Lassel Architects provided the design for the adaptive reuse of a historic five story 1880's Mill Building in downtown Dover, NH, providing 42 affordable Apartment Homes. The design rehabilitates, preserves and restores the existing building and places it on the National Register of Historic Places. Sustainable building practices are integrated to provide energy efficient, durable units.

Photography by Ken Wyner 2101 Connecticut Avenue (c.1928), an 8-story brick and limestone Beaux Arts style building with spacious apartments, is said to have been “the finest apartment house to appear in Washington between the two World Wars.” (James M. Goode, Best Addresses, 1988.) As advertised for rent in 1928, the apartments were designed “to incorporate many details that would aid the residents in establishing a home atmosphere, one possessing charm and dignity usually found only in a private house… the character and tenancy (being) assured through careful selection of guests.” Home to Senators, Ambassadors, a Vice President and a Supreme Court Justice as well as numerous Washington socialites, the building still stands as one of the undisputed “best addresses” in Washington, DC.) So well laid-out was this gracious 3,000 sf apartment that the basic floor plan remains unchanged from the original architect’s 1927 design. The organizing feature was, and continues to be, the grand “gallery” space in the center of the unit. Every room in the apartment can be accessed via the gallery, thus preserving it as the centerpiece of the “charm and dignity” which the original design intended. Programmatic modifications consisted of the addition of a small powder room off of the foyer, and the conversion of a corner “sun room” into a room for meditation and study. The apartment received a thorough updating of all systems, services and finishes, including a new kitchen and new bathrooms, several new built-in cabinetry units, and the consolidation of numerous small closets and passageways into more accessible and efficient storage spaces.

1950's mid-century modern beach house built by architect Richard Leitch in Carpinteria, California. Leitch built two one-story adjacent homes on the property which made for the perfect space to share seaside with family. In 2016, Emily restored the homes with a goal of melding past and present. Emily kept the beloved simple mid-century atmosphere while enhancing it with interiors that were beachy and fun yet durable and practical. The project also required complete re-landscaping by adding a variety of beautiful grasses and drought tolerant plants, extensive decking, fire pits, and repaving the driveway with cement and brick.

Now separate from the master bathroom, this new stunning guest bathroom dares to impress with its impressive walk-in shower designed with an Aura Shell accent wall, Tesoro tile surround, and a raindrop tile floor. Adding to the contemporary feel is the functional, frameless rolling shower door. Other striking features include a large mirror with built-in lighting and a built-in vanity using the same Dura Supreme cabinetry used in the master bathroom.

Adding character doesn't have to break the bank. We worked with the client to create a rustic cabinet finish which is just as artsy as he is. This client has great taste and he found cool stools and commissioned a bench made by an artist to blend in with the rest of the house. The artist also installed plumbing pipe as a footrail. The eclectic nature of the furnishings really compliments the custom cabinetry. We really like the juxtaposition of industrial and rustic elements we used for this client. The modern lines of the glass and stainless hood and the white laminate cabinetry are clean and minimal while the textural island and uppers above the sink create a rustic look. New paint and furniture transofmred this tired space to a bright, neutral semi-formal lounge type living room. Visible immediately upon entering the front door, this living room had to be both decorative and practical.
