This TVL project focused primarily on a gut of this home's only bathroom and included a facelift in the kitchen as well. This lovely Denver home features a very tiny bathroom with mostly original features. Our client requested a makeover to the bathroom that would improve function & health as well as push the bright white minimalism she loves so much throughout her home. Respecting both budget and timeline, we worked to create a highly functional space with nods toward European bathroom design. We increased space between the toilet and vanity while also increasing storage by integrating a vanity with drawers rather than a pedestal sink. We utilized high gloss white tile on the floors to help expand light and replaced all major plumbing fixtures for a fresh look. The bathroom now features a much deeper alcove tub, elongated white subway tiles on the walls, shiny chrome faucet fixtures, and a new vanity light. In the kitchen, new white shaker cabinets were installed and paired with a simple white subway tile backsplash. White quartz countertops and new hardwood floors were also added. We love the clean, bright, simple nature of every space in this house and are so happy our wonderful client can enjoy these for years to come!

Bathroom in Ironwood Drive | Warm Modern Home in Scottsdale, AZ |
Room Type: Whole Home Remodel and Furnishings |
Project Name: Ironwood Drive Residence |
Key Feature: A Tuscan home transformed into a warm modern interior through a full remodel and furnishings, highlighted by a custom hand-painted terracotta tile backsplash, custom cabinetry, and a new fireplace clad in basalt black stone that anchors the living space with drama and elegance.
Challenge: Tuscan homes in Scottsdale are everywhere, and the design language that defined them, heavy wood, ornate details, dark iron, and rustic stone, does not transition gracefully on its own. The goal was to shed that Old World weight and move the home into something warmer and more current without losing the character that makes a remodeled home feel intentional rather than generic.
Solution: Living with Lolo led the full remodel and furnishings as a single integrated project, which meant every decision from the custom cabinetry to the final throw pillow was made in service of the same design vision. The hand-painted terracotta tile backsplash brought artisan character into the kitchen in a way that felt fresh rather than Tuscan, and the basalt black stone fireplace gave the living space a bold focal point that reads as distinctly modern. Because Lauren holds both an interior design credential and an active Arizona ROC general contractor license, the construction and design were managed under one roof with no gap between the two.
Materials: Custom hand-painted terracotta tile backsplash, custom cabinetry, basalt black stone fireplace, curated warm modern furnishings and textiles sourced through Living with Lolo's trade relationships.
Budget: $250,000 to $550,000 |
Timeline: Approximately 5 to 9 months from design through completion.

In its 34th consecutive year hosting the Street of Dreams, the Home Builders Association of Metropolitan Portland decided to do something different. They went urban – into the Pearl District. Each year designers clamor for the opportunity to design and style a home in the Street of Dreams. Apparently the allure of designing in contemporary penthouses with cascading views was irresistible to many, because the HBA experienced record interest from the design community at large in 2009.
It was an honor to be one of seven designers selected. “The Luster of the Pearl” combined the allure of clean lines and redefined traditional silhouettes with texture and opulence. The color palette was fashion-inspired with unexpected color combinations like smoky violet and tiger-eye gold backed with metallic and warm neutrals.
Our design included cosmetic reconstruction of the fireplace, mosaic tile improvements to the kitchen, artistic custom wall finishes and introduced new materials to the Portland market. The process was a whirlwind of early mornings, late nights and weekends. “With an extremely short timeline with large demands, this Street of Dreams challenged me in extraordinary ways that made me a better project manager, communicator, designer and partner to my vendors.”
This project won the People’s Choice Award for Best Master Suite at the Northwest Natural 2009 Street of Dreams.

This was an amazing project to work on with even more amazing clients! This project, in particular, had a strict timeline as we needed to complete it by the upcoming holidays. We opened up the space plan and integrated the kitchen and the living room so that the client could more easily entertain friends and family. We used the back wall as a focal point, selecting a black hood with an interesting backsplash pattern that goes all the way to the ceiling.

