Originally built in 1929 and designed by famed architect Albert Farr who was responsible for the Wolf House that was built for Jack London in Glen Ellen, this building has always had tremendous historical significance. In keeping with tradition, the new design incorporates intricate plaster crown moulding details throughout with a splash of contemporary finishes lining the corridors. From venetian plaster finishes to German engineered wood flooring this house exhibits a delightful mix of traditional and contemporary styles. Many of the rooms contain reclaimed wood paneling, discretely faux-finished Trufig outlets and a completely integrated Savant Home Automation system. Equipped with radiant flooring and forced air-conditioning on the upper floors as well as a full fitness, sauna and spa recreation center at the basement level, this home truly contains all the amenities of modern-day living. The primary suite area is outfitted with floor to ceiling Calacatta stone with an uninterrupted view of the Golden Gate bridge from the bathtub. An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

Rather than placing the dining room table traditionally into the center of the room, the Mohrman's opted to push it to one side. While this orientation allows for direct passage into the kitchen and rooms beyond, it also increases the spaciousness of the dining room overall. The house originally sported popcorn-textured ceilings until recently when Kiel designed and constructed the beams and paneling for the ceiling. "It was the best way we could think to deal with wiring issues in the ceiling", explains Chelsea. "The new wiring runs through the beams, and it all adds to the charm of the home." When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

This charming European-inspired home juxtaposes old-world architecture with more contemporary details. The exterior is primarily comprised of granite stonework with limestone accents. The stair turret provides circulation throughout all three levels of the home, and custom iron windows afford expansive lake and mountain views. The interior features custom iron windows, plaster walls, reclaimed heart pine timbers, quartersawn oak floors and reclaimed oak millwork.

Cedar Cove Modern benefits from its integration into the landscape. The house is set back from Lake Webster to preserve an existing stand of broadleaf trees that filter the low western sun that sets over the lake. Its split-level design follows the gentle grade of the surrounding slope. The L-shape of the house forms a protected garden entryway in the area of the house facing away from the lake while a two-story stone wall marks the entry and continues through the width of the house, leading the eye to a rear terrace. This terrace has a spectacular view aided by the structure’s smart positioning in relationship to Lake Webster. The interior spaces are also organized to prioritize views of the lake. The living room looks out over the stone terrace at the rear of the house. The bisecting stone wall forms the fireplace in the living room and visually separates the two-story bedroom wing from the active spaces of the house. The screen porch, a staple of our modern house designs, flanks the terrace. Viewed from the lake, the house accentuates the contours of the land, while the clerestory window above the living room emits a soft glow through the canopy of preserved trees.

This dining and kitchen space in a wabi-sabi lakeside retreat designed by PKA Architecture and Yond Interiors is grounded by antique elm flooring, with antique elm ceiling paneling and box beams carrying the same warm tone overhead. A long dining table with leather and rush-seat chairs sits beneath layered pendant lighting, while a wood-toned kitchen with open shelving and a wood bench divider with black steel columns continue the home's natural, restrained palette. The natural hues of reclaimed elm are bright and comforting, showing tans, light browns, and a subtle tinge of red that gives the wood an almost iridescent shimmer, embodying the wabi-sabi appreciation for natural imperfection and the passage of time. The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.
