pictures.

Eichler in Marinwood - In conjunction to the porous programmatic kitchen block as a connective element, the walls along the main corridor add to the sense of bringing outside in. The fin wall adjacent to the entry has been detailed to have the siding slip past the glass, while the living, kitchen and dining room are all connected by a walnut veneer feature wall running the length of the house. This wall also echoes the lush surroundings of lucas valley as well as the original mahogany plywood panels used within eichlers. photo: scott hargis