It started with a phone call inquiring about doing a basic deck remodel. When Chris Kehoe arrived on site to learn more about the home layout, budget, and timeline for the homeowners, it became clear that there was far more to the story.
The family was looking for more than just a deck replacement. They were looking to rebuild an outdoor living space that fit lifestyle. There was so much more than what you can input into a contact form that they were considering when reaching out to Orange County Deck Co. They were picturing their dream outdoor living space, which included:
- an inviting pool area
- stunning hardscape to separate spaces
- a secure, maintenance-free second level deck to improve home flow
- space under the deck that could double as hosting space with cover
- beautiful landscaping to enjoy while they sipped their glass of wine at sunset
Here’s how our team took this homeowner’s outdoor living space dreams and turned them into a reality.

I will never forget meeting Heidi for the first time in the store. She was checking us out after having a bad experience with design services through a different company, and she was so amazed at what we had to offer. We both got really excited talking about her new construction project, which is a second vacation home for the family. She has a really tight timeline and needed to be able to furnish the home in time for the Holidays. It was so awesome to have a big showroom and such a good variety of furniture, to be able to get everything done in a short time. She was so amazed at our selection and also the pricing. Working together was very natural and I was able to quickly determine their needs with functionality, and also cater to the style they were trying to accomplish. The install was completed in time for her family to arrive for the holidays and enjoy ski time and relaxation. I love being able to fill her families needs and show a new resident how awesome Park City design can be.

Kitchen in Alyssa Lane | Key Feature: A complete kitchen + living room transformation designed for a young, growing family who loved their home, but needed it to work harder and reflect their personality. The updated kitchen became the heart of the home, featuring a hidden smoothie station to keep daily essentials out of sight, plus a dedicated cocktail bar setup for entertaining. In the living room, the fireplace wall was fully reimagined by centering the previously cornered fireplace and creating a multifunctional media wall with custom furnishings and a statement chandelier. To top it off, the former formal dining room was transformed into a bar lounge with custom brass shelving, a black grasscloth backdrop, and a bold, elevated vibe perfect for hosting friends and family.
Challenge: This home belonged to a young couple with two small kids and a growing business, and while they loved the house itself, the spaces didn’t support the way they actually lived. The kitchen lacked function and storage, everyday routines (like smoothie-making) created visual clutter, and cocktail entertaining essentials were being shoved into the pantry with no dedicated space. The living room also felt awkward and unfinished due to the cornered fireplace, which made it difficult to create a centered, functional media wall. On top of that, the formal dining room wasn’t being used, leaving valuable square footage underutilized and disconnected from their lifestyle and personality.
Solution: We redesigned the home around how the family truly uses it day-to-day, focusing on function, personality, and elevated livability. In the kitchen, we created a modern, highly organized layout complete with a hidden smoothie station so daily supplies stay accessible but out of sight. For entertaining, we designed a dedicated bar area for Ryan, giving him a more inspired space to make cocktails without relying on pantry storage. In the living room, we centered the fireplace and fully revamped the feature wall into a multifunctional entertainment/media wall, then layered in custom furniture pieces and a statement chandelier to bring warmth and style. Finally, we converted the unused formal dining room into a bar lounge with custom brass shelving, a striking black grasscloth wall, and a sophisticated hangout space perfect for entertaining family and friends.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company.
They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said.
Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget.
The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower.
The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use.
The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave!
“The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said.
The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials.
Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color.
Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at.
“Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. It is a great group of people to work with and we would welcome the opportunity to work with them again anytime,” Mike said.

Nearing completion of their new home construction project, the clients decided to furnish their home with entirely new furniture, art and accessories, bringing nothing with them except their clothes. This was a monumental shopping project for SKP Design! We were asked to accomplish an elegant look on a strict budget, shopping locally and within a quick timeline. We also assisted with selecting paint colors, granite and lighting and helped finalize the fireplace design to pull everything together.
With dark wood floors and coffered ceiling details, the home has traditional elements. However, the homeowners wanted the furnishings to reflect a modern, elegant aesthetic. The dining room features a table for ten and a contemporary crystal chandelier from James R. Moder. Sherwin Williams Grizzle Gray and Gray Clouds are the paint colors used throughout the home. Pendant lights over the kitchen island are from Minka Group. Most of the accessories were purchased from Pottery Barn, HomeGoods, Wayfair and Klingman’s (Grand Rapids and Zeeland).
