Bridgeport Freeform Infinity Pool & Cabana designed by Mike Farley. This is a clean, neat, tailored diving pool with a large shallow end for activities and swimming laps. There are multiple level flagstone decks, dry stacked retaining walls, and steps to deal with the hillside. Entertainment areas were placed on the sides and the back so not to block any views of the pool or grandchildren swimming. The client approached us as he had a property that benefited from an elevated position and water views over the Georges River. The current home needed a change to the layout, additional bedrooms and living spaces that captured the magnificent views and catering for their retirement. The existing property had a garage, rumpus room and two terrace’s within the front setback along the boundary which needed to remain as part of the proposal as it would not be permissible to reinstate them under the current planning rules. The floor plan of the development is meticulous in providing for the needs of the client. As seniors in their 70’s we were keen to provide easy access on a steep sloping block. The driveway, lift and elevation of the main floor level adjacent to the rear garden has achieved this brilliantly. Enjoyment of the stunning views over the river was of paramount importance and this has been elegantly achieved. There are great views from all three terraces, the entire upper floor, including the master bedroom, the lift, the rear patio and rear garden. The highlight of this home, however, is the enthusiastic manner which, both the client and designer approached the picturesque views. Large double glazed windows and doors optimally located provide wonderful thermal efficiency and a seamless connection between indoors and outdoors whilst ensuring privacy from neighbouring sites. The light and airy feeling in this space is complemented with the natural coastal finishes prevalent throughout the home.

As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage. Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials. In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms. A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival. The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power. Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove. A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.

Set on a narrow lakefront parcel defined by tight setbacks and limited hardscape allowance, this modern cabin demonstrates how thoughtful design can transform restriction into possibility. Carefully composed to preserve privacy while opening fully toward the water, the home feels both expansive and intimate—an elevated retreat grounded in its landscape. Though modest in footprint, the residence lives generously. Four bedrooms are tucked efficiently within the plan, including a light-filled quilting studio that reflects the homeowners’ creative life. From here, the home’s vertical volume becomes apparent, as daylight pours down through a dramatic two-story space framed by glass facing the lake. At the center of the home, a custom steel-and-wood plank stair acts as both circulation and sculpture. Rising through the double-height volume, it leads the eye upward to a tall Nelson cigar lamp suspended above—an intentional moment of drama and delight. The main floor is designed around connection and flow. Kitchen, dining, and living areas exist as one continuous space, unified by light, views, and material warmth. A 12-foot-long island anchors the kitchen, serving as the natural gathering place for morning coffee, family meals, and summertime buffet-style entertaining. When fully opened, large folding accordion glass doors dissolve the boundary between inside and out, allowing the screened porch to become a true extension of the living space. Function is carefully layered throughout the plan. A mudroom entry from the tucked-under two-car garage includes a powder room and utility closet, while a generous entry closet provides essential storage and has been dimensioned to accommodate a future elevator. Designed intentionally for aging in place, the home incorporates zero-threshold access from the garage, wide halls and doorways, reinforced wall blocking for future grab bars, and infrastructure for a future elevator—ensuring long-term comfort without compromising design. Clad in dark painted board-and-batten siding, the exterior minimizes visual scale and allows the home to recede quietly into the landscape. Recessed balconies and façade elements are wrapped in warm wood-look siding, adding depth and contrast while bringing warmth into the interior. At night, light spills softly from within, and the cabin glows along the shoreline—welcoming, calm, and enduring.

Our clients needed a new kitchen that would work for their growing family. They knew an open concept would allow for the most interaction during their busy days, and they needed the design to incorporate a lot of storage. The features include a seamlessly integrated coffee station, a spot in the corner cabinetry for the microwave, an island that includes a steam oven, a paper towel holder and a pull-out trash bin, and a custom-designed vent hood that accommodates the 48-inch Wolf range. The cabinetry continues into the bar area but stands out due to its stunning antiqued mirror backsplash, which creates a focal point. Placing an ice maker and a beverage fridge in this area makes it easily accessible and out of the cook’s way — perfect for entertaining and for their kids to grab their own drinks. The large island now allows for the family to spend a lot of time together comfortably whether cooking, eating or doing homework. Although the laundry room was reduced, its new layout makes for a better functioning, tidy space. Another must-have for a bustling family is the message center hidden away in the hallway. Its design allows for storage of keys, paperwork, calendars and more. In order to open up the staircase, we removed the original bulky landing that blocked views and replaced it with a more open one that includes decorative newel posts and wrought iron balusters that were more in line with the new design style of the main floor. Our clients are thrilled with the final renovation.

This beautiful shaker home would sit comfortably on many sites, particularly those with a view. The main floor offers a wide variety of inviting areas to gather, including a large combined kitchen, dining, and living area, a cozy hearth room, and an expansive deck off the back of the house. Two separate upper levels provide space for sleeping, the quarters above the garage acting as a guest apartment. Extra bunk beds, billiards, seating areas and access to more outdoor living can be found on the lower level, making entertaining easy.

This bathroom takes the desire to "age in place" to glamorous levels. So often, hospital grade products come to mind when thinking of an ADA compliant space. This renovation removed the existing tub and replaced it with a large shower. The zero-height threshold and double glass doors allow for a standard sized PVC wheelchair. A built-in bench gives someone who doesn't require a wheelchair a place to sit. The linear drain along the seat gives a flat floor with a slight pitch in one direction, rather than a drain in the center of the space which would need the floor to be pitched in four directions. The handheld shower is perfect for a sitting bather or care-giver. The pedestal sink with two legs instead of a central center stand gives leg room for someone in a wheelchair.
