This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!) In a standard 5' wide room, this bathroom incorporated many of your tips - but also the overscaled tiles with huge leaf pattern added a subtle texture while keeping the monochromatic theme.. A wood ledge helps distance the tub from the wall and creates a feeling of larger space. These Canton, MA homeowners wanted to transform their standard build master bath into a more opened up and luxurious space. Knowing they would be living in the home for many years, the couple wanted a comfortable and spa-like feel. To achieve this, Renovisions Design and Remodeling removed the existing door to the bathroom and re-worked a pocket door into the design creating a better flow into the bath from the master bedroom. Replacing the existing fiberglass one-piece shower/tub with a custom built walk-in shower provided a larger space that is both functional and beautiful and a highly desired space to wind down at the end of their long workdays. Gorgeous porcelain tile compliments granite shelving, shower seat and curbing that was fabricated to match the existing vanity countertop. A frameless glass enclosure created a half-wall allowing for more light into the room yet ensures privacy. Just a step away, a thermostatically controlled, programmable heated floor entices the homeowners on chilly mornings. Now the clients have the master bathroom suite they had always wanted.

At the onset of this project, we found a roof deck garden in dire need of repair after a strong wind storm blew over an older pergola and screen system previously attached to limestone parapet caps. Our goal was to design and install a sturdier low maintenance screen system to protect against any future wind storms. We replaced limestone parapet caps, repaired the roof membrane and flashing, painted the walls and then replaced old stone tiles with sleek porcelain pavers. Our one of a kind hardwood screens add privacy from the windows of the adjacent high rise. Other details include a custom outdoor kitchen, lots of LED lighting to add warmth and illumination in the evening and a variety of gorgeous plants and ornamental trees, some reclaimed from the old garden. All plants are on an automated irrigation system.

Within the entry is a wall of walnut paneling with a hidden door leading to a large closet. Elegant white brick exterior home photo in Houston

The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. The overall effect is a truly sublime blend of an industrial modern aesthetic punctuated by personal elements of the owners’ storied life. Photography: James Brittain
