Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs.
Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart.
The new design started with the core of the problem—the maze and separation created by the long hallways.
First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen.
The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides.
The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall..
A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals.
Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings.
New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.
Howell Custom Building GroupThe kitchen was renovated to create a brighter and more functional space for entertaining. An earth-based, neutral color palette in combination with a wall of windows overlooking the backyard creates a serene feeling. The focal point of the kitchen is an expansive center island topped with an unusually large, single slab of Victoria Falls quartzite that features a continuous wave of grain throughout the stone. Off of the kitchen, the three season room was converted to an insulated, four season breakfast room. Tall windows with transoms above and paneling below accentuate the feeling of being in a sunroom.

The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace.
Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedrooms rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months. The lower level also features a living room with view out windows and a private guest suite.
HKB Interior DesignThis 18-month remodel was constructed for a young family seeking bright tones, liveable designs, and an overall clean aesthetic accompanied by core blues and whites.
The project included expanding their home from two bedrooms and two baths to four bedrooms and three and a half bathrooms.

The style moves from whimsical to "girlie", from traditional to eclectic. Throughout we have incorporated the finest fittings, fixtures, hardware and finishes. Lighting is comprehensive and elegantly folded into the ceiling. Honed and polished Italian marble, limestone, volcanic tiles and rough hewn posts and beams give character to this once rather plain home.

Working in the existing footprint, and in a matter of a few weeks, we were able to design and renovate this space to accommodate a double vanity (SO important when it is the only bathroom in the house!). In addition, we snuck in a private toilet room for added functionality. Now this bath is a stunning workhorse!

Connected by a gravel courtyard and stone walkway, the second cottage contains the bedrooms, bathrooms and laundry room. All four structures on the property have recently undergone a full renovation completed in early 2021. The central courtyard has a custom made dining table under a canopy of mature olives and flanked by a stone fire pit.

Nature's TouchTropical islands are the focal point for the design build of the acreage behind this stunning, Mediterranean-style home. The hardscape features a three level pool, including a toddler pool and a wading pool. Starting at the reef, there are three leaf petal loungers which allow you to recline in four to six inches of water at your feet. Limestone holy boulders are placed strategically along the edge for a natural element. A beautiful blend of earthy colors within the flagstone create a natural and rustic pool deck. All of the steps and bench seating inside the pool are also made of flagstone (custom fabricated flagstone coping for this project was completed on site). The toddler pool features fiber optic lighting which was installed at the bottom of the pool in the gunnite shell to create the reflection of a starry, celestial sky (fiber optic lighting can be used to create any number of shapes or constellations). An infinity edge crashes over beautiful stone and tile work, falling into a wading pool below. Another special feature is a water feature of riverstone cobbles sitting below dancing flames. Large stepping stones alongside this feature lead you to a lounge pool deck creating the feeling of an island retreat. Limestone slabs were used for a path of steps that take you through the landscaping back to the main house. A gazebo was added to hold an outdoor kitchen, an outdoor shower and a pool house with restrooms. All of the outdoor features are automated, allowing you to operate water temperature, fire features, water features, even the music and lighting from your smartphone.

The design challenge was to enhance the square footage, flow and livability in this 1,442 sf 1930’s Tudor style brick house for a growing family of four. A two story 1,000 sf addition was the solution proposed by the design team at Advance Design Studio, Ltd. The new addition provided enough space to add a new kitchen and eating area with a butler pantry, a food pantry, a powder room and a mud room on the lower level, and a new master suite on the upper level.
The family envisioned a bright and airy white classically styled kitchen accented with espresso in keeping with the 1930’s style architecture of the home. Subway tile and timely glass accents add to the classic charm of the crisp white craftsman style cabinetry and sparkling chrome accents. Clean lines in the white farmhouse sink and the handsome bridge faucet in polished nickel make a vintage statement. River white granite on the generous new island makes for a fantastic gathering place for family and friends and gives ample casual seating. Dark stained oak floors extend to the new butler’s pantry and powder room, and throughout the first floor making a cohesive statement throughout. Classic arched doorways were added to showcase the home’s period details.
On the upper level, the newly expanded garage space nestles below an expansive new master suite complete with a spectacular bath retreat and closet space and an impressively vaulted ceiling. The soothing master getaway is bathed in soft gray tones with painted cabinets and amazing “fantasy” granite that reminds one of beach vacations. The floor mimics a wood feel underfoot with a gray textured porcelain tile and the spacious glass shower boasts delicate glass accents and a basket weave tile floor. Sparkling fixtures rest like fine jewelry completing the space.
The vaulted ceiling throughout the master suite lends to the spacious feel as does the archway leading to the expansive master closet. An elegant bank of 6 windows floats above the bed, bathing the space in light.

