Removing three walls allowed us to open up the kitchen space to the living and dining areas. The warm mix of walnut and gray stained cherry cabinets creates interest and breaks up a relatively long narrow space. The custom built larder cabinet provides a convenient place for frequently used small appliances and a natural breakfast prep area and keeps the other countertops open and free of clutter. Combining the additional functions of a desktop organizing area and a mudroom was solved by custom constructing a niche for a magnetic blackboard and a mudroom area with cubbies and coat hooks. The new-construction house in Bethesda, Maryland, had lovely millwork, including coffered ceilings, wainscoting, crown moldings and tall baseboards. But it lacked our clients' personality and style that reflected their Southern roots and love of coastal settings. We incorporated elements like wallpaper, paint and furnishings and without having to remodel, which made a huge transformation for this home and family of six. There is a varying but also consistent blue and white theme throughout the home from navy to slate, interspersed with cheerful patterns through the throw pillows and accent fabrics, as well as bold colors in the drapery and custom sitting room built-ins. There are also coastal vibes make an appearance through several paintings, woven grass shade, jute area rugs, and driftwood finishes, to create a light and breezy organic feel.

Klopf Architecture completely remodeled this once dark Eichler house in Palo Alto creating a more open, bright and functional family home. The reconfigured great room with new full height windows and sliding glass doors blends the indoors with the newly landscaped patio and seating areas outside. The former galley kitchen was relocated and was opened up to have clear sight lines through the great room and out to the patios and yard, including a large island and a beautiful walnut bar countertop with seating. An integrated small front addition was added allowing for a more spacious master bath and hall bath layouts. With the removal of the old brick fireplace, larger sliding glass doors and multiple skylights now flood the home with natural light. The goals were to work within the Eichler style while creating a more open, indoor-outdoor flow and functional spaces, as well as a more efficient building envelope including a well insulated roof, providing solutions that many Eichler homeowners appreciate. The original entryway lacked unique details; the clients desired a more gracious front approach. The historic Eichler color palette was used to create a modern updated front facade. Durable grey porcelain floor tiles unify the entire home, creating a continuous flow. They, along with white walls, provide a backdrop for the unique elements and materials to stand on their own, such as the brightly colored mosaic tiles, the walnut bar and furniture, and stained ceiling boards. A secondary living space was extended out to the patio with the addition of a bench and additional seating. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California. Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends. Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure! The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. Jackie and Sean loved the Algonquin neighborhood they lived in with the peaceful neighborhood and the close proximity to work and school. What they didn’t love was how outdated their home had become. With a cramped kitchen and an unused dining room, they decided a remodel was the perfect solution to their problem. They would be able to continue to live in the area they loved, while at the same time they could have the dream home they envisioned. After a thorough search, Jackie came across Advance Design Studio. She was impressed by all of the positive reviews she saw on the internet and saw herself identifying with all of the project stories she saw on the website. Once they met with designer Scott Christensen and owner Todd Jurs, they knew Advance Design was the right company to make their dreams a reality. The project consisted of four main areas: the kitchen/dining/powder room, the laundry room, the master bathroom, and the kid’s bathroom. They wanted to expand the kitchen into the seldom used dining room and add a large island for hosting parties and family gatherings. They also wanted new hardwood flooring throughout the first level. The laundry room needed to be more functional, and all three bathrooms were in dire need of updating. The closed off kitchen was opened up to create a sweeping space between the new eating area and the much larger kitchen. A handsome dry bar complete with a beverage refrigerator and lighted glass door cabinetry makes an elegant transition across from a peninsula area filled with storage. An additional decorative cabinet lighting up elegant dishware through the mullioned glass sits directly across from the drybar. An expansive island was critical to the kitchen plans. Jackie, Sean and Scott worked closely together to create just the right details for their design. They wanted the island to be functional in addition to being the centerpiece of the room. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. Color 3D renderings were created to portray what the space would look like so Mike and Michelle could visualize the space in advance. Detailed trim and crown moldings grace the built in buffet and wet bar making for an amazingly functional space that lacks nothing in style and visual interest. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. The extra space makes doing laundry much more pleasurable and the added storage is a great for all those little things like winter hats and gloves, umbrellas and the like. “The Advance Design project team was phenomenal to work with,” Michelle says. “They came in, shared the plans with us and walked us through the expectations. We always knew what was coming next.” Converting an existing closet space, the wet bar upstairs was challenging because they wanted a functional area that didn’t look or feel like cabinets just sticking out of a closet. So the Advance team transformed this ordinary closet space into a stunning wet bar that architecturally appears as if it’s always been there. Traditional, elegant hand carved custom molding matching the adjacent fireplace ties the new entertainment bar area in nicely with the existing family room and kitchen area. Featuring a built in wine refrigerator, Dura Supreme cabinetry in deep cherry wood elegantly displays wine bottles and etched glass mullion doors that fill with soft light in the evening hours. Cambria “Windermere” quartz countertops with a sophisticated hammered copper sink and a glimmering backsplash round out the stunning wet bar. Hosting parties and family functions has become much more enjoyable now that they have a dedicated beverage serving area large enough to include hors devours. All three projects were designed and constructed together at the same time, making for a cohesive project that was administered smoothly and easily both for the design team and for the family.
