The clients had some existing deck spaces that they wanted to remodel and modernize. The deck along the side of the home needed a new support structure to provide proper support for it. We then re-decked it with premium grade wolmanized decking. The railing is a combination of western red cedar and Deckorator brand round aluminum balusters. The main deck off of the existing sun room was totally removed and redesigned to give the clients more space to entertain. One of the main reasons that the railing style was chosen, is that it really opened up their views to the water. The decks had to be completed first so that their landscaping work could commence as soon as we were done. They extensively remodeled the landscaping to provide them with more room to entertain and enjoy the outdoors and the water. G3 provided a variety of services for the conversion of these mid-19th century landmarked loft warehouses to luxury condominiums. Our participation commenced as a third-party observer for the mezzanine lender, who assumed control of the project when the original developer went bankrupt.
Working both as architect and redevelopment manager, we led the following activities:
• Forensic analysis of construction defects
• Code analysis for egress and fire safety
• Comprehensive façade renovation, including NYC Local Law 11 filing and Landmarks approval
• Development of new metal-and glass exterior façade enclosure for two penthouse levels
• Redesign of residential units to improve marketability and to meet code
• Redesign of building lobby to improve
marketability

Before commencing work on this project, the ceiling had accent beams that certainly contributed to the room’s appeal, but could be improved upon. We replaced these with stunning logs and configured them in a way that gave them the appearance of support beams.

The deck’s glass railings allow a clear view of the adjoining woodland park. It’s the perfect place to relax and enjoy the calming sounds of nature. With the yard backing onto a conservation area, special permits were required before construction could commence.

Cottage Construction Complete. Garage Addition to be commenced in Spring 2017.
This large open-concept custom cottage overlooking the lake is what every getaway is looking for. Boasting high cathedral ceiling in the Great room with a gas fireplace, 5 bedrooms, 3 baths, Screened-In Porch, Large Gourmet Kitchen with Adjacent Dining Room and Office on 2nd Floor overlooking the lake. This place was everything the owner needed (and then some), but was lacking an attached Garage which was something they desired when looking to move to cottage country full time.
Adding the Garage adjacent to the Kitchen and adding a transition room with a stairwell with access to the loft above the Garage, makes this addition function perfectly. The 3-Car Garage adds plenty of storage for the owner and adds a Gift Wrapping Area, Home Gym and Additional Storage Room.

This extensive interior design project commenced shortly after the clients moved into their newly purchased home. Initially, we provided paint color recommendations to refresh most of the home, buying time until more specific remodels could be tackled.
The first phase focused on the Master Suite. We transformed a hall bath into a modern master bathroom featuring raised "his and hers" vanities and a spacious walk-in shower with custom finishes. The master bedroom received a fresh coat of paint and custom window treatments, specifically designed to coordinate with the new bedding.
The second phase involved remodeling the basement to create a multifunctional family area that includes a bar and game space, an updated bathroom, and a dedicated hobby/craft room. This new layout provided a versatile space for leisure and creativity.
The third and final phase was the most in-depth, involving structural changes to the home’s layout. We removed two walls that separated the kitchen and dining room from the foyer. This alteration not only opened up the space but also allowed for the expansion of the kitchen. New hardwood flooring was laid, and kitchen cabinetry, hardware, countertops, backsplash, and lighting fixtures were all meticulously selected and installed. A cohesive color palette was carried from the kitchen through the dining room, living room, hallway, and into the Jack and Jill bedrooms and bathroom. We also updated the stairway with new handrails, balusters, and stair treads. To complete the transformation, new furniture was ordered and installed throughout these areas.
Each phase of this project was executed with a keen eye for detail and a commitment to creating a space that not only meets the clients' needs but also reflects their personal style, making their house truly feel like a home.

Elegant Oasis: Maximizing Entertaining Space
In reimagining this 14,233 sqft lot, the goal was to create a high-impact, space-efficient outdoor environment, where space meets sophistication for unrivaled outdoor entertaining.
This presentation outlines the thoughtfully designed elements which were meticulously integrated to maximize entertaining space within the constraints of the property.
The project commenced with relocating the pool to the furthest reaches of the property, respecting property line setbacks to amplify the area available for entertainment. Adjacent to the back door, a covered built-in kitchen and intimate seating area offer protection from both bugs and the scorching afternoon sun, thanks to a convenient drop-down screen.
The 18'x36' pool serves as the focal point, backed by an 18" masonry wall adorned with LED lighting accents. Behind this backdrop, a hedge of long-blooming hydrangeas and espalier-shaped European hornbeams complements the formal design, infusing the space with timeless elegance.
The pool deck features a sturdy 5" rebar-reinforced concrete overlay with Valders Dove White and gray stone laid in a herringbone pattern (5'x18" pieces). To address stormwater retention, a large drywell behind the pool was repurposed as the base for a putting green, encircled by permeable gravel and stone coping. Landscape lighting makes it perfect for endless fun, day and night.
To minimize the “fence feeling” and to distinguish the detached garage driveway, a grand outdoor fireplace and wall were constructed. This space also includes an outdoor TV and speaker system. A pergola, built from large steel I-beams and cedar, provides respite from the summer sun.
For continuity and aesthetic impact, the hydrangea hedge extends the entire length of the property, maximizing the use of the narrow 36" side.
The front of the property is equally striking. A heated concrete driveway, saw-cut into 5'x5' squares, provides a grand entrance. The front porch and walkway feature heated, randomly patterned bluestone, expertly set on a concrete sub-base. Two sets of garden walls enclose the front yard, with the closest to the front door boasting three water scuppers and a pondless waterfall system, creating a captivating ambiance for arriving guests.
The property's front and rear areas are adorned with various planting beds and containers, which are seasonally adapted to ensure a vibrant landscape year-round.
Formal, columnar trees, such as slender silhouette sweetgum, columnar tulip trees, sheared European hornbeams, and shaped tricolor beech, were chosen to harmonize with the property's architecture. Crushed blue granite gravel was used to cover all planting beds, maintaining a clean and low-maintenance appearance.
In conclusion, our project has not only met but exceeded our client's expectations by delivering a low-maintenance, high-impact, and space-efficient outdoor haven.

We recently remodeled a studio we purchased for guests who visit us. The project included the demolition of a kitchenettem and a bathroom, and the installation of new cabinets, wood flooring, granite countertops, appliances, wood molding and a custom Murphy bed in the sleeping area.
My husband and I wanted a contractor who specializes in high end kitchens. We hired Paul Lopa (who had previously done two projects for us—a kitchen remodel and a bathroom remodel) as we were extremely impressed with his work, from beginning to end.

This custom design and built home in Yolo County commenced with a bubble diagram of the spaces the client wished to incorporate into their forever home. The home includes architectural features such as aging in place design, 28 ft tall north facing solarium, an elevator shaft for future build out (if necessary), durable cement fiber board siding, standing seam cool metal roof, optimal window shading with overhangs, a front second level deck overlooking a park, a custom designed and built front cable railing system, polished concrete floors on the first level, and passive heating and cooling elements throughout for maximum comfort.
