Kinney & Associates was hired by the Potter-Miller family in the Cherrywood neighborhood of Austin, Texas to design a detached garage with a one-bedroom accessory dwelling unit above. The garage was designed to be multi-functional and is equipped with a powder room and air conditioning to allow the second floor tenant the option of utilizing it as a studio, workshop, or a variety of other uses. The owners chose Sabina Daly of Jade Construction to execute the design. The final result was a beautiful addition to the existing main residence and a superb source of rental income for the owners for years to come.

The Sleek Hermosa Beach Exterior Renovation was designed to give the homeowners a modern and durable update that could withstand the coastal weather. The project included installing new energy-efficient windows that not only improved the home's curb appeal but also helped with insulation and noise reduction. We applied smooth stucco to create a sleek, contemporary look while enhancing the property's overall resilience. The show stopper is the slab porcelain walls by Stile by MSI in Statuario Polished! Super low maintenance with one slab per wall and a custom framed niche!! This material offers the elegance of marble without the porosity and grout lines! The client opted for a sandblasted privacy stripe, and a modern lighted mirror which provides amazing light as a primary light source. Some cool features include its color temperature adjustability, dimmable option and fog-free aspect keeping your mornings flowing! Delta has introduced a pull-down faucet that allows for easy cleanup of your vanity bowl! The bidet seat is now a common stream request! One of my favorite clients now has a space deserving of her beauty!

While the home resembles a European castle, it is interpreted in a modern way and utilizes the latest in building technology. The stone on the front facade is Colorado sourced granite. The main level features a very private master suite and study.

While working with this couple on their master bathroom, they asked us to renovate their kitchen which was still in the 70’s and needed a complete demo and upgrade utilizing new modern design and innovative technology and elements. We transformed an indoor grill area with curved design on top to a buffet/serving station with an angled top to mimic the angle of the ceiling. Skylights were incorporated for natural light and the red brick fireplace was changed to split face stacked travertine which continued over the buffet for a dramatic aesthetic. The dated island, cabinetry and appliances were replaced with bark-stained Hickory cabinets, a larger island and state of the art appliances. The sink and faucet were chosen from a source in Chicago and add a contemporary flare to the island. An additional buffet area was added for a tv, bookshelves and additional storage. The pendant light over the kitchen table took some time to find exactly what they were looking for, but we found a light that was minimalist and contemporary to ensure an unobstructed view of their beautiful backyard. The result is a stunning kitchen with improved function, storage, and the WOW they were going for.

In this photo set, we featured a remodeling project featuring our Alexander 36-inch Single Bathroom Vanity. This vanity features 3 coats of clear glaze to showcase the natural wood grain and finish of the vanity. It's topped off by a naturally sourced, carrara marble top. This bathroom was originally a guest bathroom. The buyer noted to us that they wanted to make this guest bathroom feel bigger and utilized as much space. German Embassy in Pristina - Kosovo, contracted the architecture office “Ferizi + Ferizi Architects” to plan and implement an Annex Office building for their purposes. As detached part of this building is designed the waiting area, as alone standing structure. This Office Building is constructed by assembling of Eight used office containers that were delivered on trucks and set up after only a few hours on the basis of the LEGO principle, according to the planning on strip foundations. By removing the flexible exterior wall panels, a large room of 115 m² was created, with the counter wall as a room partition between two office spaces, each with seven workstations as well as three counters for agents on one side and a room for visitors on the other side. With this system, room solutions can be easily implemented in all dimensions. The container, seen as a geometric shape, is a simple, octagonal, solid box. The standardized perfection of its dimensions is striking: 2.44 meters wide, 2.59 meters high and 6.06 meters or 12.19 meters long. Since its introduction in 1956 by the American transport entrepreneur Malcom McLean, the container has become a standardized transport module worldwide, whether on ships, trucks or construction sites. The shipping containers have additionally revolutionized the transport industry, pushed the globalization noticeably, and thus directly or indirectly influenced all our lives. The office building as an extension of the visa section, characterized by modern materials and contemporary aesthetics has been designed and built mainly as a low-energy building. Extensive insulation to achieve a comfortable and sustainable constant temperature in the interior, high window quality and low energy consumption make the building energy-efficient. The sophisticated lighting technology, networks, heating systems and air-conditioning systems are also components of this equipment. It creates an overall harmonic picture and guarantees the highest standard in sustainable construction, taking into consideration the fact that environmentally friendly recycling and reutilization have become an increasingly important issue in our society. West and East side of the wooden facade is compact and has few openings, while the southern facade is completely open with lot of glass. Its spatial openness ensures a transparent, friendly work environment, which allows a lot of light into the space. This openness allows an uninterrupted, pleasant and close-to-nature view from interior spaces into the beautiful garden. During the installation of sophisticated light sources in the garden, emphasis was not only put on functionality and security, but also on the beauty of the garden shown through the illumination in the evening. Large, horizontal white “brisole” serve as external sun protection systems, mounted on the canopies of the entrance areas of the modular construction and the enclosure, adeptly cast shade on these areas and at the same time shape the entire architectural language. While on one hand, the two quadratic ledges suspended in the air, are docked with steel stairs and match the wooden façade, lead the staff to their office space, the artful modern interior, on the other hand, perfectly unites the functionality, innovative technology, culture and positive effects on the employees' efficiency and wellbeing. A lot of white, interjected by warm wooden and colored accents, determines the ambience. In the case of the lighting solution, the mainly linear ceiling lighting is used as the overlapping design element both for the offices of the visa section as well as for the counters and the waiting area for the visitors. They underline the puristic design in order to create a pleasant light for a desired general illumination and ensure optimal light conditions without causing disturbing reflections on the computer screens. In addition, precisely positioned pendant luminaires are installed at the workstations, which ensure pleasant room brightness. In the entrance area, the harmonic and uniform lighting effect from the ground highlights the integration of photography and architecture. Photographs of landscapes, people, places, expressing unforgettable, impressive moments and memories have been lovingly engraved on 8 x 8cm square oak blocks. We recently finished this landscape design and installation project in the Tanglewood neighborhood of Houston, Texas. Our client, a Louisiana native who loves entertaining and wanted to stay connected to her NOLA roots, desired a space that could comfortably accommodate 30+ guests on a regular basis. We deliberately designed the outdoor kitchen without a cover to preserve the view of the magnificent oak trees. Our aim was to create a kitchen that is both durable and visually appealing. The countertop is made of leathered granite, a material that can withstand the unpredictable Texas weather. All the appliances, including the grill, refrigerator, sink, and double side burner, were locally sourced and are made of stainless steel. Additionally, we utilized Austin limestone, which was quarried right here in Texas. To infuse a touch of New Orleans charm into the backyard, we incorporated a fountain. The surrounding black star gravel was designed as a versatile space that can be used for additional dining, seating, or even as a meditation area. To ensure privacy and shade as the plants mature, we strategically planted Eaglestone Holly and Japanese Yew along the fence line. Completing the landscape, we selected Amerishade grass for its excellent shade tolerance.

This new build homes backyard was completely overhauled. We installed new steps, paving, fencing, planting beds, planters and landscape lighting. The view from inside is nothing short of spectacular! Enjoyment is further extended into the evening with landscape lighting in the beds and a fire feature. We selected inspirational furnishing styles that the homeowner sourced on the road. We installed pavers, stay in the existing fence and sourced raised planters to conceal utility areas and bike storage. The new space allows ample room for dining and lounging.
