Interior Style that's Functional fir space, quality Not Overpriced

Any positive suggestions are welcomed.
New construction, open floorplan. One-sided fireplace built in. The room is a bit off center. Struggling with choosing furniture store that is quality and not overpriced furniture. I like coastal chic yet classic style and what I see in stores either looks worn down (slipcover), sits too low to the ground or too formal. Sectional doesn't allow for movement when hostessing.

    Are you asking for recommendations for a furniture store? If so, what geographic area or nearest big city? What price range for a sofa, for example?

    I have a somewhat similar floor plan and am struggling with furniture placement as well. I have windows looking out to a covered deck where your sliding doors are. Currently my couch is in front of that large window but its not great for tv warching. Once you take into account walk ways there aren’t a lot of options for furniture placement sadly.

    There are many different layouts you could look at doing. Are you planning on having a TV in the space? Below are a few ideas. Please note the sofas, swivel chairs, ottomans, rugs, coffee tables, side tables, etc.

    The best layouts like @JAN MOYER‘s fully utilize great room space that is visible from the foyer. Will people sitting in the space be visible from the street/exterior through your front door if it has glass inserts or sidelights?

    Is your kitchen island at an angle to the fireplace or is your photo distorted?

    What's your budget? Based on your comments I would check out Ballard for inspiration and decorative items.

    I have been searching for sofas and I agree that 90% of what is available in stores is too low or too deep.

    I've narrowed my choices down to a few styles that might be too formal for you. We were able to go to NC furniture market and test them all in person.

    I doubt the island is angled, the screen shot photo is not helpful, and is panoramic , thus pure distortion, to include distorting walls. USE the plan you have, with dimensions they provide you.

    Figure out your furniture budget - don't skimp on quality as best you can afford in seating. It's the CORE of the room, and when it "uglies" out for lack of scale or quality it will ugly out the entire room. feet and inches tell you no lies.

    That IS your space: )



    You want quality? Hickory chair is that......no, it isn't cheap, no you can't click and order.

    What is your budget? Cheap stuff is expensive these day, but quality costs $$$. What is your budget so we can give you realistic suggestions that match what you can afford.

    Define "not overpriced"? Do you mean not expensive?

    The better sofas will be in the $8,000 range and above. You get a better frame, better cushion foam/down and better fabrics. Look for indoor/outdoor, crypton, etc fabric.

    You don't have to buy everything at the same store. Spend your money on good sofas and chairs that will last, but you can buy your other pieces from different places.

    I would not place the TV over the fireplace.

    I'm assuming family members would like to sit on a sofa facing the TV and that perhaps someone in the family would like a large lounge chair/recliner for themselves.

    Lots of people like to be able to place their feet up on an ottoman, so one combined with a sliding coffee table would be very functional.

    How many need to sit? How much tv do you watch? How many in the family and how many to Host? We do not know, right?


    depending your need to be dead on/ PERFECTION FACING, or to use a swing out bracket.

    You can also use a tilt down bracket over the fire, if that is where it suits your family best.

    $6k on a sofa I'm so enamored with ok. I think furniture $12-15k.

     

    thanks everyone for detail advice. Unfortunately my hubby put the TV over fireplace already 🤷‍♀️. You cannot see seating from the road. We're near Augusta GA.

    You can remove a tv......and hang ART! over an electrical connection.

    A room is more than a single couch! Begin with a rug you love in 10 x 14, Pull a color from the rug,

    Add chairs..!

    Post the couch you're enamored with, @ 6 K and know you should allow 2000.00 each for a chair. You need lighting...the rug to ground the space.

    You should be able to get the living area on 15k or close.

    You can spend far less than some of the numbers being thrown around here and have a lovely home. You just need to know what you want and do a bit of digging. Get the sofa if you love it and slowly fill the rest of the space over time. TV on top of fireplace is totally fine too if it suits your family’s needs and what is wanted.

    @K Y2024 Is Weinbergers still open in Augusta? They used to carry lots of decent brands and had great prices on their floor samples. I haven't lived in the area for years but shopped there often.

    Why is the goal here, on these pages, always "to spend less"?!

    The goal should be to put the resources to things which should LAST. ....and not go into debt doing it.

    Spending 15k on an empty room , in a house that was what? 300K , 400k less/ more and up? Depending area?

    It's one thing to buy a rug inexpensively, because you know your kids will barf, or the cat will claw it.

    Art canvases to hold you over until you find ART you love.

    It's a whole "another", to sacrifice quality seating and its longevity if you can avoid it.

    She already has her eye on a sofa......so?

    Why is the goal from designers always to spend more? Suggesting 2k per chair as a budget is outside of what most folks can afford. Or if they can then it would be over time and not in one splurge. People pointing out you can decorate for less isn’t bad, it’s realistic and what most people can tolerate. There are many ways to furnish a room well, that is comfortable, and will last, that don’t have to be expensive.

    A really nice sofa, whether Stickley made, or Henredon "Fireside" , or Sherrill, or Pearson, thirty years ago? About 2500.00! Top of the line such as Baker? About 5,000.

    I will also ask, what did you pay for a car, thirty years ago........

    Fast forward to current, whether a Hickory Chair, or Taylor King, or Century all better by far than anything one can buy with a click online, you will pay more, and depending a fabric selection not less than 4,000 and up from there. Just because a chair is missing "the middle" , it's still arms, legs, cushion, so I'd not expect a good quality at less than 1500.00.

