We were contacted by a home owner in Playa Vista who had just purchased a home with a relatively small yard. They wanted to explore our services of how we could maximize space and turn their back yard into an area that was warm, welcoming, and had multiple uses / purposes. We integrated a modern cedar deck with a built in hot tub, created a nice perimeter planter with hedges that will continue to grow to add privacy, installed awesome concrete pavers and of course... you cant forget the ambient outdoor string lights. This project turned out stunning and we would love to assist you on any project you might be looking to embark on in the near future.

Fully encapsulated by tile and glass, the wet room features a free standing Maax tub, multi-function showering experience with Brizo Virage valves and body sprays as well as a useful corner seat.This project was a joint effort between J. Our homeowner had dreamt about one day redoing her beyond outdated kitchen since they day her husband carried her over the threshold. Vinyl flooring used for a backsplash, dingy carpeting, laminate with no sheen left to speak of and mismatched cabinetry…. it was time to make it happen. A year’s worth of planning later, her time capsule became one dreamy kitchen. Functionality reigns supreme in this small, but efficient kitchen where every cabinet has a story to tell and a place to store it. Countertop space to the right of the stove was an added necessity for function and safety. The raised snack bar is perfect for day to day meals and the lowered countertop was a must for this petite baker. A new lighting plan includes recessed lights, under-cabinet and accent lights, while new lighting fixtures reflect the client’s sense of style. Dingy brick patterned carpet was removed making way for new hardwood floors toothed in from the dining room. An airy palette gained some weight with the use of larger details; the oversized hood, beefy turned posts, prominent apron front sink and a grouping of tall cabinets on the refrigerator wall. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site. James Yochum

I built this on my property for my aging father who has some health issues. Handicap accessibility was a factor in design. His dream has always been to try retire to a cabin in the woods. This is what he got. It is a 1 bedroom, 1 bath with a great room. It is 600 sqft of AC space. The footprint is 40' x 26' overall. The site was the former home of our pig pen. I only had to take 1 tree to make this work and I planted 3 in its place. The axis is set from root ball to root ball. The rear center is aligned with mean sunset and is visible across a wetland. The goal was to make the home feel like it was floating in the palms. The geometry had to simple and I didn't want it feeling heavy on the land so I cantilevered the structure beyond exposed foundation walls. My barn is nearby and it features old 1950's "S" corrugated metal panel walls. I used the same panel profile for my siding. I ran it vertical to math the barn, but also to balance the length of the structure and stretch the high point into the canopy, visually. The wood is all Southern Yellow Pine. This material came from clearing at the Babcock Ranch Development site. I ran it through the structure, end to end and horizontally, to create a seamless feel and to stretch the space. It worked. It feels MUCH bigger than it is. I milled the material to specific sizes in specific areas to create precise alignments. Floor starters align with base. Wall tops adjoin ceiling starters to create the illusion of a seamless board. All light fixtures, HVAC supports, cabinets, switches, outlets, are set specifically to wood joints. The front and rear porch wood has three different milling profiles so the hypotenuse on the ceilings, align with the walls, and yield an aligned deck board below. Yes, I over did it. It is spectacular in its detailing. That's the benefit of small spaces. Concrete counters and IKEA cabinets round out the conversation.
