The homeowners of this 1922 Standish neighborhood bungalow wanted to accomplish two things for their Minneapolis home; make their tiny 96SF kitchen larger, and add a dining area next to the kitchen.
Since the room to the kitchen was used as a living space, they wanted to expand out of the back, utilizing the deck space for the dining room kitchen, and allowing for more storage, natural light, and functionality.
To achieve their goals, the chimney was removed, and a small addition was added on which allowed a galley style kitchen to take form and a nice, bright dining area. The challenge was leaving their living room and surrounding spaces untouched, and work around the existing stairs to the basement.
The solution was to extend the wall out next to the stairway to grant more wall space to the kitchen and create a “hall” to the basement stairs. Creating an entrance in to the dining/kitchen area from the garage also helped tie in their most common point of entry to the new design.

A Lovely 1100 sq. bungalow in the heart of Silverlake stood untouched for almost half a century.
This home as built was a 2 bedrooms + 1 bathroom with a good size living room.
Client purchased it for the sake of turning it into a rental property.
With a few good internal twists and space planning we converted this little bungalow into a full blown 3bed + 2.5 bath with a master suite.
All of this without adding even 1 square inch to the building.
Kitchen was moved to a more central location; a portion of a closet was converted into a powder room and the old utility room/laundry was turned into the master bathroom.

Goal: Turn a starter home into a family home.
In the mid-2020s market with interest rates heightened and home prices through the roof, more and more families find themselves looking to place deeper roots in what they bought as a “starter home.” This family bought their 1600 square foot home prior to having children, but they’ve now expanded to a family of six. Having fallen in love with their neighborhood, they came to us looking for a way to expand their shared living spaces while also reworking some of the bedrooms to allow older kids their own space.
The project program includes a new primary suite and laundry room on the back of the existing bedroom wing. The three existing bedrooms remained virtually untouched with only limited aesthetic updates. Additionally, it rearranged the front entry door from a hidden single door to a welcoming double door and shifted the kitchen to allow for a foyer and increased dining room space. The kitchen opens up to the new secondary living room with a large island dividing the two spaces.

Floors feature Hampton Carrera marble placed in a diagonal fashion. Walls are flanked in the same sumptuous product in a brick pattern to juxtapose the composition. The original shower was enlarged and showcases a picture framed insert of a smaller scale arabesque mosaic. No detail was left untouched; elegant skirting-board on the floor and crown molding add to the elevated ambience. Custom fixtures in a two-toned finish of polished nickel and brass herald the triumph. No ordinary sink would suffice; precious-metal-jeweler custom drop-in sinks in polished stainless were sourced.
Medicine cabinets were fitted with a decorative gold frame for an added extravagance while crystal sconces light the way. Rare, Verde Empress green marble tops the vanity and tub surround to complete the highly refined, yet welcoming space.

Here, a welcoming sitting area leads to a reconfigured master bedroom and dressing suite, a study, bedroom suites for the children, and an attic space for drum practice. Here's a quick tale of a family of four in Meridian Hills, Indianapolis, with awesome taste who already redone the public areas of the house, but not the two teenage kids' bathrooms upstairs...which were untouched and from another era (see before pics). With the possibility of a move within the next five years, they wanted a versatile, classic look that would appeal to buyers with a wide range of aesthetic preferences. While the products were basically the same in both bathrooms, the plan was to use the wall color to make each room personal. Turns out the clients were relocated for a job right after the bathrooms were completed, hence the neutral blue in both bathrooms. Ultimately, we'd like to hope that these versatile and classic bathrooms helped make a quick sale for the homeowners.
