The utility room was in between the LR and the kitchen, so we moved it in order to connect the two spaces. We put the utility room where the laundry room used to be and created a new laundry room off a new hallway that leads to the master bedroom. The space for this was created by borrowing space from the XL dining area. We carved out space for the formal living room to accommodate a larger kitchen. The rest of the space became modest-sized offices with French doors to allow light from the house's front into the kitchen. The living room now transitioned into the kitchen with a new bar and sitting area. We also transformed the full bath and hallway, which became a half-bath and mudroom for this single couple. The master bathroom was redesigned to receive a private toilet room and tiled shower. The stairs were reoriented to highlight an open railing and small foyer with a pretty armchair. The client’s existing stylish furnishings were incorporated into the colorful, bold design. Each space had personality and unique charm. The aqua kitchen’s focal point is the Kohler cast-iron vintage-inspired sink. The enlarged windows in the living room and sink allow the homeowners to enjoy the natural surroundings. The shower ceiling was arched to prevent the steam condensation from dripping on the homeowners while they showered. The shower walls, floor, ceiling, and tub surround were covered with various size natural stone in an earth tone. The shower ceiling was tiled with 2" mosaic tiles, the tub desk and shower walls were covered with a 12" square tile. One 6" recessed light was added to the shower's arched ceiling as well. The 3/8" heavy glass in-line panel, 74" door and buttress panel shower door included a pivoting transom at the top to allow for the dissipation of steam to the exhaust fan placed nearby. Brushed nickel panel hinges and pulls were selected for architectural detail and consistency. One of the homeowner's goals for this remodel project was to eliminate the dark and boxy feel of the bathroom. By removing the shower wall, installing the new 90 degree glass surround to the tub deck, the space was opened and the natural light from the existing windows was allowed into the shower area accomplishing their goal.

[Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

This project represents an increasingly popular type of project - combining 2 bedrooms into a single master suite. The house is a 1910 craftsman, with 4 bedrooms on the second floor. Typical of older homes, the master bedroom had a very small bathroom, and very little closet space. The owners decided to sacrifice an adjacent guest bedroom to create a spacious master suite. The new rooms include a large bathroom, with hers and his vanities, separate toilet room, custom tile shower and soaking tub. The extra space also allowed us to install a luxurious custom walk-in closet. Design Criteria: - Increase size and utility of closet space. - Create a large, luxury bathroom with distinctly separate hers/his spaces. Special Features: - Custom tile shower, with frameless glass door - Platform soaking tub w/ custom tile deck - His/Hers vanities with quartz countertops. - Separate toilet room. - Room-sized walk-in closet with custom cabinet system. - Custom 5-Panel doors and built-up mouldings to match the original woodwork.

This home started with 2 seating spaces, one of which was barely used and held workout equipment. The kitchen was too small to allow the multi generational family to work together and store their various supplies and equipment. There was very little connection with the big backyard that the homeowners desired. The dining table was rarely used because it was so separated from the other spaces. We removed walls, opened up the rear wall with a big folding door, switched the positions of the various spaces to enlarge the kitchen, the dining and the single seating space. Now they have real California indoor/outdoor living that the whole family can fully utilize.

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. The design is primarily Craftsman-style with a few modern touches, some retro components, and a lot of fun. The main level consists of an oversize single-car garage/man-cave, a spacious foyer, a fun half-bath with a hammered-copper fish vessel lavatory bowl, a large kitchen with custom cabinets offering lots of storage, and a functional island with seating which flows into the dining and living areas. Black windows, soffits, fascia and gutters complete the retro look. Awning window units were utilized to maximize some views and offer privacy in other areas.
