The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

This residence boasts many amazing features, but one that stands out in specific is the dual sided fireplace clad in Eldorado Stone’s Black River Stacked Stone. Adding stone to the fireplace automatically creates a dramatic focal point and compliments the interior decor by mixing natural and artificial elements, contrasting colors, as well as incorporating a variety of textures. By weaving in stone as architectural accents throughout the the home, the interior and the exterior seamlessly flow into one another and the project as a whole becomes an architectural masterpiece. This beautiful custom wine cellar / wine wall / wine room in San Juan Capistrano, Orange County, California is truly a jaw dropper. Vintage Cellars, wine cellar builders out of san diego, california, were able to design and build this masterpiece as a major centerpoint of this dining room and kitchen. A custom wine cellar designed and built by vintage wine cellars out of San Diego, California - this custom wine wall has tons of unique and noteworthy features throughout. The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. Glass shelving features and acrylic wine racking dividers make for a fun, transparent, and sleek looking centerpiece. On either side of this wine wall feature / kitchen wine cellar are long rows of high reveal display of wine bottles, carefully designed and engineered to lay down properly so that the cork will stay wet and wines are aged perfectly and gracefully over time. These display rows act as fantastic "show off" sections - perfectly highlighting each bottle's respective label and giving you the ability to really display your gems. More sections sit above these displays, turning the bottles inward and facing them cork out. In this certain circumstance and with this specific client's collection, these sections really popped with color and intrigue with many cases of the same wines being placed into the racking. Intense hues of Red and Yellow POP, keeping this wine cellar interesting and a pleasure to look at no matter what section you're exploring. Horizontal stainless steel metal rods are Integrated into the custom cabinetry horizontally and angled across each multiple sections, again offering another unique and different design feature, now with wine bottle labels facing outward and completely visible. The home had gone through an extensive renovation several years earlier that added a master bedroom suite and updates to the front façade. The kitchen however was not part of that update and a prior 1990’s update had left much to be desired. The client is an avid cook, and it was just not very functional for the family. The original kitchen was very choppy and included a large eat in area that took up more than its fair share of the space. On the wish list was a place where the family could comfortably congregate, that was easy and to cook in, that feels lived in and in check with the rest of the home’s décor. They also wanted a space that was not cluttered and dark – a happy, light and airy room. A small powder room off the space also needed some attention so we set out to include that in the remodel as well. See that arch in the neighboring dining room? The homeowner really wanted to make the opening to the dining room an arch to match, so we incorporated that into the design. Another unfortunate eyesore was the state of the ceiling and soffits. Turns out it was just a series of shortcuts from the prior renovation, and we were surprised and delighted that we were easily able to flatten out almost the entire ceiling with a couple of little reworks. Other changes we made were to add new windows that were appropriate to the new design, which included moving the sink window over slightly to give the work zone more breathing room. We also adjusted the height of the windows in what was previously the eat-in area that were too low for a countertop to work. We tried to keep an old island in the plan since it was a well-loved vintage find, but the tradeoff for the function of the new island was not worth it in the end. We hope the old found a new home, perhaps as a potting table. The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Architectural beams placed across the vaulted ceiling bring a sense of scale to the room and invite natural light in through the skylight.

