With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!). This landscape is based on a painting by pioneering abstract artist Wassily Kandinsky. The Art Garden method of Landscape Design is a process where the outdoor environment's design is based on the the work of a specific artist or work of art, or incorporates multiple art forms into the space, including sculpture, music, dance, performance art and experiential elements. The swirling shape of the front stones give the composition a sense of movement, while the variegated Sedum offer a structural contrast to the red wall, and can tolerate the hot dry microclimate of stone mulch and the concrete wall. Behind the wall is a massing of Hay Scented Fern, a lush bright green contrast to the red wall. The red arching wall offers a high contrast backdrop to the sculptural fire pit, which is a cast iron sugar kettle from South Carolina. It’s rim sits on top of two of the boulders, while fitting into a notch of the third boulder, creating an asymmetrical, funky balance, typical of Kandinsky’s work.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. When they met with the owner Todd Jurs and designer Nicole Ryan, Mike and Michelle knew they were getting a trustworthy, dependable team that could create the project they had been dreaming about for 7 years. Having virtually no natural light to work with, one of the biggest design challenges was creating a basement that did not feel dark and depressing. The Advance team got to work creating architectural archways and custom detailed dry-stack stone columns artfully designed into the space, adding a dramatic element that made the space feel less like a basement or more like a relaxing family room. Color 3D renderings were created to portray what the space would look like so Mike and Michelle could visualize the space in advance. Detailed trim and crown moldings grace the built in buffet and wet bar making for an amazingly functional space that lacks nothing in style and visual interest. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. An under mounted sink finishes the space joined with a intricate mosaic tile backsplash and “Ventisca Polished” quartz countertops. The basement is absolutely perfect for hosting friends and family with expertly designed key areas such as a game space for the kids, a movie area for the family, an ample workout room with luxurious full bath, and even built in wine storage. The family absolutely loves the new basement living space, and has already enjoyed numerous family movie nights and sleep-overs with friends. While custom cabinets made by Dura Supreme were used to create unique spaces that lived up to Mike and Michelle’s expectations., heated flooring under the 16”x16” “Mongolian Spring” tile was installed giving all tiled areas of the basement a much cozier feel, eliminating that cold hard surface most of us hate in our basements! The new basement must-have requirement list included a new bath space, which was incorporated adjacent to the work out room. The sleek shower door and cabinets in the new bathroom make guests and family feel like they are in an elegant hotel. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. The extra space makes doing laundry much more pleasurable and the added storage is a great for all those little things like winter hats and gloves, umbrellas and the like. “The Advance Design project team was phenomenal to work with,” Michelle says. “They came in, shared the plans with us and walked us through the expectations. We always knew what was coming next.” Converting an existing closet space, the wet bar upstairs was challenging because they wanted a functional area that didn’t look or feel like cabinets just sticking out of a closet. So the Advance team transformed this ordinary closet space into a stunning wet bar that architecturally appears as if it’s always been there. Traditional, elegant hand carved custom molding matching the adjacent fireplace ties the new entertainment bar area in nicely with the existing family room and kitchen area. Featuring a built in wine refrigerator, Dura Supreme cabinetry in deep cherry wood elegantly displays wine bottles and etched glass mullion doors that fill with soft light in the evening hours. Cambria “Windermere” quartz countertops with a sophisticated hammered copper sink and a glimmering backsplash round out the stunning wet bar. Hosting parties and family functions has become much more enjoyable now that they have a dedicated beverage serving area large enough to include hors devours. All three projects were designed and constructed together at the same time, making for a cohesive project that was administered smoothly and easily both for the design team and for the family. Disruption to the home was minimal as each phase was completed in each project conclusively, and design and meeting time for the homeowner was efficient and organized making for an enjoyable process. “Advance Design was great to work with,” Michelle says. “I would highly recommend them to anyone considering a home improvement project. I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs. THEME Every element of this room evokes images from the Enchanted Forest. Tiny lights twinkle like fireflies; curtains swing from real tree limbs and sticker stones lay a pathway to the bed. Ceramic mushrooms and birdhouses are scattered throughout the room, creating perfect hiding spots for fairies, pixies and other magical friends. The dominant color of both bedroom and bathroom — a soft, feminine pink — creates a soothing, yet wondrous atmosphere. In the corner sits a large tree with a child-size door at the base, promising a child-size adventure on the other side. FOCUS Illuminated by two beautiful flower-shaped lamps, the six-footdiameter circular bed becomes the centerpiece of the room. Imitation bark on the bed’s exterior augments the room’s theme and makes it easy for a child to believe they have stepped out of the suburbs and into the forest. Three lily pads extending from tree bark serve as both steps to the bed and stools to sit on. Ready-made for princess parties and sleepovers, the bed easily accommodates two to three small children or an adult. Twelvefoot ceilings enhance the sense of openness, while soft lighting and comfy pillows make this a cozy reading and resting spot. STORAGE The shelves on the rear of the bed and the two compartments in the tree — one covered by a doubledoor, the other by a miniature door — supplement the storage capacity of the room’s giant closet without interrupting the theme. GROWTH The bed meets standard specifications for a baby crib, and can accommodate both children and adults. The railing is easily removed when baby girl becomes a “big girl,” and eventually, a teenager. SAFETY Rounded edges on all of the room’s furnishings help prevent nasty bumps, and lamps are positioned well out-of-reach of small children. The mattress is designed to fit snugly to meet current crib safety standards, while a 26-inch railing allows this bed to act as a safe, comfortable and fun play area.

While the majority of APD designs are created to meet the specific and unique needs of the client, this whole home remodel was completed in partnership with Black Sheep Construction as a high end house flip. From space planning to cabinet design, finishes to fixtures, appliances to plumbing, cabinet finish to hardware, paint to stone, siding to roofing; Amy created a design plan within the contractor’s remodel budget focusing on the details that would be important to the future home owner. What was a single story house that had fallen out of repair became a stunning Pacific Northwest modern lodge nestled in the woods!

No matter what your perception of Chicago is, no one can deny that the most renowned adjective for it is Chicago is the city that never sleeps. Almost literally, just when firms and offices start closing at twilight, so does the nightlife starts stirring. After a long day's work in the busiest industrial civilization, everyone yearns for a well earned the night of unwinding and fun. These havens of fun and excitement have contributed to Chicago's reputation as a nocturnal city. Because the people here work hard doesn't mean they don't know how to play hard. While the jobs in this fabulous city are amazing and relatively high-paying the stress that comes with it is no joke either. You have to work hard to earn it. That's why bar hopping and clubbing is not unusual for people in Chicago. But then again, seeing the same old places, hearing the same old music and experiencing the same old experience will eventually result to boredom. If the boredom continues, nightlife wouldn't be so fun anymore. It is going to defeat the purpose of relaxation and fun. The party people are going to suffocate.
