Our clients were looking to erase the 90s from their master bathroom and create a space that blended their contemporary tastes with natural elements. This bathroom had wonderful bones with a high ceiling and plenty of space, but we were able to work with our clients to create a design that better met their needs and utilized the space to its full potential. We wanted to create a sense of warmth in this large master bathroom and adding a fireplace to the space did the trick. By moving the tub location, we were able to create a stunning accent wall of stacked stone that provided a home for the fireplace and a perfectly dramatic backdrop for the new freestanding bathtub. The sculptural copper light fixture helps to soften the stone wall and allowed us to emphasize those vaulted ceiling. Playing with metal finishes is one of our favorite pastimes, and this bathroom was the perfect opportunity to blend sleek matte black plumbing fixtures with a mirrored copper finish on the light fixtures. We tied the vanity wall sconces in with a dramatic sculptural chandelier above the bath tub by using copper finishes on both and allowing the light fixtures to be the shining stars of this space. We selected a clean white finish for the custom vanity cabinets and lit them from below to accentuate their floating design. We then completed the look with a waterfall quartz counter to add an elegant texture to the area and extended the stone onto the shower bench to bring the two elements together. The existing shower had been on the small side, so we expanded it into the room and gave them a more spacious shower complete with a built-in bench and recessed niche. Hard surfaces play an important role in any bathroom design, and we wanted to use this opportunity to create an interesting layer of texture through our tile selections. The bathroom floor utilizes a large-scale plank tile installed in a herringbone pattern, while the shower and walls are tiled in a polished white tile to add a bit of reflectivity. The newly transformed bathroom is now a sophisticated space the brings together sleek contemporary finishes with textured natural elements and provides the perfect retreat from the outside world.

Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. Photos images: Courtesy of the Homeowners At the end of a dirt road in southern Vermont is a stunning timber and stone residence designed to resemble a small medieval Anglo-Norman manor house originally constructed in the 16th century. According to the owners, a husband and wife with a keen interest in both ancient and modern architecture, the 5,000 sq. ft. home was built slowly over eleven years by highly skilled craftsmen in order to complete all of the authentic hand-planed interior details. The craftsmen then spent an additional two years building the adjacent “ancient“ barn. “We always knew we wanted to take down a delapidated 19th-century hay barn and replace it with something of the period of the house,“ the husband said. The owners designed the barn and began to consider zinc for the roof after looking at northern European architecture and discovering that zinc has been used extensively in Europe for 300 years. Approximately 4,200 sq. ft. of RHEINZINK prePATINA bright rolled Double Lock Standing Seam Roof Panels were utilized to roof the white oak structure. The bright rolled material was selected deliberately in order to achieve the “naturally aged look“ that the owners were seeking. “It’s gone almost immediately to a soft grey which is what we hoped would happen. As the years go by, the color of the weathering white oak and the aging zinc will come together in a dusty grey. Seeing this building in the fog five years from now will feel like seeing a 500-year-old ghost barn floating in the hills of Vermont.“ Installation of the RHEINZINK panels was done by Cold Hollow Contracting, Burlington, VT. “These folks had serious zinc-roofing experience and were clearly the most craft-oriented of all the roofers we met with,“ according to the husband. The main focus was getting an “old look“ as quickly as possible, said Tim Heaghney, co-owner of Cold Hollow Contracting. “That’s really what makes the bright rolled so special—it ages quickly. We fabricated the 28 ft. panels on site and did the flashing fabrication in our shop. Many of the normal sheet metal skills apply to the zinc although we relied heavily on the RHEINZINK installation manual as well as personal support from their technical people. We used a radius cut and fold at the eve termination as opposed to the typical detail used in steel and copper where it‘s just cut at the 90 for the drip edge. The roof was steep but we do a lot of steeples and domes so we’re comfortable working at heights.“ The installers also utilized RHEINZINK’s AIR-Z structured underlayment to provide an air-gap behind the zinc. Overview Extension and complete refurbishment. The Brief The existing house had very shallow rooms with a need for more depth throughout the property by extending into the rear garden which is large and south facing. We were to look at extending to the rear and to the end of the property, where we had redundant garden space, to maximise the footprint and yield a series of WOW factor spaces maximising the value of the house. The brief requested 4 bedrooms plus a luxurious guest space with separate access; large, open plan living spaces with large kitchen/entertaining area, utility and larder; family bathroom space and a high specification ensuite to two bedrooms. In addition, we were to create balconies overlooking a beautiful garden and design a ‘kerb appeal’ frontage facing the sought-after street location. Buildings of this age lend themselves to use of natural materials like handmade tiles, good quality bricks and external insulation/render systems with timber windows. We specified high quality materials to achieve a highly desirable look which has become a hit on Houzz. Our Solution One of our specialisms is the refurbishment and extension of detached 1930’s properties. Taking the existing small rooms and lack of relationship to a large garden we added a double height rear extension to both ends of the plan and a new garage annex with guest suite. We wanted to create a view of, and route to the garden from the front door and a series of living spaces to meet our client’s needs. The front of the building needed a fresh approach to the ordinary palette of materials and we re-glazed throughout working closely with a great build team.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. West Los Angeles Custom Wine Cellar Metal Bronze Racking and Custom Shelving Vintage Cellars, in collaboration with internally acclaimed Interior Designers Joan Behnke Design & Associates, designed and built this stunning custom wine cellar in Santa Monica, West Los Angeles. The homeowner - an internationally acclaimed Winery Owner and Vintner, worked directly with our team to properly store their incredible wine collection of over 3500 bottles. With an unbelievable collection of First Growth Bordeaux s, Burgundy Domaine de la Romanee Conti s, Cult Napa Cabernets, and more, the homeowner wanted the utmost care and expertise in creating an environment perfectly designed to store and age their wines gracefully. The team at Vintage Cellars was able to work with the client intimately, talking through and understanding this unique collection of splits, 750’s, and large format bottles from the ground up, creating a completely custom wine racking system to perfectly meet all wants and needs. The wine racking is a mixture of custom unfinished black walnut cabinetry, coupled with a showstopping bronze racking showpiece viewable through the kitchen picture window. Many wine racks are backlit with LED lighting and fully illuminated panels to add extra pop. The cellar also features space for original wooden case storage, coved trays for both standard and magnum sized bottles, custom enclaves for larger bottles, and bread boards throughout for entertaining. The entire cellar is large enough to store the collection with room to grow - upwards of 250 square feet complete with two redundant whisperkool 4000 btu ceiling mount wine cellar cooling systems, and integrated humidification features. Living room - transitional living room idea in Houston

The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Following a contemporary trend for windows, thin-frame, aluminum clad windows were utilized for the high performance qualities as well as the aesthetic appeal. (Photos by Whitney Kamman)
