Here is a Limestone table that we stripped, cleaned and sealed in Edinburgh city centre. As you can see from the photographs below the old sealer/wax coating had started to deteriorate and wear off in places leaving the table looking dirty and the client hated the waxy/yellow shine finish it left so asked us to remove the old seal completely and make the Limestone look completely natural. To remove the remaining wax coating the table was smothered in strong solution of Tile Doctor Pro-Clean which is an effective cleaning product that will strip off old sealers when used in a concentrated form. The solution was left to dwell for a while before being scrubbed in by hand and then rinsed off with water. I thought I would share this case history of a Yellow and Black Victorian Tiled floor that we worked on at a large house in Lancaster last year. It’s a great example of the typical problems we face with old Victorian floors, especially around door thresholds where the transition between the different foundation invariable cause problems. I didn’t know the full history of the floor, but it was now in quite a state and recent renovation work had left the floor unstable with loose and cracked tiles. The tiles needed to be removed and then the damaged subfloor carefully scraped out and replaced. Once that was done the floor would need relaying and then cleaned and sealed so everything would blend in. After visiting the property and providing a quotation we were given the go ahead and agreed a date to do the work. We returned on the agreed date and set about carefully removing the loose and cracked Victorian tiles and put them aside for later use. Some would need replacing however this would not present a problem and they are still widely available, and I have several contacts I can turn to for this. Once this was done and the subfloor exposed and cleaned up, I used self-levelling cement to bring the floor level up and in-line with the existing. This now needed to set hard, so the rest of the day was spent cleaning up the tiles we removed earlier with Tile Doctor Grout Clean-up and Pro-clean. Our goal is to reuse as many of the original tiles as possible to preserve the heritage of the floor. The next day with the new subfloor set it was ready for tiling. This involves laying out the tiles first without adhesive carefully cutting and fitting new tiles as needed to maintain the overall pattern of the floor. Once I was happy the tiles were moved to a board and then fitted with fresh adhesive. I came back on day three with the aim of cleaning the floor so it could be sealed however whilst inspecting my new tiling I was disappointed to discover some were not as level as I had hoped. I had noticed the replacement tiles were not the same thickness as the originals the previous day but I had worked around this by using different levels of adhesive, clearly this plan was not as effective as I had hoped for. To counter this problem, I used a set of 50-Grit, 100-grit and then 200-grit diamond pads in sequence to mill the floor flat and remove the lippage between them. This is done with water to lubricate the process and a weighted floor buffer. The pads generate a lot of slurry and so you need to rinse this off with more water and extract all the soil after each pad. I followed this up with various Diamond burnishing pads of increasingly finer grits across the whole floor until we achieved a consistent finish and had the added benefit of getting the whole floor clean. More water is used to rinse the tiles after burnishing and the soil extracted with a wet vacuum as before. Once done and inspected the floor was left to dry off overnight. Tile Doctor Colour Grow was applied to enhance the appearance of the tiles and protect them going forward. This product copes well with damp which can always be a problem with old floors like this one with no damp proof membrane present. The floor looked amazing when finished and our attention to detail had really paid off, in fact you simply could not tell we had done any tiling work or replaced any tiles. This fantastic Travertine tiled kitchen floor was in a bad way. Not only had it not been treated to a proper clean and seal in a long while, but it has also suffered from natural pitting, leaving lots of little holes that damaged the overall appearance of the floor. Travertine is very aesthetic, but suffers from the drawback of being quite soft compared to other types of stone (typically it sits between 3-4 on the Moh’s scale of mineral hardness). The customer, who lives in the town of Sleaford a small Lincolnshire market town, was keen to have the situation remedied through a complete restoration. This would need to include small repairs, along with a deep clean and a fresh seal. My first job was to deep clean the whole area, which I did using a solution of Tile Doctor Pro Clean and clean water. Pro Clean is a strong alkaline product which has a long history of producing reliable results of a wide range of natural stone floors, including Travertine, Granite, Limestone, and Slate. I applied the solution to both the tiles and the grout lines, and proceeded to scrub it in using a scrubbing pad fitted to a rotary floor machine. This