This amazing home displays an exterior view of its modern front door and windows. The windows are direct set and casement with a wood interior and aluminum clad exterior.

In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. Wanting to bring California cool to warm Texas, Designer Elizabeth Tranberg brought to life the kitchen these homeowners could only dream of. Designed with mostly base cabinetry to prevent obstructed views, an oversized arching window provides clear eyesight from every corner of the kitchen, whether you’re sitting at one of the oversized parallel islands or cooking at the stove. The cabinetry is Wood-Mode’s Cologne Inset door style with Hidden Dust Rail, and custom color matched for a Walnut finish. Hidden within the cabinets, pull-out bases and other organizational features along with integrated cabinet lighting make it easy to find cooking supplies, and below, toekick lighting provides ambient and functional lighting after the sun goes down. On top, white marbled countertops complement the Walnut Wood-Mode cabinetry beneath, and across the room, a marble accent wall hosts a wet bar and floating shelving that showcases glassware.

The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. The dining room in this historic home-has a beautiful bay window. Our team added a seat cushion upholstered in indoor out door velvet fabric with each throw pillow in a different tapestry. As seen-the satellite extra dining room is being used for a fun puzzle project.

On the main floor, the white oak floors integrate the great room, kitchen, and dining room to make up a grand living space. The master suite pulls from this dark bronze pallet. A custom stain was created from the exterior. The exterior mossy bronze-green on the window sashes and shutters was the inspiration for the stain. The walls and ceilings are planks and then for a calming and soothing effect, custom window treatments that are in a dark bronze velvet were added. In the master bath, it feels like an enclosed sleeping porch, The vanity is placed in front of the windows so there is a view out to the lake when getting ready each morning. Custom brass framed mirrors hang over the windows. The vanity is an updated design with random width and depth planks. The hardware is brass and bone. The countertop is lagos azul limestone.
