The inspiration was a Thai inspired retreat that offered comfortable lounging outdoors. The suspended outdoor bed displays an asian aesthetic while giving the lounger a zen floating sensation. This Hardscape offers great entertaining with outdoor lounging around a beautiful custom fire pit and a custom built-in barbecue kitchen.

The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but. We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone pavers, this new area alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all. The next problem to overcome was the disconnected feel of the existing patio; there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement in their outdoor space. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating and gaining the greatest amount of continuous, flat space that the client needed. But even so, that flat space would be limited to a very tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space. And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above. However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise. But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces. The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining hardscape gaps were later filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space. The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and then lit up with the incredibly versatile Pentair GloBrite LED pool lights. In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.

Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

Here we used Trex’s Rope Swing boards for the deck and designed its multi-levels around the clients’ new hot tub. Because it’s a good idea to take breaks from long stays in a hot tub, we added a bench and private screened seating area — also made from Trex boards, topped with an attractive lattice design. www.deckandpatio.com

Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.