left the floor fresh and clean, but I would also need to restore the polish to the Travertine to really take its appearance to the next level. To do this I used the process known as burnishing, which essentially involves the consecutive application of different gritted pads to achieve a high quality polish on tiles. Our burnishing system, which consists of four pads, achieves fantastic results on high-end polished stone like Limestone, Marble and, of course, Travertine. I started by applying the Coarse grit burnishing pad, before gradually working my way through to the Medium, Fine, and finally Very Fine pads to achieve a brilliant shine and light reflection finish. To round off the first day of the restoration, I used a flexible matching filler to fill up any pitted holes present on the surface of the tiles. Following this, I installed a turbo dryer to make sure the floor would dry fully overnight, and be ready to seal the following day. The next day I returned to the property and proceeded to seal the Travertine tiles using several costs of Tile Doctor Colour Grow sealer to protect the tiles and also really enhance the natural colours in the stone. As an impregnating sealer, Colour Grow penetrates into the stone and fills its pores to safeguard it against ingrained dirt and stains from within. As you can see from the photographs, the combination of a deep clean, high quality polish and fresh seal really transformed the appearance of the floor from dull and lifeless to a really asset to the kitchen. This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time! This was an unusual request in that this customer, in the small Bedfordshire village of Cople, had her Kitchen Quarry tiled floor cleaned and sealed six months earlier by another company. The sealer had come off and it soon became evident that after the work had been carried out the client was ill advised as to the correct maintenance of her floor. The cleaning product left by the previous company was totally unsuitable and over the course of six months she had managed in fact to slowly strip the sealer off of the tiles. I soon realised the problem and advised that the only solution would be to strip any remaining sealer off the floor and re-seal, it’s generally not good practice to apply a different sealer on top of an existing sealer as there can be compatibility issues and the floor may look different in places where there are more layers of seal. I used a strong dilution of Tile Doctor Pro-Clean to strip any remaining sealer off the tiles and clean them in the process, this involves spreading the solution over the tiles, allow it to dwell and soak in and then scrubbing the solution into the floor using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water applied with a mop and bucket and the soiled water extracted using a wet vacuum. One the floor was clean I noticed there was evidence of concrete dust and grout haze on the surface of the tiles from when they were installed so I applied a another Tile Doctor product called Grout Clean-up to remove it, again the floor was thoroughly rinsed with water which was extracted the floor dried using air movers. Tiled floors need to be dry before sealing and so I left this floor for four days to allow enough time for it to thoroughly dry out before returning to seal it. Choice of sealer for this floor was four coats of Tile Doctor Seal and Go which is a water based sealer so it doesn’t leave a smell and additionally adds a nice subtle shine to the floor. The difference was transformational as the sealer really does bring out the best in the quarry tiles. Before leaving we have provided the customer a bottle of Tile Doctor Neutral Tile Cleaner which is the correct cleaning agent to maintain a sealed floor. It has a neutral PH formula so it won’t erode the sealer like many of the acidic floor cleaning products you find in the supermarket which are really only meant for use on Vinyl or Ceramic tiles. Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. Nicole saw that the kitchen had weird angles that hindered the cabinets you could use. She knew that designing a space that met both the client’s needs and dreams would be challenging. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. Advance Design uses BuildClean HEPA filters to eliminate dust throughout the house while construction is going on. Project Manager Jason and his crew created temporary walls and cleaned up after every day of work. “We were very impressed with how clean and organized the crew kept things while the remodeling process was underway,” Richard said. The result is just what Richard and Monica envisioned when they began the process. Richard’s love for cooking can be explored through all-new Thermador appliances, featuring an easy-to-use induction cooktop, built-in double oven, and spacious refrigerator. Matte black hardware contrasts the bright white backsplash, countertops, and cabinets, while the stunning blue cabinets complement the dark hardwood floor and stainless-steel appliances. The dual pendant light fixtures over the reconfigured island are eye-catching and add necessary lighting. This Huntley kitchen renovation turned out better than Richard and Monica hoped.
