This project is one of the most extensive TVL scopes to date! This house sits in a phenomenal site location in Golden and features a number of incredible and original architectural details. However, years of shifting had caused massive structural damage to the home on both the main and basement levels, resulting in shifting door frames, split drywall, and sinking floors. These shifts prompted the clients to seek remodeling assistance in the beginning of their renovation adventure. At first, the scope involved a new paint and lighting scheme with a focus on wall repair and structural improvement. However, the scope eventually evolved into a re-design of the entire home. Few spaces in this house were left untouched, with the remodeling scope eventually including the kitchen, living room, pantry, entryway and staircase, master bedroom, master bathroom, full basement, and basement bedrooms and bathrooms. Expanding the scope in this way allowed for a design that is cohesive space to space, and creates an environment that captures the essence of the family's persona at every turn. There are many stunning elements to this renovation, but a few favorites include the insanely gorgeous custom steel elements at the front entry, Tharp custom cabinetry in the kitchen and pantry, and unique stone in just about every room of the house. Our clients for this project are both geologists. This alone opened an entire world of unique interest in material that we have never explored before. From natural quartzite countertops that mimic mountain ranges to silky metallic accent tiles behind the bathtub, this project does not shy away from unique stone finds and accents. Conceptually, the clients' love for stone and natural elements is present just about everywhere: the dining room chandelier conceptually takes the form of stalactite, the island pendants are formed concrete, stacked stone adorns the large back wall of the shower, and a back-lit onyx art piece sits in a dramatic niche at the home's entry. We love the dramatic result of this renovation and are so thrilled that our clients can enjoy a home that truly reflects their passions for years to come!

Untouched since 1974, our clients knew the JRP team were the ones to call and help them bring their renovation dreams to fruition. With an awkward closet inside the bathroom, it was determined that a new spatial layout was a must. Moving the closet to a new location and with a rearrangement of the plumbing fixtures, this dull and dated bathroom now has a clean contemporary and spa-like feel designed for relaxation. This bathroom renovation features wall-mounted cabinetry and an exaggerated countertop detail that really creates a statement. Robern mirrored cabinets, with integrated lights, are not only beautiful but add much need storage. A linear shower drain provides the appropriate slope for the large wood-like porcelain tile throughout the shower pan, add in a solar tube, and you now have a bright, clean-lined, and serene aesthetic. Spaces that invite people in, foster connection, and make everyday living so simple that it’s impossible not to enjoy... Meet our Delightful Clients: The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients! The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Dried wheat brings movement into the space and plays up the beauty of nature, while the vibrant yet warm colours and textures evoke feelings of comfort and homecoming. Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... You don't have to own a big celebrity mansion to have a beautifully appointed house finished with unique and special materials. When my clients bought an average condo kitted out with all the average builder-grade things that average builders stuff into spaces like that, they longed to make it theirs. Being collectors of colorful Fiesta tableware and lovers of extravagant stone, we set about infusing the space with a dose of their fun personality. There wasn’t a corner of the house that went untouched in this extensive renovation. The ground floor got a complete make-over with a new Calacatta Gold tile floor, and I designed a very special border of Lunada Bay glass mosaic tiles that outlines the edge of every room. We ripped out a solid walled staircase and replaced it with a visually lighter cable rail system, and a custom hanging chandelier now shines over the living room. The kitchen was redesigned to take advantage of a wall that was previously just shallow pantry storage. By opening it up and installing cabinetry, we doubled the counter space and made the kitchen much more spacious and usable. We also removed a low hanging set of upper cabinets that cut off the kitchen from the rest of the ground floor spaces. Acquarella Fantasy quartzite graces the counter surfaces and continues down in a waterfall feature in order to enjoy as much of this stone’s natural beauty as possible. One of my favorite spaces turned out to be the primary bathroom. The scheme for this room took shape when we were at a slab warehouse shopping for material. We stumbled across a packet of a stunning quartzite called Fusion Wow Dark and immediately fell in love. We snatched up a pair of slabs for the counter as well as the back wall of the shower. My clients were eager to be rid of a tub-shower alcove and create a spacious curbless shower, which meant a full piece of stone on the entire long wall would be stunning. To compliment it, I found a neutral, sandstone-like tile for the return walls of the shower and brought it around the remaining walls of the space, capped with a coordinating chair rail. But my client's love of gold and all things sparkly led us to a wonderful mosaic. Composed of shifting hues of honey and gold, I envisioned the mosaic on the vanity wall and as a backing for the niche in the shower. We chose a dark slate tile to ground the room, and designed a luxurious, glass French door shower enclosure. Little touches like a motion-detected toe kick night light at the vanity, oversized LED mirrors, and ultra-modern plumbing fixtures elevate this previously simple bathroom. And I designed a watery-themed guest bathroom with a deep blue vanity, a large LED mirror, toe kick lights, and customized handmade porcelain tiles illustrating marshland scenes and herons. A Lovely 1100 sq. bungalow in the heart of Silverlake stood untouched for almost half a century. This home as built was a 2 bedrooms + 1 bathroom with a good size living room. Client purchased it for the sake of turning it into a rental property. With a few good internal twists and space planning we converted this little bungalow into a full blown 3bed + 2.5 bath with a master suite. All of this without adding even 1 square inch to the building. Kitchen was moved to a more central location; a portion of a closet was converted into a powder room and the old utility room/laundry was turned into the master bathroom.

This master suite truly embodies the essence of “Suite Sophistication”. Each detail was designed to highlight the refined aesthetic of this room. The gray toned color scheme created an atmosphere of sophistication, highlighted by touches of lavender and deep purples for rich notes. We surrounded the room in exquisite custom millwork on each wall, adding texture and elegance. Above the bed we created millwork that would exactly feature the curves of the headboard. Topped with custom bedding and pillows the bed perfectly reflects both the warm and cool tones of the room. As the eye moves to the corner, it holds alluring lush seating for our clients to lounge in after a long day, beset by two impeccable gold and beaded chandeliers. From this bedroom our client may slide their detailed pocket doors, decorated with Victorian style windowpanes, and be transported into their own dream closet. We left no detail untouched, creating space in lighted cabinets for his & her wardrobes, including custom fitted spaces for all shoes and accessories. Embellished with our own design accessories such as grand glass perfume bottles and jewelry displays, we left these clients wanting for nothing. Latitude was contracted to help renovate this Quintessential New England Colonial estate. Latitude expanded this full gut renovation/addition to meet the needs of a family of five. From the fully developed basement to the third floor guest rooms; not a room was left untouched. Numerous floor plan changes were made to improve flow and create a more open plan.

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. The result is a timeless modernist residence that continues Olof Dahlstrand’s legacy, remaining grounded in nature, craftsmanship, and human-scale design. This Kitchen was untouched since the home was build almost 25 years ago. The counters were laminate, cast iron sink, stained cabinets and counter bar. The cabinet were painted a soft gray and counters were switched out for Ornamental Granite. The Stainless Steel appliances were in place when the project was started
