Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! You don't have to own a big celebrity mansion to have a beautifully appointed house finished with unique and special materials. When my clients bought an average condo kitted out with all the average builder-grade things that average builders stuff into spaces like that, they longed to make it theirs. Being collectors of colorful Fiesta tableware and lovers of extravagant stone, we set about infusing the space with a dose of their fun personality. There wasn’t a corner of the house that went untouched in this extensive renovation. The ground floor got a complete make-over with a new Calacatta Gold tile floor, and I designed a very special border of Lunada Bay glass mosaic tiles that outlines the edge of every room. We ripped out a solid walled staircase and replaced it with a visually lighter cable rail system, and a custom hanging chandelier now shines over the living room. The kitchen was redesigned to take advantage of a wall that was previously just shallow pantry storage. By opening it up and installing cabinetry, we doubled the counter space and made the kitchen much more spacious and usable. We also removed a low hanging set of upper cabinets that cut off the kitchen from the rest of the ground floor spaces. Acquarella Fantasy quartzite graces the counter surfaces and continues down in a waterfall feature in order to enjoy as much of this stone’s natural beauty as possible. One of my favorite spaces turned out to be the primary bathroom. The scheme for this room took shape when we were at a slab warehouse shopping for material. We stumbled across a packet of a stunning quartzite called Fusion Wow Dark and immediately fell in love. We snatched up a pair of slabs for the counter as well as the back wall of the shower. My clients were eager to be rid of a tub-shower alcove and create a spacious curbless shower, which meant a full piece of stone on the entire long wall would be stunning. To compliment it, I found a neutral, sandstone-like tile for the return walls of the shower and brought it around the remaining walls of the space, capped with a coordinating chair rail. But my client's love of gold and all things sparkly led us to a wonderful mosaic. Composed of shifting hues of honey and gold, I envisioned the mosaic on the vanity wall and as a backing for the niche in the shower. We chose a dark slate tile to ground the room, and designed a luxurious, glass French door shower enclosure. Little touches like a motion-detected toe kick night light at the vanity, oversized LED mirrors, and ultra-modern plumbing fixtures elevate this previously simple bathroom. And I designed a watery-themed guest bathroom with a deep blue vanity, a large LED mirror, toe kick lights, and customized handmade porcelain tiles illustrating marshland scenes and herons. Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Homeowner Services of Michigan recently completed a comprehensive exterior restoration project for a professional building owned by a commercial property client. The client selected us for our ability to meet their specific needs and adhere to their timeline. A key requirement was to complete the project without disrupting the tenants of the complex. We began by carefully removing the old, outdated siding. Our team ensured minimal disturbance to the tenants by scheduling work during off-peak hours and utilizing sound-dampening techniques. Once the old siding was removed, we prepared the building’s inner sheath and applied advanced weather-sealing techniques to protect against moisture and improve insulation. Next, we installed high-quality HardieBoard cement composite siding in a deep slate blue color. This choice provided a modern and professional appearance. Our team ensured precise alignment and secure fastening for maximum durability. To complete the look, we installed contrasting regal gold trim, gutters, and downspouts. The regal gold trim highlighted the building’s architectural features, while the matching gutters and downspouts ensured efficient water drainage and added to the building's aesthetic appeal. The project was completed on time and within budget, with no disruption to the building’s tenants. The new exterior not only enhanced the building's curb appeal but also provided improved weather resistance and energy efficiency. The combination of deep slate blue HardieBoard siding and regal gold trim created a striking, professional look that perfectly aligned with the client’s vision.

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

The home was a very outdated Southwest style with Aztec architectural elements, and it was time for a transformation to the beautiful modern style you see now. We ripped out all the flooring throughout, squared off and removed a lot of the Aztec styled elements in the home, redesigned the fireplace and opened up the kitchen. In the kitchen, we opened up a wall that made the kitchen feel very closed in, allowing us room to make a more linear and open kitchen. Opening up the kitchen and its new layout allowed us to create a large accent island that is truly a statement piece. Our clients hand selected every finish you see, including the rare quartzite that has beautiful pops of purple and waterfall edges. To create some contrast, the island has a pretty neutral taupe acrylic cabinetry and the perimeter has textured laminate cabinets with a fun white geometric backsplash. Our clients use their TV in their kitchen, so we created a custom built in just for their TV on the backwall. For the fireplace to now match the homes new style, we reshaped it to have sleek lines and had custom metal pieces acid washed for the center with stacked stone on the sides for texture. Enjoy!

Floating vanity includes under cabinet lighting and recessed medicine cabinet flanked by socket sconces. Matte black fixtures by Kohler add contrast to the Scandinavian styled space.

Home away from home is where we often meet our clients, especially in Bend. They crave a welcoming and approachable, yet luxurious and well curated vacation home. This custom home in Central Oregon’s Caldera Springs neighborhood was no exception. An investment property the owners and their family will use occasionally, the home had to speak to their overall aesthetic, while graciously accommodating rental guests throughout the year. Design for each space was a collaboration with our clients, who selected “inspiration” fabrics and artwork that tell a story and bring warmth and personality to the home. We designed hard-wearing custom furniture, composed layers of luxe bedding, placed photography by local artist and photographer Chris Murray, and added comfortable and low maintenance furniture outside, where everyone wants to be year-round in Bend. Working with the property manager, we checked every item off a comprehensive list to outfit the chef’s kitchen and ensure guests would have all the comforts of home.
