Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The key to this project was to create a kitchen fitting of a residence with strong Industrial aesthetics. The PB Kitchen Design team managed to preserve the warmth and organic feel of the home’s architecture. The sturdy materials used to enrich the integrity of the design, never take away from the fact that this space is meant for hospitality. Functionally, the kitchen works equally well for quick family meals or large gatherings. But take a closer look at the use of texture and height. The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace. Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedroom's rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months. This kitchen took a tired, 80’s builder kitchen and revamped it into a personalized gathering space for our wonderful client. The existing space was split up by the dated configuration of eat-in kitchen table area to one side and cramped workspace on the other. It didn’t just under-serve our client’s needs; it flat out discouraged them from using the space. Our client desired an open kitchen with a central gathering space where family and friends could connect. To open things up, we removed the half wall separating the kitchen from the dining room and the wall that blocked sight lines to the family room and created a narrow hallway to the kitchen. The old oak cabinets weren't maximizing storage and were dated and dark. We used Waypoint Living Spaces cabinets in linen white to brighten up the room. On the east wall, we created a hutch-like stack that features an appliance garage that keeps often used countertop appliance on hand but out of sight. The hutch also acts as a transition from the cooking zone to the coffee and wine area. We eliminated the north window that looked onto the entry walkway and activated this wall as storage with refrigerator enclosure and pantry. We opted to leave the east window as-is and incorporated it into the new kitchen layout by creating a window well for growing plants and herbs. The countertops are Pental Quartz in Carrara. The sleek cabinet hardware is from our friends at Amerock in a gorgeous satin champagne bronze. One of the most striking features in the space is the pattern encaustic tile from Tile Shop. The pop of blue in the backsplash adds personality and contrast to the champagne accents. The reclaimed wood cladding surrounding the large east-facing window introduces a quintessential Colorado vibe, and the natural texture balances the crisp white cabinetry and geometric patterned tile. Minimalist modern lighting fixtures from Mitzi by Hudson Valley Lighting provide task lighting over the sink and at the wine/ coffee station. The visual lightness of the sink pendants maintains the openness and visual connection between the kitchen and dining room. Together the elements make for a sophisticated yet casual vibe-- a comfortable chic kitchen. We love the way this space turned out and are so happy that our clients now have such a bright and welcoming gathering space as the heart of their home!
