This young family has a great house on a great street in a great location. The kitchen was a large space with ample room and great view to the backyard. The dated cabinets and large peninsula layout however were not working for them, so they came in looking for a fresh start. Goals for the project included adding a large island with seating for four and a bright, open and cheerful space for daily meals and entertaining. Our clients also wanted to keep the existing breakfast table, but the original space did not allow for an island and breakfast table. Our solution was to create banquette seating which gave us the extra inches necessary to accomplish both. The larger awning window over the kitchen sink allows for ample light in the new space. The wall between the kitchen and family room was partially removed to provide the more open feeling our clients desired. The work triangle is centered on the island which serves as a big open prep space conveniently located across from the large pro style range. The island also houses the microwave and a 2nd oven for larger gatherings. A new counter depth fridge and beverage center provide options for refrigeration. A simple pallet of white cabinetry, Carrera marble countertops and polished nickel fixtures will be a timeless look and provide a lovely backdrop for entertaining and spending time with family. We reconfigured the kitchen to maximize the light and the view. The sink and window were previously facing the next door neighbor's garage, so that became the range wall and the window was relocated to face the beautiful trees and rock formations in the back yard. A full light exterior entry door was added in place of the former door to let natural light flood the space. Layered recess lighting and a glass pendant over the sink further increase brightness in what was previously a very dark space. Custom moody gray-blue inset shaker cabinetry is paired with elongated handmade matte white tile backsplash, alongside white quartz, pale blue walls and off-white trim. Quartersawn white oak floors replace the old linoleum and blend beautifully with the original pine floors on the rest of the first floor. Warm brass hardware and fixtures are a lovely contrast against the dark cabinetry. A fluted white fireclay farm sink is a functional statement piece in a small space. An Acacia wood island with stainless steel top adds practical warmth. Period-appropriate trim was brought back into the modern kitchen to maintain the historic integrity of the home.

For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Our clients house was built in 2012, so it was not that outdated, it was just dark. The clients wanted to lighten the kitchen and create something that was their own, using more unique products. The master bath needed to be updated and they wanted the upstairs game room to be more functional for their family. The original kitchen was very dark and all brown. The cabinets were stained dark brown, the countertops were a dark brown and black granite, with a beige backsplash. We kept the dark cabinets but lightened everything else. A new translucent frosted glass pantry door was installed to soften the feel of the kitchen. The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. Inspiration for a large timeless u-shaped medium tone wood floor kitchen remodel in Minneapolis with a farmhouse sink, recessed-panel cabinets, blue cabinets, marble countertops, white backsplash, stainless steel appliances and an island

This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

Beaux arts architecture of Blairsden was inspiration for kitchen. Homeowner wanted clean airy look while repurposing cold commercial cooking space to an aesthetically pleasing functional kitchen for family and friends or for a catering staff during larger gatherings. Aside from the hand made LaCornue range, no appliances were to be be in the kitchen so as not to interfere with the aesthetic. Instead, the appliances were moved to an adjacent space and celebrated as their own aesthetic with complimentary stainless steel cabinetry and tiled walls. The color pallet of the kitchen was intentionally subtle with tones of beige white and grey. Light was reintroduced into the space by rebuilding the east and north windows. Traffic pattern was improved by moving range from south wall to north wall. Custom stainless structural window, with stainless steel screen and natural brass harlequin grill encapsulated in insulated frosted glass, was engineered to support hood and creates a stunning backdrop for the already gorgeous range. All hardware in kitchen is unlacquered natural brass intentionally selected so as to develop its own patina as it oxides over time to give a true historic quality.