They wanted a larger island and easier access to the dining room. They also wanted to eliminate the existing cooktop location from the island and make the island larger. Because the existing space was not able to accommodate all those requests, we decided to eliminate the breakfast area and incorporate that space into the kitchen. By eliminating an existing bay window and making the kitchen sink window larger, we were able to make the new layout work without sacrificing any natural light. A French door to the newly added and adjoining sunroom and casual outdoor dining spot still allows for multiple dining options. And by enlarging the opening to the dining room, it allows for easier access to this space on a daily basis versus for special occasions only. The client already had a large desk in the kitchen and spends a lot of time at this area. We were able to make the new desk even larger by moving the refrigerator to another area. The refrigerator is covered in decorative panels so that it blends nicely into the furniture look of the room. The larger island can now seat several people comfortably. The room’s traditional feel was achieved by providing different finishes on the perimeter, island and desk cabinetry. Handmade gray backsplash tile, a combination of soapstone and Carrera marble give the space a classic appeal. Details provide interest – custom glass mullions, decorative wood hood and bronze hardware give the space character and charm. With an ideal location in the Pacific Heights neighborhood of San Francisco, this dated Victorian residence had "beautiful bones" but had been sitting on the market for a year before being purchased with plans to revitalize the interior. Interior designer, Noel Han, explained, "Historical Victorian homes in this area often have beautiful architectural elements that I aim to preserve, but the floor plan and layout tend to be stuffy, not live-able and not light filled. Modern families want bright, light-filled, spacious rooms that take advantage of outdoor views and living spaces, and function well for storage, meals and entertaining." Preserving the architectural integrity and special features of the home was one of Han's goals but at the same time, she re-designed the space, moving walls and adding windows to create an open floorplan that flowed easily between the kitchen and outdoor living spaces. Where the range once stood in the original design, now an entire wall of windows provides panoramic views of the outdoors and fills the kitchen with light. Below the windows, Han designed a long bank of base cabinets with drawers to provide plenty of storage and work surface. Light now pours into the space even on foggy days. The range was moved to the opposite wall so that beautiful window views could be added to the kitchen. Han selected a palette of finishes with an eye toward creating a "soft color aesthetic". "White painted finishes are very popular right now but would have felt stark and cold in this space," she explained. "The French grey paint from Dura Supreme was a perfect complement for this vintage Victorian home, to create a classic color scheme". "This beautiful home already had hardware elements with a vintage brass finish, so I carefully selected antiqued, brushed brass hardware, plumbing and metal finishes to blend with the original elements," said Han. She continued, "The La Cornue French Range adds modern function with a French antique look." "I appreciate working with Dura Supreme cabinetry because of the quality of the cabinetry, fast delivery and the custom options. I'm able to create beautiful architectural details like the pull-out columns on both sides of the range and the curved mullion doors on the furniture hutch, and they offer a stunning palette of finishes and styles," explained Han. For the bath cabinetry, Han created a similar palette of finishes and styles to create a complementary look throughout the entire home. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Lakefront living is not often luxurious and conscious of size. The “Emmett” design achieves both of these goals in style. Despite being ideal for a narrow waterfront lot, this home leaves nothing wanting, offering homeowners three full floors of modern living. Dining, kitchen, and living areas flank the outdoor patio space, while three bedrooms plus a master suite are located on the upper level. The lower level provides additional gathering space and a bunk room, as well as a “beach bath” with walkout access to the lake.

The home had gone through an extensive renovation several years earlier that added a master bedroom suite and updates to the front façade. The kitchen however was not part of that update and a prior 1990’s update had left much to be desired. The client is an avid cook, and it was just not very functional for the family. The original kitchen was very choppy and included a large eat in area that took up more than its fair share of the space. On the wish list was a place where the family could comfortably congregate, that was easy and to cook in, that feels lived in and in check with the rest of the home’s décor. They also wanted a space that was not cluttered and dark – a happy, light and airy room. A small powder room off the space also needed some attention so we set out to include that in the remodel as well. See that arch in the neighboring dining room? The homeowner really wanted to make the opening to the dining room an arch to match, so we incorporated that into the design. Another unfortunate eyesore was the state of the ceiling and soffits. Turns out it was just a series of shortcuts from the prior renovation, and we were surprised and delighted that we were easily able to flatten out almost the entire ceiling with a couple of little reworks. Other changes we made were to add new windows that were appropriate to the new design, which included moving the sink window over slightly to give the work zone more breathing room. We also adjusted the height of the windows in what was previously the eat-in area that were too low for a countertop to work. We tried to keep an old island in the plan since it was a well-loved vintage find, but the tradeoff for the function of the new island was not worth it in the end. We hope the old found a new home, perhaps as a potting table. As the original plan started to take shape, some water damage provided the impetus to remodel a small upstairs hall bath. Once this bath was complete, the homeowners enjoyed the result so much that they decided to set aside the kitchen and complete a large master bath remodel. Once that was completed, we started planning for the kitchen! The original kitchen was just large enough to accommodate an island and a separate pantry but felt a little cramped, especially during the weekends when the couple likes to entertain. The primary goal was to maintain the functionality of the current space, but to add some breathing room as well as to provide a view to the homeowner’s side yard and substantial Hosta garden. The solution was to bump out the space about 10 feet which provided ample room for large pro appliances, a large island for gathering and an upgraded pantry space. It was important to the homeowners to create a space that felt like it belonged in their historic 1866 home. Details such as matching new trim to the existing large custom profiles in the original home and re-purposing an existing door to be used for the new pantry, provided these touches. A large window at the main sink provides that view into the yard and a beautiful focal point for the room. A mix of painted wood and stained cabinetry gives the new kitchen a sense of belonging in the older home, as do the Super White quartzite that has the look of marble, subway tile backsplash, polished nickel lanterns and glass and mirrored doors. The large pantry, filled with custom shelving built to the homeowner’s specifications, stainless steel appliances and the two Galley Workstations – sinks that do double duty as prep space – ensure that not only does the kitchen look great, but also functions in a personalized manner that works perfectly for the occupants. Doing the bump out also allowed the opportunity for a small mudroom and powder room right off the kitchen as well as re-arranging some openings to allow for better traffic flow throughout the entire first floor. The result is a comfortable up-to-date home that feels both steeped in history yet allows for today’s style of living.
