Where is the best place to put the laundry room from a plumbing perspective? Is anything roughed in? Do you want to have a full or half bath as well? I know I wish the previous owners of our house had done that when they finished our basement. In the space that is labeled Workshop, are there full height windows and is that where the door to the outside is? There are two sets of stairs? Which one would be used most frequently? Is there a big bulkhead for HVAC running down the middle? Can you add it to your drawing?

I think* our preferred space would be beside the set of stairs near the small sump pump closet (could switch the door in that space). That’s where some existing drains/pipes are running along the ceiling. We’re on a well so expecting some additional work required for plumbing.

The door in the basement is partially below grade so the windows are on the smaller side but it’s direct access to the backyard and pool. The space that I’ve scribbled red is the basement for our mainfloor in-law suite so the rest of the space is what makes up the 2000sqft. There is a fair bit of hvac and a beam running down between the workshop and the other space. I expect to have to get creative with bulkheads!

Can you draw the space on graph paper so we can see exact dimensions? Leave out the walls that are not there, or make a dashed line for walls that are there but could be removed. Draw a laundry room and bath at the bottom of the stairs. I don't know how big a laundry room you want. If there is going to be a bath included in the in-law suite maybe you don't need another one here? Or just a half bath? I would put the hang out room where the door and windows are if there is enough room for a sofa/TV grouping without blocking the path to the door to outside. Put the exercise room in the space marked Family/Rec, or switch with the hang out space if it doesn't work out by the back door. How much is the HO going to be used? Maybe that should include one of the windows. If you don't really need all that space, don't finish all of it. Part of my basement isn't finished. DH has a workshop and there is room for stuff (you know, that stuff you should get rid of, but you haven't yet) and holiday decor, etc. Before you put up drywall have a HVAC consult so you allow for heating and cooling the finished space properly. If you can, put in walls next to where you're going to need a bulkhead so they're not in the middle of a room, sticking out like a sore thumb. Sometimes it's a good idea to make kind of a tray ceiling to make the bulkhead look intentional. Look at what they did in the picture below.
