Transitional exterior home idea in Kansas City

As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower. The basement recreation room and bar walk out to a spectacular pool and spa in full view of the main entertaining space above. The cherry on top is the third floor roof deck complete with beverage center and sweeping views of Nantucket Sound!

These young hip professional clients love to travel and wanted a home where they could showcase the items that they've collected abroad. Their fun and vibrant personalities are expressed in every inch of the space, which was personalized down to the smallest details. Mid-sized rustic exterior home idea in Denver

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. View of third floor bedroom addition and skylight. The skylight also opens to allow fresh air in and functions as an emergency exit. Extra storage space for a closet and a chest of drawers was taken out of existing attic space. A wood railing with black spindles was used to give the room a more modern, open feeling. Carpet was used to deaden the sound to the rooms below. A small screened window was added to give more ventilation and natural light.

Guest suite bedroom on the third floor, with bed tucked into gabled dormer. This former underutilized third floor space is now a guest suite with ample natural light and fantastic ocean views, and features a central roof deck nestled between the bedroom and living space.
