ABOUT THIS PROJECT: On a tight timeline from the sale of their beachfront home, the Owner's purchased this premium 4000 sqft penthouse condo on the ocean at Jacksonville Beach with the need to update quickly. FINISH WORK: The couple appreciated the pre-construction planning, drawings and construction which ended on time as promised for their move in date. Good projects are well thought out and reflected in the finished results. THE UPDATE: The flooring is a mix of blond oak engineered planks and Italian travertine in the hallways along with new millwork/baseboards and trims. . As avid readers, new custom cabinetry entertainment/ media and bookcases were added and a full house paint-out was made with specialty finishes to the vestibule foyer. They valued their old home's pantry system, so we made a custom version to fit their new space and added lighting, a wine "cellar" with a eurocave and added an exercise room with additional soundproofing for those in residence below. Challenge: Transitional design can play it safe by default, neutral palette, inoffensive finishes, nothing that makes you catch your breath. The remodel needed a strong foundation that felt refined and timeless, but the clients wanted more than that. They wanted a home with personality, and the challenge was channeling that creative openness into something cohesive rather than chaotic. Solution: Living with Lolo used white oak cabinetry and countertops to ground the remodel in warmth and quiet sophistication, then let the soft goods carry the personality. Bold fabric choices, expressive wallpapers, and thoughtful drapery gave each room its own moment without losing the thread that connected the whole home. We updated this Irvine condo from basic to contemporary without major changes to the layout, creating a huge impact with minimal timeline and inconvenience. We created an eat-in island kitchen table and installed gorgeous pendants. We brought in comfortable and beautiful furniture pieces perfect for the space and updated the bathroom materials and colors to better fit our client's style. Contemporary Irvine bathroom: Marble floor, tub top, counter tops; Espresso dual vanities, framed mirror, accessories, window treatment cornice box and blinds.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. It is a great group of people to work with and we would welcome the opportunity to work with them again anytime,” Mike said.

Nearing completion of their new home construction project, the clients decided to furnish their home with entirely new furniture, art and accessories, bringing nothing with them except their clothes. This was a monumental shopping project for SKP Design! We were asked to accomplish an elegant look on a strict budget, shopping locally and within a quick timeline. We also assisted with selecting paint colors, granite and lighting and helped finalize the fireplace design to pull everything together. With dark wood floors and coffered ceiling details, the home has traditional elements. However, the homeowners wanted the furnishings to reflect a modern, elegant aesthetic. This TVL project focused primarily on a gut of this home's only bathroom and included a facelift in the kitchen as well. This lovely Denver home features a very tiny bathroom with mostly original features. Our client requested a makeover to the bathroom that would improve function & health as well as push the bright white minimalism she loves so much throughout her home. Respecting both budget and timeline, we worked to create a highly functional space with nods toward European bathroom design. We increased space between the toilet and vanity while also increasing storage by integrating a vanity with drawers rather than a pedestal sink. We utilized high gloss white tile on the floors to help expand light and replaced all major plumbing fixtures for a fresh look. The bathroom now features a much deeper alcove tub, elongated white subway tiles on the walls, shiny chrome faucet fixtures, and a new vanity light. In the kitchen, new white shaker cabinets were installed and paired with a simple white subway tile backsplash. White quartz countertops and new hardwood floors were also added. We love the clean, bright, simple nature of every space in this house and are so happy our wonderful client can enjoy these for years to come!

Nancy Knickerbocker of Reico Kitchen & Bath in Southern Pines, NC, collaborated with Tod Reid to design a transitional-style kitchen featuring Merillat Autograph and Masterpiece cabinetry. The perimeter cabinets are Merillat Autograph in the Bayard door style in Warm White, while the island features Masterpiece cabinetry in the Bolton door style in Rainfall. The kitchen also includes MSI Q Calacatta Laza countertops, 8x8 Angela Harris Florista Leave backsplash tile from Tile Inc. and KitchenAid range with downdraft, dishwasher and refrigerator. The client shared, “My experience with Reico was very pleasant from the start. Nancy was proficient and knowledgeable. Her timeline went as planned, and she presented several design options while adjusting to my preferences. Her attention to detail paid off—she found the perfect backsplash to complement my kitchen and home. Nancy also communicated well with my contractor. He appreciated the organized binder she prepared, which clearly laid out all the plans and specifications. The project went smoothly, and now I have a more efficient kitchen that has become the focal point of my home. From the get-go, we knew this project was on a tight budget and a tighter timeline. The construction was set to begin the same week the clients approached us, but we rose to the challenge! The new design has a larger curbless shower; the toilet was moved, creating space for a larger vanity with a warm wood finish that complements the cool white and teal tiles. We selected matt black hardware, plumbing, and light fixtures. The new floorplan makes the bathroom more functional, spacious, safe, well-lit, and modern. Overall, the new bathroom highlights the beautiful hexagonal tile, which transitions across the entire room, and onto the shower walls. The project finished on time, within budget, and is functional and aesthetically pleasing!
