This incredible kitchen from the #McQueenRockRunRD Project captures the personal style of the home-owners as well as our design team in perfect harmony. Many separate areas of this space keep company entertained- with an island for seating, a beverage station, and a T.V. for guests to be entertained (or the cook to watch that YouTube tutorial of their "secret" recipe).

  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

This living room was designed for my great clients that required a stylish and comfortable space for entertaining friends and relaxing after a long day. The barn door was designing custom for this couple. It's double sided, with the same beautiful finish on both sides. We also designed the custom board and batten wall treatment around the perimeter of this space and into the hallway to give the space some depth as well as a great architectural wall feature. Most of the accessories in this space are from Pottery Barn as well as World Market. The sofa was purchased by the homeowners before we began this project.

Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. This masterfully designed outdoor living space feels open, airy, and filled with light thanks to the lighter finishes and the fabric pergola shade. Clean, modern lines and a muted color palette add to the spa-like feel of this outdoor living space.

The master bath walls are clad in simple 2x4 white ceramic tile. A skylight above the tub brings in light as does a band of clerestory windows above the sinks. The high gloss of the cabinetry contrasts subtly with the matte tile finish. The master closet beyond is lined in walnut cabinetry and another skylight is positioned above the center of the space.

Highly edited and livable, this Dallas mid-century residence is both bright and airy. The layered neutrals are brightened with carefully placed pops of color, creating a simultaneously welcoming and relaxing space. Dave Fox Design Build Remodelers This room addition encompasses many uses for these homeowners. From great room, to sunroom, to parlor, and gathering/entertaining space; it’s everything they were missing, and everything they desired. This multi-functional room leads out to an expansive outdoor living space complete with a full working kitchen, fireplace, and large covered dining space. The vaulted ceiling in this room gives a dramatic feel, while the stained pine keeps the room cozy and inviting. The large windows bring the outside in with natural light and expansive views of the manicured landscaping.

This guest bath has a light and airy feel with an organic element and pop of color. The custom vanity is in a midtown jade aqua-green PPG paint Holy Glen. It provides ample storage while giving contrast to the white and brass elements. A playful use of mixed metal finishes gives the bathroom an up-dated look. The 3 light sconce is gold and black with glass globes that tie the gold cross handle plumbing fixtures and matte black hardware and bathroom accessories together. The quartz countertop has gold veining that adds additional warmth to the space. The acacia wood framed mirror with a natural interior edge gives the bathroom an organic warm feel that carries into the curb-less shower through the use of warn toned river rock. White subway tile in an offset pattern is used on all three walls in the shower and carried over to the vanity backsplash. The shower has a tall niche with quartz shelves providing lots of space for storing shower necessities. The river rock from the shower floor is carried to the back of the niche to add visual interest to the white subway shower wall as well as a black Schluter edge detail. The shower has a frameless glass rolling shower door with matte black hardware to give the this smaller bathroom an open feel and allow the natural light in. There is a gold handheld shower fixture with a cross handle detail that looks amazing against the white subway tile wall. When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen. The home is a traditional home so it was important for us to retain some of the traditional elements while incorporating our clients style preferences. This contemporary kitchen features the “Como” door style by Artcraft Kitchens. The doors and drawers are finished in “Figured Pearl Gloss” laminate with an aluminum profiled edge. The counter tops are “Mocha” by Caesarstone with a glass tile back splash. The refrigerator is a 42” built-in by KitchenAid as are the ovens, dishwasher and induction cook top. The hood is by Faber.
