Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

This scullery kitchen is located near the garage entrance to the home and the utility room. It is one of two kitchens in the home. The more formal entertaining kitchen is open to the formal living area. This kitchen provides an area for the bulk of the cooking and dish washing. It can also serve as a staging area for caterers when needed. Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

These homeowners told us they were so in love with some of the details in our Springbank Hill renovation that they wanted to see a couple of them in their own home - so we obliged! It was an honour to know that we nailed the design on the original so perfectly that another family would want to bring a similar version of it into their own home. In the kitchen, we knocked out the triangular island and the pantry to make way for a better layout with even more storage space for this young family. A fresh laundry room with ample cabinetry and a serene ensuite with a show-stopping black tub also brought a new look to what was once a dark and dated builder grade home. This laundry room was created by removing the existing bathroom and bedroom closet. Medallion Designer Series maple full overlay cabinet’s in the Potters Mill door style with Harbor Mist painted finish was installed. Formica Laminate Concrete Stone with a bull edge and single bowl Kurran undermount stainless steel sink with a chrome Moen faucet. Boulder Terra Linear Blend tile was used for the backsplash and washer outlet box cover. On the floor 12x24 Mediterranean Essence tile in Bronze finish was installed. A Bosch washer & dryer were also installed.

Laundry room - coastal laundry room idea

Ronda Batchelor's laundry room is supper efficent now. She took used cabinets and spray painted them gray, faux painted a second hand countertop to create a folding table. Dirty clothes bins tuck neatly underneath.
