Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities. This was a big complicated layout of a house with really good bones....We originally were going to update the master bathroom and quickly there after ended up completely gutting the entire house and adding more square footage too. The client took a chance and was greatly rewarded. Their home has such a beautiful flow now.

This early 20th century Indianapolis, IN basement remodel was in desperate need of help. The original and still operating hydronic radiant heating system had its plumbing configured without regard to any other use of the space. Fearful of harming the aged system and the high cost of doing so, these Clients were adamant that the existing system remain intact. Architect Lee Constantine developed a design that maintained the existing heating system while creating "niches" around the perimeter that would conceal the unsightly plumbing. Additionally, by removing free-standing structural supporting posts, amore flexible and inviting space was achieved. Because of an already low ceiling condition, the floor-ceiling structure above was kept exposed, painted and highlighted with indirect lighting to avoid further reducing the ceiling height. Constantine incorporated "clouds" on this ceiling to conceal certain existing components that either were cost prohibitive to relocate or couldn't be relocated. These "clouds"become a "visual element" through their geometry and hidden "indirect" light source rather than an undesirable complication. Now this family entertains frequently in the basement and reports "it doesn't feel like we're in a basement anymore"

Closet - closet idea in New York

Requirements: An original personal design with a variety of materials. The original design was more complicated with a porch and dormer but time was limited. A redesign was made to use the following materials to complete the house: Popsicle sticks, dowel rods, pebbles from a garden and around the outside of a residential house, hot glue, toothpicks, foam board and acrylic brown paint. Scrap oak wood was used for the inside floor, left over from previous construction-related jobs. The pictures below illustrate the outcome, given as a Christmas Gift.
