The mudroom runs alongside of the rear patio, linking the kitchen to the original coach house that was on the property. The coach house was converted into a garage and a home theater. The mudroom features ample, easily accessible storage to organize clutter before it has the chance to reach into the rest of the house. Likewise a stacked washer and dryer (which complement those in the main laundry room on the second floor) capture muddy uniforms and the like. Closed cabinets hold additional coat storage, brooms, and cleaning supplies. A frosted glass panel door can close off views to the mudroom from the kitchen.

Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

The structural Douglas Fir post and ceiling beams set the tone along with the stain matched 2x6 pine tongue and groove ceiling –this also serves as the finished floor surface at the loft above. Dreaming a cozy feel at the kitchen/dining area a darker stain was used to visual provide a shorter ceiling height to a 9’ plate line. The knotty Alder floating shelves and wall cabinetry share their own natural finish with a chocolate glazing. The island cabinet was of painted maple with a chocolate glaze as well, this unit wanted to look like a piece of furniture that was brought into the ‘cabin’ rather than built-in, again with a value minded approach. The flooring is a pre-finished engineered ½” Oak flooring, and again with the darker shade we wanted to emotionally deliver the cozier feel for the space. Additionally, lighting is essential to a cook’s –and kitchen’s- performance. We needed there to be ample lighting but only wanted to draw attention to the pendants above the island and the dining chandelier. We opted to wash the back splash and the counter tops with hidden LED strips. We then elected to use track lighting over the cooking area with as small of heads as possible and in black to make them ‘go away’ or get lost in the sauce.

We were asked to create something really special for one of our most admired clients. This home has been a labor of love for both of us as we finally made it exactly what she wanted it to be. After many concept ideas we landed on a design that is stunning! All of the elements on her wish list are incorporated in this challenging, multi-level landscape: A front yard to match the modern traditional-style home while creating privacy from the street; a side yard that proudly connects the front and back; and a lower level with plantings in lush greens, whites, purples and pinks and plentiful lawn space for kids and dogs. Her outdoor living space includes an outdoor kitchen with bar, outdoor living room with fireplace, dining patio, a bedroom-adjacent lounging patio with modern fountain, enclosed vegetable garden, rose garden walk with European-style fountain and meditation bench, and a fire pit with sitting area on the upper level to take in the panoramic views of the sunset over the wooded ridge. Outdoor lighting brings it alive at night, and for parties you can’t beat the killer sound system!

Relocating to Portland, Oregon from California, this young family immediately hired Amy to redesign their newly purchased home to better fit their needs. The project included updating the kitchen, hall bath, and adding an en suite to their master bedroom. Removing a wall between the kitchen and dining allowed for additional counter space and storage along with improved traffic flow and increased natural light to the heart of the home. This galley style kitchen is focused on efficiency and functionality through custom cabinets with a pantry boasting drawer storage topped with quartz slab for durability, pull-out storage accessories throughout, deep drawers, and a quartz topped coffee bar/ buffet facing the dining area. The master bath and hall bath were born out of a single bath and a closet. While modest in size, the bathrooms are filled with functionality and colorful design elements. Durable hex shaped porcelain tiles compliment the blue vanities topped with white quartz countertops. The shower and tub are both tiled in handmade ceramic tiles, bringing much needed texture and movement of light to the space. The hall bath is outfitted with a toe-kick pull-out step for the family’s youngest member!

The laundry room was placed between the front of the house (kitchen/dining/formal living) and the back game/informal family room. Guests frequently walked by this normally private area. Laundry room now has tall cleaning storage and custom cabinet to hide the washer/dryer when not in use. A new sink and faucet create a functional cleaning and serving space and a hidden waste bin sits on the right.

10x12 Studio Shed home office - Lifestyle Interior plus our added height option. The standard height of most models is 8'6" but you can choose to add 1 or even 2 extra feet of ceiling height. Our small kit "Pinyon" sits perpendicular to the office, holding garden tools and other supplies in a 4x8 footprint. The concrete pad, which extends to serve as the interior floor as well, was poured and stained by the home owner once the design phase of his project was complete.
