From the doorway of the master bedroom, the entertainment loft appears to hover over the living space below. Franklin took advantage of the existing hay track in the peak of the ceiling, using it to conceal wiring needed to run the fan and lights. In order to preserve the quality of the ceiling, the architect covered the original slats with 6" insulated panels (SIP's). While his children were younger, Franklin recognized the need to child-proof the space. "I installed Plexiglas on all the railings so the kids couldn’t climb over them when they were very small," he explains. While some of the sheeting was removed over time, Franklin laughs, " The Plexiglas on the railings by the pool table will always stay since we are so bad at pool! Too many balls fly off the table and could injure someone in the gathering room below." Adrienne DeRosa Photography

Modern loft. Surfaces built into the new railing atop the stair create a functional work area with a fantastic view and clear shot to the play space below. A wall separating the master bedroom from the double height living space was replaced with a folding glass door to open the bedroom to the living space while still allowing for both visual and acoustical privacy. Inspiration for a large contemporary exterior home remodel in Seattle

This 5,000 square-foot project consisted of a new barn structure on a sloping waterfront property. The structure itself is tucked into the hillside to allow direct access to an upper level space by driveway. The forms and details of the barn are in keeping with the existing, century-old main residence, located down-slope, and adjacent to the water’s edge. The program included a lower-level three-bay garage, and an upper-level multi-use room both sporting polished concrete floors. Strong dedication to material quality and style provided the chance to introduce modern touches while maintaining the maturity of the site. Combining steel and timber framing brought the two styles together and offered the chance to utilize durable wood paneling on the interior and create an air-craft cable metal staircase linking the two levels. A floor-to-ceiling glass railing was selected to visually connect the dining room, kitchen, and living room. This created an opportunity to design a custom cantilevered staircase, the tread of which are connected to the central column and spatially float toward the dining room. The staircase is fabricated from hot-rolled steel and white oak.

The designers bring harmony to the home’s interior architecture with color. They choose a calming pallet of a warm grey with light lavender accents. The existing dark hardwood floors are lime washed then stained grey. Elaborate molding, chair rail and trim are painted the same pale color as the ceiling.