    It was the mass market; Pottery Barn, Arhaus, Restoration Hardware and more that made one believe you could have a lasting sofa for 1800.00 or less, around twenty years ago!

    Today, a couch from Arhaus, or the others, just a basic three seat and depending fabric, or RH for example......read the red " member sale)

    starting @ 5487.00........and


    I am here to tell you that 5487.00 above is ONE THIRD the quality of a 6,000 dollar Hickory chair, or a Taylor King. I will tell you you will be sitting "on the floor" in 18 months, or sliding out of it.

    You can shoot the messenger, but your home, your car, your washing machine or dishwasher....nothing you want to OWN for any length of time, costs what it did thirty years ago.

    ALL of the 1400.00, 1800,00 sofas available with a click? Don't expect quality. You will buy three of them, to one HicKory Chair .

    Shop the consignment stores, recover, .......it doesn't have a great answer.

    Just know you can't have a BMW or a Volvo for the price of a Chevy, even a Chevy that might look identical to the Volvo or BMW, or Honda or you pick..

    Know that I could run into a Home Sense, find a super looking couch, two chairs, a rug, a couple side tables, a coffee table, a pair of lamps and ring out at under 3,000 for all of it. It will look fantastic. ...........for one year max.

    I can go get a nice basic @ Ethan Allen ( "from 3500.00" more in better or more exciting fabric )








    . It's a half the quality in construction of a Taylor King, and a third the quality of a Hickory chair, because Ethan Allen is not what moms Ethan Allen used to be.

    I do not think the OP has a sofa in mind! She answered the budget question. I heard her say if she loved the sofa she would be willing to spend 2k on it! Here's my issue with the "quality" furniture debate. Ya all see counters and cupboards as exchangeable but you are talking about furniture as if it needs to last a millennial!! Furniture needs change over time as families ebb and flow. I do not see furniture as an 'investment' like so many designers like to put out there. You aren't going to resell it!! No one else will want it. What you find comfortable is likely not what another finds comfortable. Furniture stores are rather regional and the better ones are not going to be found in every city. The OP needs to seek advise from those near by. If the only way to get a 'quality' chair is to spend 2k on it--well that explains why Wayfair and Overstock are popular with newlyweds!!!

    The "Investment" is that which will wear, that which will be comfortable, that which won't end in a landfill or trail of tears in 18 months.

    Yes, people BUY for far less, all the time. She asked......... this:

    You will struggle forever, unless you understand, that you get to SOME degree, and most of the time, exactly what you pay for!

    After thirty plus years in this business, I will simply say.......go right ahead and shoot this messenger.

    Of COURSE you can have a chair for 299.00 next week. For 399.00! Just don't think for two minutes, you will still have it in two years, unless.........nobody ever sits on it.

    You don't get to decide/dictate the price of anything. You get to decide what you are willing to pay, for any given thing. What are you willing to consider..

    HERE? A local to me consignment.



    Now..... Maybe it's perfectly great as is. Or? It isn't .But if I sat, and if it was comfy, it might go to the upholstery shop.

    I would pick a fabric, eliminate the sock arm, eliminate the welt. Kick it in the fanny update.

    Needs 22 yards, and maybe a performance velvet @ 50.00 a yard. Call that 1100.00 and not less than 1600.00 for upholstery labor. A 100.00 bucks to get it to the shop, and back out again.

    All in? I might have a brand new ten year/ quality sofa when finished, for 3,799.00 and NYS tax = 4103.92

    and it might be to die for comfy/beautiful to boot and will beat an awful lot of junk on the market. Ten years is 410.00 per year...of comfort.

    @kendrah I like to shop around, wait for deals and sales. We’ve been happy to have unfinished rooms over the years. We also have done very well with second hand. Our bar stools were over $500 per chair and we got them for $25 each as someone was redecorating, our dining table was custom made and solid wood for $500 but originally over $5k. The sectional we have is from a smaller local brand and we bought it from a store we used to live near where we knew the owner so he gave us a deal. In our rec room we have a sofa we for at a warehouse sale. We’ve had it for close to 20 years now and it’s still in great shape.

    But honestly the point about things changing is valid and accurate. While I don’t see is changing our dining table probably ever I expect in the next 5-10 years to want to change the stools, in our living room put needs now are different than when we had toddlers and having a cheaper ikea couch when kids were little made way more sense.

    I also absolutely agree this needs to be about looking locally and finding something that works that way. You can figure out style and get ideas here but it’s in person you will find what you really want. Personally I want to sit on a sofa before I buy it but there are many things I would consider buying online beyond that.

    We are in this weird space where there is quality furniture at a huge price point that most cannot rise to, unless it done piece by piece as an investment. This requires a certain amount of diligent planning and ability to pair pieces piecemeal fashion witout having a loss of cohesion. All others (on a tight budget, using credit, starter home, young families that will wreck things) who need to furnish whole rooms or whole homes sort of get stuck in the Living Spaces, Ashley, Costco market for crap. Worst of all is the West Elm, PB, Crate & Barrell trap - pretty junk that falls apart but the prices come in high enough that you are lulled into a false sense of security that you have quality.


    I am somewhere in the middle and have found scouring the online marketplaces and consignment shops is a great place to start - the scrolling and browsing takes time but shows you a lot of what you don't want and helps you hone your style. Estate sales also. The only brick and mortar that's not very expensive but I've found to be decent is Room & Board, but that said, I know it will not be my forever sofa and chairs from there.