This lakefront farmhouse skillfully fits four bedrooms and three and a half bathrooms in this carefully planned open plan. The symmetrical front façade sets the tone by contrasting the earthy textures of shake and stone with a collection of crisp white trim that run throughout the home. Wrapping around the rear of this cottage is an expansive covered porch designed for entertaining and enjoying shaded Summer breezes. A pair of sliding doors allow the interior entertaining spaces to open up on the covered porch for a seamless indoor to outdoor transition.
The openness of this compact plan still manages to provide plenty of storage in the form of a separate butlers pantry off from the kitchen, and a lakeside mudroom. The living room is centrally located and connects the master quite to the home’s common spaces. The master suite is given spectacular vistas on three sides with direct access to the rear patio and features two separate closets and a private spa style bath to create a luxurious master suite. Upstairs, you will find three additional bedrooms, one of which a private bath. The other two bedrooms share a bath that thoughtfully provides privacy between the shower and vanity.

Interiors by NatashaThis open floor plan family room for a family of four—two adults and two children was a dream to design. I wanted to create harmony and unity in the space bringing the outdoors in. My clients wanted a space that they could, lounge, watch TV, play board games and entertain guest in. They had two requests: one—comfortable and two—inviting. They are a family that loves sports and spending time with each other.
One of the challenges I tackled first was the 22 feet ceiling height and wall of windows. I decided to give this room a Contemporary Rustic Style. Using scale and proportion to identify the inadequacy between the height of the built-in and fireplace in comparison to the wall height was the next thing to tackle. Creating a focal point in the room created balance in the room. The addition of the reclaimed wood on the wall and furniture helped achieve harmony and unity between the elements in the room combined makes a balanced, harmonious complete space.
Bringing the outdoors in and using repetition of design elements like color throughout the room, texture in the accent pillows, rug, furniture and accessories and shape and form was how I achieved harmony. I gave my clients a space to entertain, lounge, and have fun in that reflected their lifestyle.

Designs DalyOur objective for this project was to provide a complete remodeling package for a family home in Montecito, CA that could accommodate a family of four. Our team took charge of the project by designing, drafting, managing and staging the whole home. We utilized marble as one of the main materials in multiple areas of the home. The overall style blended a modern and contemporary touch with a cozy farmhouse setting, inspired by renowned designer Joanna Gaines. We are delighted to have exceeded our client’s expectations with the final result of this project, which we believe will leave the family satisfied for many years to come.
Interiors by Lucy MalagisiThis is a small bathroom but keeping it light in color and adding a glass shower panel really helps to open up the space. The IKEA vanity and medicine cabinet provide enough storage space for this family of four. The fixtures were purchased at Vague & Vogue. The floor, wall and accent tiles were all purchased at Bois Franc Lavallee Inc. The room is painted in Benjamin Moore Cloud White with an accent in Benjamin Moore Stonington Gray.

A bonus attic is above with an abundance of space for a theater or game room. The main floor is thoughtfully arranged with an island kitchen that accesses a butler's pantry and storage pantry on the way to the dining room. Cozy and inviting, the great room offers a fireplace, coffered ceiling, and entry to the rear porch. A bedroom/study is perfect for a guest suite or office and a mud room is ideal for dropping bags and coats.
