Innovative Design BuildFive stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! Amy Troute Inspired Interior DesignHome away from home is where we often meet our clients, especially in Bend. They crave a welcoming and approachable, yet luxurious and well curated vacation home. This custom home in Central Oregon’s Caldera Springs neighborhood was no exception. An investment property the owners and their family will use occasionally, the home had to speak to their overall aesthetic, while graciously accommodating rental guests throughout the year. Design for each space was a collaboration with our clients, who selected “inspiration” fabrics and artwork that tell a story and bring warmth and personality to the home. We designed hard-wearing custom furniture, composed layers of luxe bedding, placed photography by local artist and photographer Chris Murray, and added comfortable and low maintenance furniture outside, where everyone wants to be year-round in Bend. Working with the property manager, we checked every item off a comprehensive list to outfit the chef’s kitchen and ensure guests would have all the comforts of home. This home is available for short-term vacation rental through Bennington Properties in Sunriver, OR.

The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms.
In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Safferstone InteriorsDennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home.
That’s my cue!
They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury.
Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort.
I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.”
I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties.
I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!”
Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could.
You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?)
From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom.
Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper.
Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. There is a space that can be used as a living, dining or home office area. It is furnished with a sofa bed, flat-screen TV and a breakfast bar with two stools. We understand the importance of staying connected, which is why there is a high-speed Wi-Fi (1/Gbps) connection. The fully equipped kitchen has an electric tea kettle, sink, toaster, full refrigerator, stove, drip coffee machine, oven, microwave and more. The kitchen also comes with all the cookware, dishes and utensils needed to prepare meals at home. The flat comes with a clothes washing and drying machine. Cleaning supplies, a vacuum, broom and mop are also provided. The apartment is heated with electric heating. The bedroom faces the interior courtyard and comes furnished with a king size bed and superior quality mattress. All the necessary bedding and linens are provided and professionally laundered. This property can host up to 4 guests. The flat has one bathroom accessible via the hallway or the bedroom with a shower, toilet and sink. Ashton RenovationsAt Muriel Ave. in Toronto, we undertook a comprehensive renovation project that focused primarily on the main floor, with additional updates to the flooring on the second floor. The main floor was transformed by removing walls to create a more open and spacious concept. This allowed for better flow and usability, enhancing the overall aesthetic and functional appeal of the home.
A significant part of the renovation involved enlarging the window opening above the kitchen counter and installing a new side door. Both features were fitted with specialized European black trim windows, adding a sleek, modern touch to the space. In the living area, we installed a beautiful, modern gas fireplace that serves as a focal point, providing both warmth and ambiance.
The staircase received a notable upgrade with new maple treads and a striking black aluminum railing complemented by glass panels, blending safety with contemporary design. One of the most distinctive features of this renovation is the full glass wall by the stairs, which extends to cover the opening to the basement. This not only adds a sense of openness but also allows natural light to permeate through multiple levels of the home.
The kitchen was redesigned into an L-shaped layout with an island, optimizing both functionality and aesthetics. The inclusion of a brick backsplash above the stove offers a rustic yet stylish contrast to the modern kitchen fixtures. The client also chose to retain the existing powder room off to the side of the kitchen, preserving a convenient and practical feature.
On the second floor, we replaced the flooring, ensuring a cohesive and modern look throughout the house. The final product of this renovation is truly stunning, showcasing an eclectic blend of new and old design elements. This project at Muriel Ave., located near the bustling intersection of Pape and Danforth, highlights our expertise and frequent work in this vibrant area. All agreed on work was fulfilled and they completed all this in just under four months. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! Amy Troute Inspired Interior DesignHome away from home is where we often meet our clients, especially in Bend. They crave a welcoming and approachable, yet luxurious and well curated vacation home. This custom home in Central Oregon’s Caldera Springs neighborhood was no exception. An investment property the owners and their family will use occasionally, the home had to speak to their overall aesthetic, while graciously accommodating rental guests throughout the year. Design for each space was a collaboration with our clients, who selected “inspiration” fabrics and artwork that tell a story and bring warmth and personality to the home. We designed hard-wearing custom furniture, composed layers of luxe bedding, placed photography by local artist and photographer Chris Murray, and added comfortable and low maintenance furniture outside, where everyone wants to be year-round in Bend. Working with the property manager, we checked every item off a comprehensive list to outfit the chef’s kitchen and ensure guests would have all the comforts of home. This home is available for short-term vacation rental through Bennington Properties in Sunriver, OR.

Innovative Design BuildFive stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We even found a fireplace that had been walled in and needed major re-construction. Katie Hutchison StudioCustom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms.
In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.
