Inspiration for a small contemporary galley concrete floor and gray floor kitchen remodel in San Francisco with an undermount sink, flat-panel cabinets, quartzite countertops, white backsplash, ceramic backsplash, stainless steel appliances and black countertops

Once a galley kitchen with a garage door at the end of it, MOTIF reconfigured the layout and moved the garage door, removed a wall and opened the kitchen to the adjacent living space, The couple who lives in this cottage-like home has a great place to cook and entertain friends. These very social homeowners can now host parties and entertain their friends and family well with the newly designed layout. A love for cooking inspired the design of the wall above the range. The cabinets were built by hand by the previous owner who was a professional carpenter. In the interest of honoring his life, we kept the boxes and reconfigured the layout while adding some new custom touches that look like they were always there.

The Lyptus wood chosen for the vanity and linen cabinetry is a unique, sustainable wood species that has become popular with many homeowners. It resembles Mahogany with its grain texture and rich, red coloring but it has more color variation. Lyptus is a hybrid of the Eucalyptus plant and is grown on plantations in South America that are certified to Brazil's sustainable forestry standards. A notable environmental advantage is that trees grow to full maturity in 15 years (compared to 50+ years for most domestic hardwoods). Color is primarily a rich, red brown but can vary dramatically from light pink to very dark brown. Our darker stained finishes temper some of the color variation for a unique and attractive look. Interior staircase of an AIA East Bay Award-winning new construction home in the Berkeley Hills, CA. A two-story floating open-riser stair with hardwood treads suspended from a vertical black steel rod balustrade rises the full height of the board-formed concrete retaining wall. The hillside itself expressed as the home's most powerful interior material. The vertical steel rod balustrade creates a rhythmic screen of fine black lines against the raw concrete texture, while the continuous steel-framed skylight slot above floods the stair volume with natural light that rakes across the board-formed horizontal grain. An oak wall-mounted handrail runs the full height of the concrete wall on the right.

This amazing bathroom was renovated to have a modern flare. The tile is a shiny gray porcelain that has a rectified edge so it could be butted up tight and the grout lines minimal. My client had previously chosen this tile throughout her home. The Graff Luna freestanding tub filler is mounted on a floating glass mosaic tiled wall. We relocated the tub. Instead of saw cutting into the slab floor we built a platform to hide the plumbing that the tub rests on. The floating vanity cabinets are made of laminate beautifully displaying the quartz countertop with a straight 3" mitered edge. The sides of the countertops drop to the floor on each side of the cabinet, known as a waterfall edge. My client and I designed a cut in wave on the tiled floor leading into the shiny white shower with a floating white quartz bench seat. We built in custom planters made from the quartz countertop material that balance out each side of the floating tub wall in the center of the bathroom. I must say, throughout this design process my client was involved the entire time. She played an integral role in selecting the amazing fixtures seen in this master bathroom remodel. She needed help with the layout so she reached out to us. As you can see in the results we collaborated well together. It was pleasure to work with a client who has such exquisite taste.

The main ‘wharf’ cottage seen here extends over the tidal salt pond below with a structural steel frame anchored to the pond’s granite basin and contains communal living spaces: kitchen, dining, and living rooms. Linking interior space to the views beyond is a cantilevered deck which appears to float above the water. The flanking cottages not seen here contain private sleeping quarters and frame views to the surrounding moss covered forest. The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

This Master Bathroom remodel removed some framing and drywall above and at the sides of the shower opening to enlarge the shower entry and provide a breathtaking view to the exotic polished porcelain marble tile in a 24 x 48 size used inside. The sliced stone used as vertical accent was hand placed by the tile installer to eliminate the tile outlines sometimes seen in lesser quality installations. The agate design glass tiles used as the backsplash and mirror surround delight the eye. The warm brown griege cabinetry have custom designed drawer interiors to work around the plumbing underneath. Floating vanities add visual space to the room. The dark brown in the herringbone shower floor is repeated in the master bedroom wood flooring coloring so that the entire master suite flows.

Owner, architect, and site merged a design from their mutual association with the river. Located on the edge of Goose Creek, the owner was drawn to the site, reminiscent of a river from his youth that he used to tube down with friends and a 6-pack of beer. The architect, although growing up a country way, had similar memories along the water. Design gains momentum from conversations of built forms they recall floating along: mills and industrial compounds lining waterways that once acted as their lifeline. The common memories of floating past stone abutments and looking up at timber trussed bridges from below inform the interior. The concept extends into the hardscape in piers, and terraces that recall those partial elements remaining in and around the river. ©️Maxwell MacKenzie

We replaced the brick with a Tuscan-colored stacked stone and added a wood mantel; the television was built-in to the stacked stone and framed out for a custom look. This created an updated design scheme for the room and a focal point. We also removed an entry wall on the east side of the home, and a wet bar near the back of the living area. This had an immediate impact on the brightness of the room and allowed for more natural light and a more open, airy feel, as well as increased square footage of the space. We followed up by updating the paint color to lighten the room, while also creating a natural flow into the remaining rooms of this first-floor, open floor plan. After removing the brick underneath the shelving units, we added a bench storage unit and closed cabinetry for storage. The back walls were finalized with a white shiplap wall treatment to brighten the space and wood shelving for accessories. On the left side of the fireplace, we added a single floating wood shelf to highlight and display the sword. The popcorn ceiling was scraped and replaced with a cleaner look, and the wood beams were stained to match the new mantle and floating shelves. The updated ceiling and beams created another dramatic focal point in the room, drawing the eye upward, and creating an open, spacious feel to the room. The room was finalized by removing the existing ceiling fan and replacing it with a rustic, two-toned, four-light chandelier in a distressed weathered oak finish on an iron metal frame. Floating vanity cabinet has flat door style with modern gray metallic veneer with slight sheen. 4 LED pendant lights shimmer with tiny bubbles extending a nod to the tub chandelier. Center vanity storage cabinet has sand blasted semi-opaque glass.
